Water Damage Restoration Master’s Guide

Water damage restoration is the use of professional services to remove water on your property and return it to its normal state. If you leave water on your property for long periods of time, you expose yourself and your tenants to health risks. Stagnant water and moisture are the best conditions for the multiplication of bacteria and the growth of molds.

Common causes of water damage include broken and leaking water heaters, burst pipes, excess toilets, flooding as a result of storms and hurricanes, leaking roof holes and fires that require a lot of water to extinguish.

Types Of Water Damage

  • Water from a sanitary source, but good for human use
  • Water is relatively polluted, with the possibility of causing illness and discomfort when using it
  • Extremely polluted water and full of pathogens and toxic agents.

To be aware of what you need to do if you experience water damage in your home, read the steps described below.

Stop The Stream

More water in your property can cause more damage. If you are not at your property and your tenant calls to inform you of water damage, direct them to turn off the supply of your property. Landlords must inform their tenants where the main water supply is to turn off the valve when necessary.

They may not have to turn it off due to water damage from blast pipes, but because the storage tanks are full and spillage is damaging your property.

Contact Professionals

You should contact experts immediately, as stagnant water around your property is a health hazard for your tenants and your family if you share the same compound. Professionals like Moisture Master Pros LLC will thoroughly inspect the level of damage, determine the type of water damage and identify the areas affected. This step is important to create an effective strategy to begin the restoration process.

Water Removal

In the event that a lot of water is removable, water removal experts will pump the water and drain your home after the water has been removed. If water damage occurs in industrial environments or indoor commercial dwellings, you must use the right dryer immediately to reduce the risk of property damage and endangering the safety of the residents.

Humidification And Drying

The professionals you contact may be able to use commercial air movers, air scrubbers, and humidifiers along with other restoration water equipment. Once much of the water has been extracted, it may be necessary to use more specialized equipment that can remove water from places that are more difficult to access.

Experts use less intrusive drying methods to suck up residual water and moisture from your property through the use of humidifiers and air movers.

Making Necessary Repairs

Broken water pipes need to be replaced or repaired. Damaged toilets and sewers also need to be repaired. Let your contracted professionals repair your leaking roofs.

Healing and Cleansing

Many times when the aftermath of water damage affects things like clothing, furniture and other personal items. Professionals can help you heal them with antimicrobial treatments and remove bad odors with fog equipment and air scrubbers.

Know What The Law Says

After a water damage disaster, it might be hard to tell who should provide the cost of the water removal and the repairs: you as a landlord or your tenants. This must be guided by what the law says. That way you have to be careful not to break the law and risk mitigation. If it requires you to relocate your tenant to another location when the matter is settled, you can go ahead and do so.

Seek Insurance Compensation

If you had landlord insurance covering water damage, inform your insurer of the situation and fill out the documents to claim the compensation. The agent will determine what you need to cover your loss. If you are experiencing challenges from the insurance company, you may want to consider hiring a lawyer to help you get legal justice.

Conclusion

Water damage can range from mild to severe. Whatever the case, you need to follow the above steps to restore your belongings and services. Let professionals do the work for you by pumping the water, drying and dehumidifying your belongings, cleaning and sanitizing household items, and doing minor restoration work, such as replacing wall panels or doing major reconstruction, like building new rooms on your property.

A Beginner’s Guide To Investing In Real Estate Notes

When most people think and plan to invest in real estate, the plan is usually to buy a property and grow it to raise its value or rent it “as is.” It could be a single or multi-family home. Other ways to invest in real estate include investing in stock units, commercial real estate or strip centers. These ways of investing help you generate income, receive tax benefits and grow your wealth and equity.

However, although these are the most common ways to invest in real estate, they are not the only ones. There is another way called a real estate investment or mortgage note. Follow this guide to learn what it is and how you can start investing in real estate.

What Are Real Estate Notes?

When you want to buy a property and can’t collect the money at closing, find a lending institution and look for a loan. The lending institution gives you money to complete the purchase, and in exchange, you sign a bill of exchange and mortgage documents.

The note describes the loan and the obligation to pay it – how much you borrowed, from whom, the payment schedule, and all the details of the terms agreed upon between the lender and yourself. As for the mortgage documents, they guarantee the purchase of the property, such that if you do not honor the money, the lender assumes a legal right over the property.

What Does Real Estate Invest in?

This is when a lender chooses to sell a mortgage to investors willing to buy them. The investors then start collecting the loan repayment and interest from the borrower. This means that when you invest in real estate, you buy debt and become the new lender.

Types Of Real Estate Notes

There are two broader categories of real estate: notes presenting and non-performing notes.

  • Presenting Notes: This is when the borrower quickly repays his loans. Although lenders will rarely sell these types of tickets, sometimes they do. Your main focus here should be the current income you will receive in repayment and interest.
  • Side Notes: This is when the borrower stopped paying, causing the lending institution to sell the ticket. That means you will buy a debt that is not taken care of. There is a possible risk of losing your investment, especially if the loan is unsecured. However, you can use this as a basis to negotiate a good discount for the ticket.

Ways to Handle Non-Presentation Notes

If you go ahead and invest in an inefficient ticket, there are two ways to deal with the situation to make sure you don’t lose your investment.

  • Adjust the terms of the note: The first thing is to try to recoup your investment and get the borrower to repay. You can choose to extend the repayment and lower the repayment. When the payments are lower, maybe the borrowers can afford to start making their payments.
  • Assume ownership of the property: If the borrower does not pay at all, you can take over the property and either turn it over or rent it out and start collecting Lula income.

Where to Buy Real Estate

Banks are the main sellers of mortgage notes. They usually have a reserve related amount that limits how much they can have in reserve for lending purposes. If a bank suffers from low liquidity, they sell its loan to private investors, other banks or hedge funds. You can buy notes from these buyers, as well as from other investors like you.

Advantages of Investing in a Real Estate Note

If you feel confident enough to start such real estate, some benefits will follow if it works for you.

  • You earn a passive income without the burden of maintaining the investment property.
  • You may be able to win a good return on investment if you manage to negotiate better interest rates with the borrower.
  • Low running costs like loan servicers are relatively affordable.

Disadvantages Of Real Estate Note Investment

There are always two sides to the coin, and ticket investing can be risky and may not be suitable for every real estate investor. Here are some disadvantages to investing in real estate:

  • It is a risky investment, especially for non-performing notes.
  • It can be difficult to ascertain how profitable a note investment will be, as many factors determine how an investment goes.

Final Thoughts

Real estate notes investing is a choice from the traditional ways of real estate investing. It can be a profitable investment if you take a risk and have some experience. If you choose this method of investing in real estate, the best way to determine a good note investment is by valuing the property secured by the note. When you buy the papers in relation to the property, always make sure that the guarantee is a quality asset.

How-the-Construction-Sector-Can-Benefit-From-Vertical-Development-of-Cities

How the Construction Sector Can Benefit From Vertical Development of Cities

Introduction

The demand for high-quality housing is constantly growing in urban centers. Providing urban populations with better and more spacious housing is key to reducing the overcrowding of housing. The challenge is to achieve this growth quickly, sustainable and environmentally friendly way. Many cities worldwide are now aiming for vertical development to address the challenges of urban expansion into green lands. Vertical development is the construction of tower blocks instead of one-first homes on the same piece of land. Instead of housing a single-family unit, luxury apartments, tower buildings can accommodate many residential units, shops hospitals, schools, restaurants, and suitable complexes in the same building. The phenomenon can have massive implications for the construction sector as newer technologies, materials, and cooperative mechanisms will have to shift to vertical development. Keep reading to understand how the construction sector will benefit from the vertical development of cities.

Feeta.pk through this blog highlight how the construction sector can benefit from the vertical development of cities.

Construction Sector of Pakistan

Pakistan is the fifth most populous country in the world, with over 60 million strong workforces and a growing middle class. Of the total population, 36 percent live in urban areas, while 64 percent live in rural areas. The demand for housing is growing every year by three hundred thousand with an annual population growth rate of 2.4 percent. The country’s construction sector contributes 2.5 percent to its annual GDP and employs 7.6 percent of the total workforce. According to the Association of Builders and Developers (ABAD), pending construction and housing projects total 1.1 trillion roles in monetary value. La construction sector has recently been declared an industry that will bring tax relief to companies and companies in the industry by amendments to the tax ordinance. Reforms in the tax processes have provided builders and developers with many incentives to accelerate activity in the sector. These include tax cuts, elimination of previous taxes and assistance to the industry in its ease of trading. The construction sector has also seen an increase in revenue due to the development of the China-Pakistan Economic Corridor. With the coronavirus affecting the country’s economy, acceleration to the construction sector has remained an important step towards achieving recovery and growth of the Pakistani economy in FY 2020-21. Not only have the incentives given impetus for growth in its allied sectors, but the government has also released a special amnesty package for investors, diaspora investment incentives, and 36 billion in grants under the Naya Pakistan Housing Program (Newsweek, 2020).

Growth in the construction sector can boost the Pakistani economy and create new job opportunities for the youth. Given the desire of the current government to see the growth of tall buildings in Pakistan, the national cabinet has also formulated and approved a policy on building tall buildings. The Lahore Development Authority (LDA) has enacted various laws to promote high-rise buildings in the provincial capital. The approval process for the construction of tall buildings has been simplified along with the removal of unnecessary restrictions such as obtaining a No Objection Certificate (NOC) from different government agencies. This will not only decrease performance and construction costs but will also ensure the timely completion of construction projects (Adnan, LDA enacts new laws to promote high laws, 2019). The authority has also relaxed statutes for construction to accelerate the vertical development of cities. New buildings and zonal regulations were also formed to encourage the vertical development of cities. The plot size requirement for building towers was also reduced from 4 canals to 10 marls. There is also no height limit for commercial buildings having an area of 12 channels and more. These buildings will also have a mandatory requirement to set up roof gardens, rainwater harvesting systems, parking, and firefighting systems (Adnan, 2020). In addition to Lahore, the cabinet has also allowed high-rise buildings in four major cities, namely Karachi, Islamabad, Peshawar and Multan (HP, 2019). Therefore, the construction sector has proved to be Pakistan’s lifeline in times of pandemic provoked blockages and plunge into the country’s economy.

How Vertical Development of Urban Centers Will Accelerate the Construction Sector

The construction of tower blocks can give a massive boost to the construction sector in the form of increased foreign and local investment, increased demand for labor and employment, increased use of raw materials causing growth in construction allied sectors, and increased utilization of high quality technologies which give greater efficiency and innovation. Tower houses are considered an indicator of the development of a country’s real estate sector. The first advantage of increasing vertical development will be realized in the form of increased foreign investment in Pakistan this will accelerate the establishment of new projects and provide resources to complete ongoing projects. Also, when the construction sector is recognized as an industry and the government provides incentives for the growth of high-rise buildings, the market tariffs for raw materials will stabilize. This will help set accurate forecasting models for projects that often face financial problems due to market fluctuations.

Pakistan has a strong workforce of young individuals who lack job opportunities due to their unskilled nature. Because building homes and low-rise buildings do not require as much manpower as high-rise construction, many of these workforce are forced to move to other countries that can provide training and employment. Accelerating the vertical development of cities will create a demand for this work in Pakistan and will allow the construction sector to absorb a massive level of agile and unskilled locally. The construction of high-rise buildings will also give a boost to the allied sectors of the industry. Growth requires larger quantities of raw materials, efficient logistics and advanced supply chain management. Therefore, the impact of vertical development will be seen in increased consumption of raw materials, installation and upgrade of infrastructure for better logistics, growth of the local market, and ultimately an increase in export of construction equipment. Ultimately, vertical development requires complex technologies to be implemented during the construction phase. Pakistan’s construction sector is lagging behind in the adoption of innovative practices and demands impetus for the introduction of newer technologies in the sector to make construction more efficient, sustainable and environmentally friendly.

Conclusion

The demand for high-quality affordable housing is growing due to rapid urbanization. Accommodating this requirement is not possible without the vertical development of cities. With the pandemic affecting the country’s economy in the early stages of FY 2020-21, incentives given to the construction sector have given strong growth to Pakistani economy. Continuing along with the same argument, the government of Pakistan is now encouraging the vertical development of cities. The construction sector will benefit from this vertical development in the form of increased foreign and local investment, increased demand for labor and employment, increased use of raw materials leading to growth in allied construction sectors, and increased use of high-tech technologies that provide greater efficiency. and innovation.

An eclectic choice of dining chairs brings a contrasting color to the table.

Fire brigade red paint covers and a striking front entrance door.

While these two distinctive home interiors differ in scale and color palette, they find a common ground in elegant modern décor, industrial accent walls, and open concept bedroom projects. The first of our two featured home projects is a soothing pale gray interior with raw exposed masonry and a lath wall bedroom project straight from the living room. In a stark contrast, our second prominent home interior is enlivened with crevices and light yellow accent pieces that warm and elevate cool concrete industrial walls. A glass wall bedroom project opens on both sides to fully merge with the neighboring lounge and kitchen dining rooms.

Located in Kiev, Ukraine, this 83-square-meter apartment has a combined free living room, kitchen-dining room. The soft gray modern sofa merges quietly with color matching living room walls.

A slatted wall clearly divides the bedroom from the main living space without completely obstructing its view. The open concept increases the sense of space and light in the home, and achieves easy flow. A rough brick feature wall builds an old, industrial effect across one side of the room, drawing attention to the TV.

The dark and sculptural lamp duo at the end of the sofa is Muffins floor lamps by Dan Yeffet for Brokis.

A light gray round carpet almost disappears against the smooth gray microcement floor.

An arrangement of two side tables and a rustic coffee table laid full black accents across the gray sea.

A wide kitchen island runs through the free plan living room, with a dining table extension utilizing natural light at the window.

The dining table extension can be retracted over the sink on the kitchen island when not in use. This move brings a preparatory surface closer to the hob and frees up floor space when the kitchen dining area is not in use. Push down a faucet down under the lid.

A long floor lamp extends across the multifunctional insulin surface.

A smaller version of the floor lamp draws the same linear aesthetic across the living room area.

Open kitchen shelves show organized rows of cutlery, wine glasses and serving bowls.

In the master bedroom, a floor bed design incorporates a padded bed unit. On the other hand, a small side table is attached to the Sampei floor lamp designed by Davide Groppi and Enzo Calabrese.

The industrial atmosphere prevails within the bathroom. The raw, white-washed brick wall treatment we originally encountered in the living room now creates a characteristic wall behind the tub. Microcement floods the floor here as well, creating a smooth contrast with the old masonry.

An illuminated bathroom mirror emits a fresh white glow on the vertical tile behind the vanity. A black cement stain accentuates the precise tiling.

A thin floor lamp leans elegantly towards the bathtub, providing a focused green light for long dips.

Black fixtures complete the unique black marble bathtub.

The modern bathrooms and Sampei floor lamp create an elegant contrast with the rough masonry.

In the children’s room an upholstered cot provides a soft landing for pillow fights.

Modern wooden effective wall roofs build a comfortable envelope with hidden storage spaces.

A Baymax plush toy leans toward a built-in bookshelf, to which black shelves and a backrest contrast.

A children’s study area occupies the industrial style wall. A floating desk cuts clean across the masonry.

This 57-square-meter home in Moscow, Russia, is decorated with crude concrete walls and colorful accents.

A round coffee table smoothly fills the center of the small space, with no sharp corners to knock.

A short, central wall was installed to house the TV and floating TV stand. The small stature of the TV wall only partially hides the design of the glass wall bedroom, enabling abundant light.

The luxurious gray carpet echoes the tone and shade of the living room’s concrete feature wall.

Following the L-shaped living room layout around the corner of the glass wall project, we come to the kitchen dining room.

Directional kitchen lights go down on a walnut dining table that achieves a floating effect on a transparent support leg.

Deep creek paint darkens the home entrance, while a small puff gives a cheerful pop-yellow.

Floor-to-ceiling frameless mirrors climb behind the pouf and next to the front door, increasing the floor space in the small lobby.

A teal capture wall maintains the consistent color palette within the bedroom. A gray upholstered platform bed carries the soothing gray element.

An elongated drawing head fills the width of the room, and provides a mount for a floating bedroom vanity table.

The teal accent continues above the ceiling, forming a dark, comfortable cocoon. The glass walls of the bedroom open on both sides to create one square open living space.

A bright yellow vanity stool approaches the wall-mounted makeup table. Industrial style pendant lights fall in front of the round mirror.

A closet stands right next to the home entrance, with space to store some cleaning equipment.

Yellow accents bring a gentle warmth to the bathroom with a declarative vanity and wonderfully designed wall tiles.

Wooden wall tiles lined the damp wall.

A double workspace was installed on one side of the living room, along with office warehouses and a custom-built bookshelf. See more ideas on double seats.

A fabulous TV wall was built with a striking rib panel behind the TV screen. The textured inverse arch reflects the warm reddish-brown hue of the sofa.

Wine storage is displayed under bright LED ribbons close to the kitchen run. The wine storage cabinet balances an entry-level storage unit on the opposite side of a jokingly gold-wrapped bench.

The sloping gold recess in the entrance completes an amazing curved kitchen island project with a champagne gold base.

The island is extended at one end to include a breakfast bar. Shiny gold-framed kitchen bar stools further elevate the look.

Unique kitchen island lights pile up over the prep table and dining room. See more kitchen lighting here.

The basic kitchen cabinets are framed by a champagne gold racetrack that perfectly matches the entrance cupboards. This coherence gives the impression of a much more spacious kitchen space.

A black marble countertop and overall create a bold split between the lightweight upper and lower units. A bright black fridge freezer continues the dark accent.

Our second interior design has a bit of an adventurous space theme, with mini-astronauts landing on the surface of a space-era inspired coffee table. A modern wall lamp sets a celestial aura against the pale gray living room wall.

A unique modern sofa forms a futuristic silhouette under white upholstery, while the modern salsa plant has a deep brown accent.

Phases of the lunar wall lights cross across the dining room.

Two different styles of modern dining chairs gather interest around a unique oval dining table.

Wooden flooring warms the living area, while a cool white tile neatly defines the kitchen and dining room.

Ribbed cabinet doors textually define the upper units in the all-white kitchen design.

A full moon waxes in the moody gray and black bedroom plan. The moonlight gnaws away at the corner of a ribbed plasterboard; LED light ribbons around the edges.

Black glazed glass allows shady clothing silhouettes to mysteriously show through the walls of the wardrobe.

The second bedroom in this home is a space theme for a children’s room where a mural depicts the moon in orbit close to the bed.

A floating children’s desk is mounted on an elongated headboard that creates a smooth flow through the room.

In our third featured home design, brown is promoted by a small accent to the main focal color of the room. Here, we see a solid rich brown TV wall that melts into the hallway that leads to the bedrooms.

An unusual brown and gray upholstered sofa design reflects the solid brown feature wall. A fully coordinated rug draws attention to the two-tone feature of the sofa. A racetrack with a coffee table and a racetrack bench seat leads to a curvy theme.

The L-shaped kitchen installation uses the brown accent color for a tiled back shower.

A piece of masonry links the brown accents and arched decorative themes.

Finally, our fourth outstanding home design is a small space that shines an amazing depth of the deep brown, gray and white palette. A small curved sofa and round stool are sharply contrasted by a hexagonal coffee table, though all fuse under soft gray finishes.

Global hanging lights drop a modern focus over the center of the room, while classic bust sculptures bring art history to a tailor-made built-in TV with integrated storage and bookshelves.

Dark brown and white kitchen design fills the back of the small open concept living room.

In the home entrance, a unique shelf and niche set up an elegant arched theme. See more inspiration for arches in interiors.

Waving 3D wall art and a free-form wall mirror on the opposite wall prevent the confined space from feeling static.

Decorating with dark colors, you may find yourself in a mundane monochromatic and worthless routine. In this collection of boldly dark interior projects, we look at how to introduce deep and fascinating textures within sculptural art walls, crude rock features, walls with striped panel elements, expanses of tiling and industrial style nuanced concrete. We will notice how atmospheric light patterns accentuate the 3D elements, and how bright accent shades elevate single pieces of black and gray canvases to create a clear definition. Dark decor schemes like these are not appropriate, but being bold causes great rewards of unique living spaces, elegant dining rooms, comfortable bedrooms and a totally delightful factor.

Colorful accent furniture builds excitement within a bold, dark decorative scheme. This uber modern yellow sofa hits a bright accent through the center of our first living space. 3D wall art artistically sculpts the black feature wall behind the living room and dining rooms with abstract shapes that rise and fall into the shadows.

Not everything needs to stand out. This low round coffee table seems to stand out from the matching simple black surrounding rug. It is a shallow profile completes the elegant frame of the modern sofa.

The aligned flames of a modern fireplace dance even brighter in dark surroundings. A pair of padded puffs effectively extends the playful accent color of the curved sofa.

Smooth, thoughtless storage units create a useful and attractive setting around a TV.

Perimeter LEDs pour a smooth stream of light onto the camouflaged cabinet fronts, which solidify into a chic gray accent wall.

Two dining room pendant lights are paired to encompass the entire length of the dining table, bringing it bright from the black background.

The light table top is contrasted with black modern dining chairs along both sides.

The head and foot of the wide dining table remain largely unoccupied.

The chic gray furniture-making aesthetic returns in the home entrance, where tailored wardrobes store huge outerwear and large cleaning appliances.

A suitable gray entrance table floats across a frameless, custom-cut mirror that bounces natural light into the shady niche.

The yellow accent is also exciting in this darkly decorated space, like a useful puff sitting at the front entrance door.

Our second dark interior example is an elegant space created for a young couple with a penchant for modern design. A rich, tonal combination of neutral shades and contrasting materials has a unique effect. A stunning black rock face climbs behind the dining room, undulating deep texture and drama, while furniture behind the living room is flat and flawless.

A glass vase puts a warm amber accent on the black glass coffee table. A luxurious gray carpet firmly defines the lounge area of the nearby adjoining dining room.

A white feature wall undulates inside a midnight black frame. A cobalt blue ceramic vase adds an unexpected bolt of bright color.

Slatted panels add a fashionable texture to the black bedroom project. A modern chandelier and floor lamp combine to create the shape of a majestic, lighted tree.

Black hanging lights illuminate small bedside tables that are enclosed within a wide winged bedside table.

A bathroom stand stands open on either side of a narrow partition, giving direct access to two unique pedestal sinks.

An impressive rock face feature wall dominates the room from behind the bathtub.

A golden wood tone contrasts warmly against the cool black rock.

On our third home tour, a textured black tile effect wall stands behind the TV. A pair of modern wall applications drill into the darkness.

Charcoal upholstery shades the sectional sofa, while beige carpet plays a brighter note.

Terazola flooring brings a light pattern to the entire open living space as one seamless extension.

A red accent chair surrounds the living room layout with an unexpectedly warm moment.

Red indoor plants embrace the accent theme.

A large rectangular dining table and ten chairs share the living room from one wall kitchen with an island.

Another pair of modern wall lamps illuminate a white tile wall in the kitchen that counterbalances the black TV wall opposite.

An induction hob and integrated extractor unit create an elegant finish throughout the kitchen island.

Huge edge-to-edge windows fill the large living space with daylight.

A dark tinted microcement darkly adorns a small comfortable / film room. Unique modern wall lamps adore white accents against the textured sofa wall.

A stone coffee table matches the shade of a gray area.

Sliding cap doors protect the comforter without closing it, which ensures that the dark color scheme does not feel pressure.

A projection screen draws the focus wall, descending to meet with a linear black media unit that fuses with its dark microcement.

In the master bedroom, a sage green padded bed makes a nice contrast with a dark capture feature wall. Contemporary wall lamps create a bright balance over each bedside.

A domestic plant introduces a delicate freshness into the industrial gray concrete decoration scheme.

Slate closet doors interrupt the smooth cement.

The second shady bedroom plan is defined by a unique mural.

Abstract shapes paint a monochrome landscape across the room. A tailored bed sheet with integrated bedside sets sets up a completely black base.

A bright white dresser reflects light from a huge bedroom window.

Our final dark, textured home design has an interior area of 1779 square feet, and resides next to the Xinbei Guandu bridge. The river plot offers magnificent views of the mountains. A volcanic rock feature wall completes the natural location of the home.

Natural, eco-friendly, artistic mineral paints were used, along with a cement ceiling, old and rust-stained steel beams, and a wooden herringbone.

White curtains keep the window wall bright. A white L-shaped sofa pulls the light element into the center of the room.

A round black coffee table coordinates with the fabulous black rock feature wall.

A floating black unit strikes a smooth shiny black accent against the rough rock.

Gray scattering cushions and a matching wool throw subtly destroy the white sectional sofa.

Inserted spotlights pierce the linear concrete ceiling treatment.

Strip lights stretch bright linear highlights across the room.

A modern home office area is located behind the room, with the desk occupying the space directly behind the sofa. A wall of built-in bookshelves forms a black background.

A tan lounge chair complements the rust-colored metal ceiling beams.

When the desk is not used for work, a sort of coffee table books and glass vases transform the desk into an attractive sofa table. Decorative objects are also displayed in the tailored bookcases, where they are warmly backlit to create a cozy evening atmosphere.

Mesh dining room pendant lights create a bright sculptural arrangement over a rounded rectangular dining table. A luxurious white marble table top reflects the atmospheric luster.

The modern dining room runs off one side of the small kitchen island. The main body of the kitchen is neatly hidden from view behind secret sliding doors. Buddhist artwork absorbs a zen-like feeling of calm.

Each technology is hidden from view to evoke a complete sense of peace, and a deep connection with the rhythm of nature that awaits just outside the window.

Advancing into the master bedroom, we arrive behind a centrally placed bedside table. The modern winged bedside design defines a clear walkway into the bedroom, and a wardrobe in front of the closets.

The single bed sheet wraps a solid, orange cocoon around the headboard.

A vanity table stands across the foot of the bed, decorated simply with a bent vain mirror and a modern vase of foliage.

In the second bedroom, muted orange paints form a divided wall treatment around the perimeter.

A desk/dressing room crosses the top of the low mounted bedside table. A wooden effect shield joins all the bedroom furniture together as one fluid piece. A white and wooden modern wall lamp illuminates one edge of the bed, while a slender wooden pendant light descends over the other. See more inspiration for bedroom hanging lights here.

Abstract, linear volumes pile up to form a distinct modern 4266 square foot home for five families in Bangalore, India. Created by Spine Architects, the unique angular shape stands out sharply against a gray, densely populated metropolis. Pure white concrete and rich wooden cladding contain a dwelling based on the ancient architectural science of Vaastu, which embraces the advantages of nature. The interior spaces are simple, spacious and projected around two landscaped courtyards, each with skylights that flood sunlight into the openly interconnected floors of the house. The natural greenery brings a valuable exterior within the introverted urban housing, with trees that draw the eye up through the impressive void.

An illusion of floating piles is realized through cracks and openings around the modern home exterior, which gives the building its name “Floating Walls”.

The visually appealing structure is defined from the densely populated site by sloping white concrete walls that protrude from the front and side. Rich wood cladding looks warm and attractive under the glare of exterior lights.

The toned wood and clear glass elements juxtapose the solid white walls.

Unconventional slices swayed throughout the building to accommodate natural light and exterior views, while maintaining ultimate privacy.

Sun-seeking plants spring from behind the hidden walls of the home, hinting at the nature-centered design that awaits interior.

An impressive front entrance gate makes a smart and lasting first impression.

A layered verandah climbs to the inner front door, surrounded by lush green lawns and full plant beds.

The front entrance is a completely clear and seamless glass box, where the only frame is around the door itself.

Upon entering the apartment, we escape from city life behind a screen of tall tropical plants that filter out sunlight and spy eyes. The “casual” living room behind the ground floor is an elegant arrangement of project furniture with raised yellow and blue accents. A unique glass coffee table is raised by a striking rug. A chic store completes an Eames-style armchair.

Wooden clad feature walls echo the exterior aesthetics of the house. Tanned chairs continue the rich earthy tone to the dining room.

A Buddha statue designates a cult area within the first landscape courtyard project on the ground floor. A temple tree appears from behind the Puja, drawing the eye up through the multi-storey void to a skylight above.

The indoor plant eats sunlight from a large skylight. A glass wall welcomes the sunlight into the neighboring bedroom.

The skylight is positioned directly above the tree-lined courtyard on the ground floor.

On the other side of the living room from the first floor, a modern home office is arranged with a minimalist floating desk.

The glass wall room is decorated with a vibrant contrast of purple red and royal blue accent pieces. Fabric panels are installed to give privacy when needed.

Built-in shelf niches are lined with red cracks.

Each bedroom in the home gets its own unique identity.

Creating a bedroom chair and rug defines a small lounge area within this beautiful bedroom.

Intertwined interior and exterior spaces filter natural light and ventilation.

Upstairs on the second floor is a guest bedroom and a half-open terrace with a kitchen.

A traditional load carrying and counterweight system was used to drastically cantilever a series of 2 ″ thick Sadahalli slabs at a screen wall at the front entrance.

Ground floor plan, including formal and informal lounges, the kitchen, dining room and lounge, and the first of five bedrooms. The ground floor bedroom series stands complete with a bathroom and closet for the homeowner’s parents.

A mezzanine floor plan, including a bedroom suite with a wardrobe and a bathroom.

First floor plan, including the master bedroom, guest bedroom, another children’s bedroom, family lounge area, and study room with balcony.

Second floor plan, including a second guest bedroom with private bathroom, and a large terrace with kitchen.

Round-edged furniture and curved interior architecture create a comforting, touching design aesthetic. Round furniture makes it possible to form arrangements with a smooth and easy flow, no matter what the size of the room. In compact spaces, rounded edges are the perfect solution to avoid awkward corners and tucked shins. In a large living space, curved furniture can make a distinctive and striking focus. These sleek individuals work beautifully when paired with elegant architectural arches, round feature windows and serpentine partitions for a cohesive theme. Alternatively, sharp geometric contours can make a clearly contrasting option. Take a look at these two round home interiors for curved inspiration.

A curved sofa immediately shows the shaped theme in the center of a smooth white and gray interior scheme.

The deep curved bases of the coffee tables set a heavy, palpable aesthetic. A free rug design creates additional contrast underfoot.

A coffee table book and decorative glass bowls adorn the two tables, while a set of decorative vases fills an attractive round borehole in the microcement partition.

The interior window is shaped to complement a number of round feature windows and rounded rectangular windows within the main architecture.

The TV was mounted to one side of the round aperture in the partition wall, which gives each of them equal prominence in the living room layout. A view of the neighboring dining room is visible through the gap, which gives the living space an open, free-flowing feel.

An elevated wooden platform creates a two-level layout in the living room. The space under the platform is open to give the feature a light, floating effect. Three hovering access steps reinforce the illusion.

The platform is used to raise a small seat to a wonderful natural panorama of tree-lined hillsides.

Indoor plants bring natural greenery to the living room, to further blur the lines between inside and outside.

Cylindrical silhouettes form a small side table and a matching coffee table in the raised seat. Project chairs create attractive, comforting curves, and echo the round architectural embrace.

The thick partition wall between the living room area and the adjoining dining room follows a relaxed curved path to avoid disturbing the silky smooth surroundings.

The glossy metal frame of the modern chandelier makes a light-reflecting contrast with a room with mainly matte finishes.

The interior window facilitates a natural light part between the two separate living spaces.

The round dining table coordinates with the curve of the modern sofa through the connecting window.

The limited tonal palette of the interior emphasizes the shaped thread.

A ribbed glass vase forms a textural connection between the base of the pedestal dining table and its main ornament. A modern fruit bowl performs the simple arrangement.

The kitchen creates a contradiction to the rounded theme, with a sharp, geometric island design.

Corner sides define the unique kitchen island, which gives the kitchen its own distinctive atmosphere.

Inserted track lights glow brightly through the subtle cement ceiling, adding to the sharp change of theme, and exaggerating the linearity of the island below.

Sliding doors simplify the kitchen tower units behind the island. Black integrated ovens lie dark in the wood effect.

Wide shelves contain cutlery and decorative accessories. Glass glasses contain the fashionable ribbed textured accent of the dining room.

A huge custom sink projects itself into the island counter.

An interlaced inductive hob completes the workshop.

Coastal atmospheres wash through our second prominent home interior. Shells, waves and footprints in the sand emerge from its round, pebble-gray furniture and free-form corners. A hexagonal coffee table creates a cut of exact contrast.

The textured carpet creates a barefoot feel, while a wall of unique niche shelf niches nourishes the eye.

Curious design objects fill the hollow surface of the unique coffee table. The sunken column chapter is a small-scale model of the Capitello chair of Franco Audrito and Piero Gatti. The highlight is The Knot by Stockholm sculptor Tove Tengå.

The palpable, irregularly shaped floor lamp next to the sofa appears to be a modified version of Eny Lee Parker Oo floor lamp.

Glass arches climb to the high ceiling height, accepting glorious sunlight.

Geometric floor tiles compensate for the rounded decorative elements.

Wall tiles were cut into a curve to finish the kitchen back spout, which completes a round base unit.

The creative back splash transforms the one wall kitchen composition into a piece of functional art.

Refrigerator SMEG green SMEG brings back-inspired curves.

A green chimney extractor draws the accent color. A copper kitchen faucet makes a brilliant addition.

An open kitchen shelf follows the top of the tiled back splash, ending in a matching rounded corner. Glass jars create an attractive open storage area for dryers. Small plants add green bloom.

A range of wooden cutting boards connects with the rustic look of the rich wooden and ceramic kitchen layout. See options for cutting board and knife here.

Enriched with earthy brown and deep green accent decor, this pair of 1-bedroom apartments feature tonal layers that manipulate the spatial sense. Displayed by Simple Shaped Interiors, these interiors feature short bursts of rich color in that area and define the multitude of areas within the compact open plan living spaces, a glass wall double workspace and a comfortable glass wall bedroom project. The accent colors float on compositions of creamy white and cool gray backgrounds that reflect natural light, while wood tone elements add a natural texture. Elegant modern furniture gives these apartments a chic, contemporary edge that pushes the patterns to the high end of the interior arena.

Measuring 81 square meters, this private apartment in Moscow, Russia is a light-filled 1-bed apartment with a glass wall home workshop. A cream-white modular sofa and matching rug keep the center of the space light, while black steel frame windows darkly define the background.

A dark green bookshelf was built around the window to complete the steel window casing. The custom bookcases make good use of the vertical height of the room to compensate for the lack of wall space.

The compact living room combo achieves zoning with a tonal accent. A black table darkly defines the dining room, and pale gray upholstered bar stools shade the breakfast.

A linear pendant light hangs parallel to the narrow breakfast bar, giving some height to the composition. One end of the bar is integrated into the tailored bookshelf that surrounds the window, which also attracts the eye to the open and airy ceiling space.

One wall-mounted kitchen runs along the back of the room, in a light arrangement of pale gray and wood tone.

The hunter green bookshelf runs right next to the upper kitchen cupboards, creating a bold contrast. Small side tables and an assortment of scattered cushions add dark notes to the living room.

A prominent backlit TV mount and modern TV stand create clean and tidy lines.

The TV mount wraps around the corner of the living room wall, adding the 3D element and mood light around the hallway

Black cutlery joins the black table top.

Black decorative vases scatter the dark accent.

The soft and attractive upholstered dining chairs are the Pil chair designed by Alessandro Busana for Bonaldo.

Equal Pilot stools of Bonaldo create a coherent appearance. A custom wooden window seat adds a unique touch, and includes fan holes to let in radiant heat.

A dim glass panel lets light through the hallway.

A white and extra kitchen faucet makes a new contrast with a clay gray roof. A clever egg carrier helps organize the small space.

A modern puff brings the dark green accent to the small home entrance.

Blurred glass panels slide to reveal or screen a dual home workspace.

This 65-square-meter apartment is located in a residential complex in Moscow, Russia.

Indoor plant puts a contrasting green accent with a ground brown accent chair in the corner of a bright and curly living room.

The star of the show is a striking emerald green sofa. Interrupted wall shelves add an interesting background. A lot of guitars add character and personality to the home.

The space between two large windows is used as the TV wall.

A dining room was positioned in front of the largest view.

The dark gray kitchen cabinets are complemented by coordinated gray units in the adjacent hallway.

Entrance shelf corner is illuminated by a warm white LED light.

A glass wall closures the visible space in the small apartment.

Edge-to-edge cabinets press ample storage into the bedroom.

A serene gray decorative scheme fades the bedroom into the background of the living room, allowing the bolder living room furniture to retain attention.

A small home workshop was styled with a suspended shelf to match the living room wall.

Heavy clothes protect from the covered balcony.

A deep green feature wall is pierced by light from a modern wall application. The lamp provides a reading light to a tailored bench chair with storage. A tray top table offers a popular rich burgundy.

In the bathroom, dark gray walls and rich wood tone make a complex combination.

Vertical wall tiles create a modern effect across the shower wet wall.

Perimeter light is scattered along the dark gray wall tile, while a lighted vanity mirror illuminates the compact vanity niche.

Housing arrangement.

Sleek Geometric Villa In Mallorca WIth A Glass Facade

Do you like Architecture and Interior Design? Follow us …

Thank you. You have been subscribed.

.

On a 1,000 square meter southern plot of land, Villa Anguli overlooks Camp de Mar, Mallorca, from a privileged high position. Created by E5 Living, the modern Mediterranean residence of 399 square meters has spectacular sea views that have influenced its geometric architecture and elegant glass facade. Superior interior luxury is realized in chic modern furniture and a clean minimalist approach. White walls, lots of light and high ceilings make it a perfect gallery space for an avid collection of contemporary works by Damien Hirst, Andy Warhol and Banksy. The artwork injects vibrant bursts of color over three floors of seamless spaces, each drawing to the panorama.

The geometric architecture of Villa Anguli projects along a sharp oblique angle of its built-in base on the hillside. This irregular shape allows the villa to absorb glorious sea views across the entire width of its elegant glass facade.

An original, wide-width roof project enhances the geometric nature of the architecture and shades the interior from the strong sunlight.

Isolated high on the hillside, built into the rock, the villa is surrounded by amazing views to sea and sky.

With views of the cool, sparkling waterfront, there just had to be a pool here.

The wide pool project extends along the width of the villa, disappearing suddenly under the sloping wing.

A high perimeter wall privately separates the villa from the road.

At night, the exterior lighting scheme ignites excitement around the terraces and terrestrial grounds of the villa.

Glass railings invisibly surround an elevated walkway into the villa from the pool deck, leaving the vast windows of the facade unobstructed.

Soaking yourself in the pool while looking over the gulf feels like diving into the light blue sea itself. Cap Andritxol headland rolls away.

An outdoor lounge is arranged on the pool terrace, to take advantage of the excellent Mediterranean weather. In the luxury villa is developed an interior living room with a double living room and a formal dining room. Four large dining room hanging lights descend from the impressive ceiling height in the center of the space, where bluer skies cut through the white concrete structure.

The longer side of the sofa look inward to the fireplace. A comfortable puff provides a small footrest to toe toes in the winter months. A large regional rug extends a comfortable cream base under the modern living room layout. A range of gray accent cushions contrasts with the cream sofa upholstery.

The wide latticed roof treatment creates light play through the floors and terraces, which resemble a deck or pier that leads out to the sea.

The interior plan pales within the spectacular architectural manipulation of space and light. Sunlight flows through clerestory windows that frame artistic views of the roof line and skyscraper. Retractable walls fuse the in-outdoor living experience to embrace the island’s beautiful climate.

There is a peaceful harmony between the views and internal distribution.

High quality materials form the modern construction.

Artwork by some of the world’s leading artists gives an attractive color and character.

Wide open interior spaces, long white walls, high ceilings and abundant light make this home an amazing gallery.

After dark, a stunning modern lighting scheme of subtle inserted spotlights, perimeter light strips, stair lights and flush-fitted wall lights set the whole place. The distribution of light pays equal attention to art and architecture.

The entire upper level is dedicated to a luxurious master bedroom series. Up here, a courtyard grows a tropical jungle theme in the center of the floor plan. On the one hand, the green interval makes a delightful wall …

..On the opposite side, the enclosed mini-jungle breaks the corridor to the master bathroom. Arranged cupboards line the opposite side of the passage.

An exit terrace has views of the coast.

A narrow internal corridor leads to each of the three-story bedrooms, but they are also pleasantly joined outside by the sun terrace.

The artwork that creates a striking draw at the top of this staircase is Kindness, 2011 by Damien Hirst.

Sandy beaches, water sports, great restaurants, cafes, shops, and the 18-hole “Gulf of Andratx” await at Camp de Mar.

Puerto Andratx lies just 5 minutes away for more bars, restaurants, shopping, shops and the yacht club.

Palma International Airport is just a 25-minute drive away.

On the ground floor plan, we can see the equal scale of three double bedrooms, each with its own bathroom. Sliding glass doors unite the bedrooms with the outdoor space and pool. We can also observe the angular nature of the open living area that cuts the cantilevered sun terrace. The ground floor of the villa was evenly divided between indoor and outdoor living spaces, with retractable walls blurring the boundary.

The upper floor plan illustrates the main series in detail. The actual bedroom is located just in front of the villa to plant the bed at sight. The bedroom also connects with its own sun terrace, which is set up along the oblique corner of the living room below.

There is also a spacious, private roof terrace. A parking garage for three cars is located behind the villa and leads directly to lift access to all floors.

Subtle gray décor covers this modern apartment interior with a sense of calm and refinement, while classic details add history and character. Displayed by Alexander Belkov, the home is designed to embrace the modern coveted open plan living space layout with a large kitchen dining island and a dedicated space for the mandatory home workspace. The master bedroom is a serene gray and white separation scheme, where a houndstot upholstered bed adds a fashionable yet playful interaction with the simpler parts. Traditional intricate crown molding and ultra contemporary stripes create a beautiful contradiction. A stunning bathroom gets the last hint of neoclassical charm from cleverly paneled molded walls, defined under soft mood light and sharp black finishes.

A deeply cushioned and welcoming modular sofa extends through the center of the airy open concept living space.

A light and textured area rug connect the sofa with the TV wall of the living room.

Immediately behind the sofa, brandy colored Faint a lounge chair designed by Space Copenhagen for Fredericia and a matching armchair form an elegant reading area at the windows.

The TV wall project is made up of elegant modern panels with a fresh white oak lacquer layer. A modern TV shelf cracks right into a corner below.

A modern floor lamp serves the reading area when natural light from the windows is not enough.

Recessed mood light creates a comfortable glow around the paneled TV wall.

Black Venetian blinds accentuate the series of large windows within the simple white-painted wall.

A small wrap-around side table attracts the black accent to the soft white sectional sofa layout.

A traditional, intricate crown fusion frames a ceiling of modern, niche stripe lights. One-way headlights provide a more focused light.

Behind the open plan of a living room, the kitchen is tucked into one corner. The position sets up clear zoning, and keeps the daily kitchen mess and clutter out of the simple sight of the relaxed spaces.

An induction hob lies at the other end of the white quartz kitchen island; an integrated extractor provides a simplified finish.

White floor tiles glow brightly under a long strip light. Under-closet lights focus on the kitchen sink and preparation area behind. A tower unit on both sides balances the kitchen, where they contain an integral oven and the refrigerator.

The white home entrance is heated by a wall of wooden lacquer cabinets. Recessed perimeter lighting highlights the attractive wood grain.

A huge round mirror adorns the opposite wall of the square home entrance. The backlight design plays a uplifting role in the gray painted wall. Two modern rustic stools furnish the limited floor area.

Moving into the master bedroom, a houndstooth bed holds a playfully structured headboard.

The serene bedroom has a gray and white dividing pattern, where a raised gray panel along the hood wall hides an LED ribbon. The LEDs emit a golden aura around a contemporary bedside table that matches the silhouette of the side table in the living room.

At the other end of the upholstered bed, a different style of side table changes the aesthetic. Modern bedside lamps fall in a hot red light.

The large textured area rug creates a soft walkway around the bed, and connects it with a unique toilet next to the window.

A raised wooden plinth is hidden in the glare of the warm white LEDs, and provides extra drop-down space for phones and books.

A fluffy puff makes a comfortable landing at the wooden vanity table.

The bedroom TV wall follows the same gray and white split decorative style, with the white base section adding an attractive stone texture.

A bold, linear TV adds a beautifully smooth wooden accent against the rough stone.

The cracked wall therapy continues directly across the face from the bedroom door, mixing it quietly into its surroundings. Traditional crown molding makes another delicate look around contemporary strips.

Gray and white decorative candles bring the gray and white tonal contrast into the details.

A full height mirror reflects the entrance into the bedroom’s dressing room.

A black-painted ceiling differentiates the walk-in closet from the rest of the bedroom project.

The black ceiling is balanced by a wide black shoe sole on the bottom.

A custom wardrobe provides a set of hanging rails, clothes racks and raised boxes.

Atmospheric lighting leads us through the bathroom, where it flows from a high and narrow shelf niche that takes away a collection of favorite toilets at the pool.

The modern bathroom linen has a ribbed base unit that provides a palpable contrast to the smooth stone roof and integral basin.

The ceiling is surrounded by an LED strip over the vain unit, to provide a focused task light over a fieldless vanity mirror.

Wall-mounted cannon-metal gray faucet adds an edgy modernity to the sink.

Dark bathrooms sharply define the key areas of the bathroom. A modern red plate pierces the toilet area, while a wide valve plate is centralized within the shower.

A second niche of tower shelf provides the design of the shower space.

Panel molding gives the bathroom an elegant, neoclassical style.

Colorful artistic accents make fascinating additions to this peacefully gray and white modern interior, pictured by Maxim Spinkov. The bright eye-catching art pieces come in the form of stand-alone sculptures and unique murals that explode from simple white backgrounds. Other artwork inspires richly colored coordinated feature walls that completely change the character of the spaces they inhabit. In addition to the home’s colorful gallery, this interior also plays an inspiring collection of contemporary furniture, a wonderfully open and fluently functional living room, a relaxing master bedroom, a playful children’s room with a homework area, and two striking bathroom decorations. schemes with a dominant marble tile.

Entering this family home at the living room, we come to a modular sofa design with a shared backrest. Instead of acting as a solid separation between the living room and kitchen dining room, the lightweight piece allows for an open view between the two.

A square coffee table makes a quiet match for the contemporary sofa. Gray scatter pads join with the pale gray padding.

In an amazing color attitude, huge Ursbriko A collectible from Medicom Toy shines between the two large windows of the room.

A pair of tower shelves glow warmly inside the TV wall at the front of the lounge area, where a small library of books fills the vertical backlit corners.

The sleek, custom-built TV encloses several storage cabinets and niches in which pleasure is appropriate for the TV speakers. A wooden lacquered media cabinet threads a linear silhouette under the wall-mounted unit, where it provides drawers for movies, games, and electronics.

Behind the living room, a linear chandelier marks the dining room. A second, perpendicular linear chandelier defines the kitchen.

Stunning ceiling roses blaze around every golden light. Modern track lights frame decorative ceiling molding.

A racetrack dining table is surrounded by the A new chair by Marija Ružić Vukmanić & Ruđer Novak-Mikulić for Craftsman. A monochrome piece of wall art was chosen to keep the dining room moderate and to allow adjoining kitchen art to dominate the fame.

The bold kitchen art sets a bright abstract interest next to a pure white kitchen island.

Fresh white kitchen frames frame a set of metallic gold top cabinets that glow in the light. A combined golden island face catches the light behind a set of three unique kitchen bar stools.

In the master, a pair of elegant glass and metal bedroom pendant lights swing on either side of the bed. The lights go down inside the recess of a wooden framed mainboard feature wall with an atmospheric aura.

Simple bedside drawers flank each edge of the soft gray padded bed.

Parallel track lights flow light along each walkway around the modern bed.

A solid black media shelf confidently complements bold black door hardware across the closets.

The black media shelf transforms into a dressing room as it approaches the window wall.

Modern bathroom canvas pushes black and oak accents through a smooth white marble covered background. Black bathroom cranks complete the dark surface and integral basin.

The black toilet, red plate and black towel warmer continue the sharp bathroom accent.

A steel framed shower screen coordinates with a black rain shower. Built-in shelf corners in the shower provide an opportunity for subtle mood lighting.

Advancing into the nursery, we land on a playful black and white carpet.

Superhero Bobbleheads fill a built-in bookshelf, warmly lit with LED ribbons. A custom children’s desk merges with the tower of shelves to form a compact and functional homework assignment.

A padded swivel chair and radiator under the desk make homework more comfortable and convenient.

White window blinds and clean white cloths filter natural daylight for more comfortable use of a computer screen.

Floor-to-ceiling fitted wardrobes capitalize on every inch of available storage space.

A piece of colorful and beautiful children’s wall art inspires an orange painted feature wall in the children’s bedroom decorative plan. A green knitted throw on the baby bed chooses a secondary accent color.

The day bed designs a beautiful sofa during daylight hours – perfect for hanging out with friends. A small wall unit provides reading light later in the evening.

A striking white marble tile with an abundant black vein dominates this small bathroom project, covering the narrow floor and compact vanity.

At the other end of the room, a marble enclosed bathtub and a wet wall are highlighted by perimeter lighting.

A final marble surface climbs the cistern’s hidden wall.

A red saturated wall draws the eye down the corridor from the white living room to the home entrance.

Red paint wraps around to frame a decorated, gilded full-length mirror.

A hoarse color bursts from a wall art on the other side of the front door, where it draws attention to an entrance table. White closets line the walls of the home entrance, providing ample stock for outdoor coats, shoes, bags and huge home cleaning equipment.

Equal white closets create a mirror effect on the opposite side, bordered by luxurious gold hardware.

A warm tan accent thread is woven through the first of our three featured interior designs that perfectly complement natural wood tone elements within the plan. Color coordinated version of a Leon: The Professional print balances inserted shelf niche. The modern sofa has a tan ottoman section, while Around coffee tables designed by Thomas Bentzen for Muuto hold things purely monochrome against a geometrically designed Scandinavian rug.

On trendy arches and racetrack, motifs round out the curly contemporary interior. A unique modern chandelier drops frozen eye sockets over the living room.

Scandi’s TV style combines sleek wood grain and clean white aesthetics, while an Asian altar shelf is the main focus high above the TV screen. An attractive wooden lined arch leads to the two bedrooms.

Running screens are combined with a sideboard to build a unique and useful storage full room divider between the dining room and the door that leads into the bathroom.

A rectangular dining table is set up against the back of the elegant room partition. A gray ceramic flower vase of foliage creates a relaxed table centerpiece.

A wine storage bin and a black retro fridge-freezer bring refreshments and ice to the dining room.

The small kitchen runs away from the other side of the fridge-freezer. Wooden base cabinets absorb natural heat into the mainly white decorative pattern, while white wall cabinets increase the space.

In the compact main room, an upholstered bed and woven carpet put gray accents. A wooden effect panel crosses the white-painted capture wall to connect the bed with a floating toilet. A round vanity mirror bridges the two-tone effect.

Built-in white closets achieve a clean, minimalist finish at the foot of the bed.

Green accents color the beautiful children’s room. A tailored green headpiece design embraces the arched decorative motif where an Aballs pendant designed by Jaime Hayon for Parachilna illuminates the bed unit.

Tailored children’s closets combine white and wood finishes and a touch-striped texture.

A billboard adjoins the tailored children’s bed design, which encompasses a wall of toy storage and bookshelves on its elongated base. A mountain theme cuts a creative green accent across the closet doors.

Our second outstanding interior design is a modern cottage. An arc floor lamp completes a chic arched wall molding behind the low modern Japanese style sofa.

The wall mounted TV set has a taste of modern and traditional aesthetics, with its natural wood and screen door inserts. A Buddhist altar shelf floats above the divided two-colored wall treatment. A beautiful ceiling fan carries the rich wooden accent to the ceiling. See more unique ceiling fans here.

A prominent black marble coffee table emphasizes the delicate nature of the white and beige woven rug. A second coffee table nests a complimentary wooden equivalent.

A range of scatter cushions creates a mixed tone arrangement across the white upholstered sofa.

A low, Asian style accent chair completes the compact lounge layout.

Between the living rooms and dining rooms, a wooden framed arch leads openly into the connected kitchen.

A light-permeable display room shares the home front door to create a functional family entrance. The combination of natural wood and rattan ends up forming a warm and welcoming corner.

The kitchen is a generously proportioned space that allows the whole family to gather in food preparation activities and at the food peninsula. See more inspiration for white and wood kitchens.

When we enter the main bedroom of this home, we are greeted by a wonderful airy and light decorative aesthetic of clean white walls and solid oak furniture. An oak floating TV stand completes the bedside table and matching makeup table next to the window.

The bespoke bed of the platform bed extends perfectly across the back of the makeup table to create coherence. A round mirror delicately serves the vanity, while a Matisse art print adds a bold back accent over the bed.

A mini bedroom lamp illuminates a turned wooden bedside table. Custom closets and Eames walnut stool designed by Charles and Ray Eames for Herman Miller make up an elegant dressing room.

A clear glass vase brings a vibrant glow of natural greenery to the bedroom TV wall.

The beautiful children’s wall decor pours positive energy over a built-in bed design and a wall-mounted children’s desk.

The small floating desk is lined with an arched bookshelf niche inside the closet, where school books can be kept close at hand. A strip of wood continues the desktop end through the white cabinets.

Bow-shaped cubes make adorable perches for special soft toys, treasure items and extra books. See more inspiration on how to incorporate elegant arches in interiors.

The home office contains double workplaces that are blessed with natural light from tall twin windows.

Built-in units store office supplies and large household items, while unique bookshelves display decorative pieces.

The final home tour in this series begins in a very small but elegant living room with a space-saving armless sofa. The striking black swing arm lamp above it is the 1-Arm Rotary Screen designed by Serge Mouille.

3D wall art creates subtle arches over the sofa. A set of round nest coffee tables completes the curves, while a geometric print rug brings a sharp contrast.

Next to the TV stand, a round ottoman provides additional, mobile lounge seating, or an occasional footstool. Black and white plaid throws create comfortable accents.

H&M style decorative vases add a curved aesthetic to the dining table that stands opposite the kitchen island according to the compact open concept. Asian inspired dining chairs bring curved wooden frames to the set.

Above the smart food set, a paper globe hanging light seamlessly embraces the Asian and Scandi aesthetic.

Black, white and wooden kitchen designs merge quietly with the serene living room.

Black and white floor tiles define the kitchen area from the rest of the living space.

A runway formed a niche nest between two architectural arches.

One of the arches visually separates the living space from the small home entrance, where custom cabinets use every inch of vertical and horizontal wall space.

More units, a shoe storage shelf and an entrance bench fill the other side of the lobby area. Decorative vases add an artistic touch.

In the double bedroom, a geometric bed and a perfectly compatible rug create a fresh modern statement.

A black buttress swings between providing a reading light over the bed and a task light to the desk. Above the workspace, a set of floating shelves contain books and decorative objects.

More books slide under a built-in window seat.

Throwuskuseno draws a geometric print on an elegant bedroom chair. An arch separates the bedroom wardrobe, and creates an attractive bedroom entrance.

A toilet is placed in the white cupboards, with a contrasting wooden back. A unique mirror arches inside the usual piece.

Fistish green accents enliven the pastel children’s room. A beautiful bear wall art adds a friendly companion over a unique toned green and wood plank bedside table. The plank roof continues across the entire width of the room, stopping behind a children’s desk with storage shelves at the base. A green accent corner encompasses a tower of wall shelves.

Another green accent bookshelf is placed at the end of the children’s closet, which is attached to the end of a tailored platform bed with storage drawers.

Declared chandelier forms the crown glory over a luxurious living space. Large and grand, shining modern chandeliers add an undeniably incredible factor with a striking sculptural element and a delightful, atmospheric luster. This collection of four attractive contemporary home interiors appeals to a luxurious light to create a dramatic spirit and add core stability to large and impressive arrangements. In these high-end spaces, we will also be inspired by chic furniture, spacious arrangements, elegant decoration, high contrasting color palettes and exquisite home accessories. We will visit luxurious lounges, formal dining rooms and kitchens, as well as a darkly attractive modern bedroom plan and an even darker bathroom concept.

Located in odódzo, Poland, The Nature House is a unique modern apartment, over 900 square meters. With room heights climbing up to almost four meters high, the spectacular Q2 chandelier by Jan Pauwels for Baxter makes an effective piece in the high void. A dark feature wall and ceiling panels form a contrasting background that elevates the fascinating light piece.

Shades of rich brown, smooth latte and cream tones merge into a warm and attractive decorative palette. Glass walls open up a picturesque setting of garden greenery.

Modern nesting coffee tables are gathered in the center of a four-sided conversational furniture arrangement. The two-tone plank completes the upholstered furniture selection, and the overlapping brown and cream rugs.

A seductive courtyard thrives at the heart of the house, with four large trees pushing up through the atrium.

On the other side of the courtyard, two Serie Up 2000 seats by Gaetano Pesce for B&B Italia are arranged in a separate seat from the main lounge. A round rug and a low, circular coffee table echo the curves of the sculptural chairs. Small side tables and a modern floor lamp transform the area into a practical, comfortable reading angle.

An extraordinary dining room chandelier zigzags through a huge formal dining room that is equipped for sixteen guests.

The neighboring kitchen island is just as long and just as spectacular, crowned by the amazing Algorithmic lighting designed by Toan Nguyen for Vibia.

The excellent lighting installation illuminates the entire length of the vast kitchen island and a fused dining surface that is designed as a more intimate environment.

When we enter our second outstanding home tour, we are immediately dismayed by the cube-like formation of the Q3 luster by Jan Pauwels for Baxter.

A piece of square wall art and a square coffee table complete the shape of the modern chandelier.

Two cognac leather armchairs break the square-shaped theme with a contrasting rounded silhouette.

Two of Baxter’s Q3 chandeliers gloriously illuminate a high-end modern dining room.

A large wall clock was chosen to achieve balance with the scale of the striking chandeliers.

In the adjoining kitchen, the main light attraction attracts all eyes to the floor.

LED kitchen light wires along the island plinth to shed a golden glow over black marble floors. Another beautiful courtyard grows a green view.

In this black, white and gray luxurious home interior, a Cosmic lamp by Jan Pauwels for Quasar resembles a 3D star map over the living room. Sampei floor lamps designed by Davide Groppi and Enzo Calabrese provide atmospheric light behind the modern sofa.

The Cosmos lamp is hung from a grand double-height ceiling.

The bulbs are reflected brightly in a unique black glass coffee table below.

Concrete planters contain mature indoor plants that gently reflect light with their bright leaves.

A textured surface adds interesting highlights to the simple black TV wall.

The black linear chandelier includes a planter on its frame to bring some greenery.

Translucent table legs give the space a light aesthetic.

A plinth-like black marble coffee table set up a solid centerpiece in the living room. The flames of a modern fireplace dance along with a reflective golden fireplace.

High black doors hide the TV above the fireplace.

3D wall art publishes drama with light and shadow.

The concise angular formation of the chandelier is reflected in a unique floor treatment and in project dining chairs.

Selected materials create coherence and gentle refinement.

The unusual bedroom project is decorated with an equally unusual table lamp on a floating headboard.

A decorative vase creates an arrangement of cascading height with the lamp.

An all-black bathroom decorative scheme absorbs much of the light, so perimeter light has been added to deal with the shadows.

White floor helps distribute top light.

A manageable hall shaft is defined under an LED ribbon in the entrance, where a calendula puff shines a great welcome.

Uniquely elegant contemporary Asian decor forms this collection of attractive home projects, cleverly pictured by Lan Hen. Join us as we get a little inspired by a total of six different home tours with a special advantage. These creative interiors feature open-plan living spaces with elegant kitchen and dining combos, peaceful modern bedroom layouts with modern twists, a choice of prominent statement furniture and a set of tailored storage ideas to light up. Minimalist aesthetics leave all arrangements clean and uncomplicated, while unusual silhouettes add abundant interest and intrigue to keep the eye moving and the imagination engaged.

A tailored bar was formed around a central retaining wall in the living room of our first outstanding home design. A backlit wall unit stores drinking glasses under a mild atmospheric brightness. Two unique modern bar stools give the shady lodge a projecting edge.

Hand-woven cane wheelchairs, inspired by Pierre Jeanneret’s Kangaroo Chair, add an iconic design element to the comfortable lounge area.

The seats on the opposite wall are built in bench design. The microcement bench fuses into a window seat and runs up to meet the concrete staircase project. Across the room, a cantilevered dining table is attached under the bar.

The modern staircase design cuts a sharp silhouette from the calm gray background.

In the home workspace, a tailored desk is thinly threaded across a huge window. The floor changes from polished concrete to a wood-clad platform, differentiating the desk area from a music stage.

When we enter the bedroom, we can see directly into a clear, open suit design.

A floor bed is located high on a two-story floor that is drastically illuminated by a ribbon of LED light.

Artwork forms a cultural scene.

As we enter the second home tour, our attention is immediately caught by Swing side chair by Frank Gehry for Vitra.

The Wiggle chair joins an attractive combination of lounge furniture, including a deeply cushioned sofa design, a striking black armchair and a monolithic marble coffee table.

Indoor plants add flashes of color to the peaceful neutral color scheme.

A wall of fully equipped closets fills the back of the living room with an abundance of storage options. The neighboring kitchen area continues the elegant white, handle-free, aesthetic unit.

A custom oak desk inserts a tight niche.

A microcrete counter and an oak drawer build a chic dining peninsula, accompanied by complementary two-tone kitchen bar stools.

The next home tour begins with a striking curved sofa design that encompasses a set of contrasting black and white nesting coffee tables.

A two-story floor creates a high entrance from the front door into the living space.

A canal tufted upholstered bed forms the main event within the minimalist bedroom layout. Two different bedside tables and a single wall light complete the asymmetrical composition of the bed frame.

On the opposite side of the bedroom, a unique makeup table is paired with an unusual pedestal vanity stool.

In the second bedroom layout, a low shelf frames the space around the bed and cuts two tailored closets. A low hanging bedroom lamp serves the bed.

A ground brown accent wall gives a warm color in the bright home interior.

A tufted sofa backs up onto the kitchen island in this home, causing the breakfast bar to be relocated. Instead of being attached to the central kitchen island, the bar has migrated to the window wall, where diners can enjoy the view.

Beige, white and black elements navigate visual depth and temperature.

The TV is hidden inside a wall of clean white floating units.

A Japanese Chabudai-style table forms a ceremonial teahouse.

In the corridor, a modern pedestal sink rises through a moderately cut shelf to form a handwashing station at the front door.

A dark mossy green accent chair adds color to this minimalist living room, while the modular sofa keeps things light with a soft beige upholstery.

A piece of modern wall art adds a rainbow aura to the adjoining kitchen dining room.

Behind the living room, one wall kitchen extends a deep walnut accent as opposed to the white surroundings.

A platform bed with a modern winged bedboard draws a curved theme inside the bedroom, which translates into two beautifully shaped custom floating units. One of the units goes down to hold a bedside table lamp …

… The second murmur unit functions as both a bedside table and a small desk.

Finally we arrive at a home setup on a warm white canvas.

La Trinidad chair by Nanna Ditzel for Fredericia doubles at a cantilevered food peninsula.

Frameless interior doors stand red between the walls.

A single, unstressed bedroom lamp illuminates one side of the modern platform bed, where it emphasizes a linear bed unit.

A gray bed set adds weight to the warm white and wooden decorative scheme.

the-most-famous-dams-in-pakistan

The most famous Dams in Pakistan

Dams are mostly built across flowing waterways to regulate flood control, produce hydroelectricity, and absorb food, and power from the locals. Most barrages lead to the establishment of silent lakes with some 150 dams in Pakistan, much of which in Punjab and Khyber Pakhtunkhwa, where the Indus River and streams run all throughout mountains south to the Arabian Sea. So there is no shortage of barrages.

Dams highlight potential lakes, which have become popular recreational locations for residents, with several parents having picnics by the lake and engaging in water sports mostly on the lake’s surface. Today, we’ll look for some of the most well-known dams that were erected in Pakistan so over years, and also the recreational opportunities they can provide residents.

Here is a list of famous dams in Pakistan

Tarbela Dam

The construction of the Tarbela Dam began in 1968 but was finished in 1976. Tarbela Dam is among Pakistan’s largest dams. And also has the distinction of becoming the largest global earth-filled dam. With a height of 143.26 meters and a length of 2,743.2 meters, it built this amazing dam on the Indus River. The dam has a storage capacity of 13.69 cubic kilometers.

The dam was built mainly for the reasons of producing hydroelectricity and irrigation. For energy production, the Tarbela Dam has a capacity of 4888 Megawatts. This is Pakistan’s largest hydroelectric dam, producing about 70% of the total electricity generation. One of Pakistan’s largest hydroelectric dams is the Tarbela Dam. Islamabad, Pakistan’s capital, is only a two-hour drive from Tarbela Dam. Tarbela Dam is among Pakistan’s best-known dams, and locals consider it to be the best picnic spot in the country. Swimming, boating, and fishing also are activities all that engage in.

Mangla Dam

Mangla Dam is currently the second dam. It is in Azad Jammu and Kashmir’s Mirpur District. The Mangla Dam project began in 1961 and was finished in 1967. It is indeed far more than a supply of energy. This one has a significant part in the Indus Waters Basement Treaty, a bilateral arrangement between Pakistan and India. With a height of 147 meters and a length of 3140 meters, the bridge was built on the Jhelum River. This has a 7.39 million acre-foot water holding capacity (M.A.F).

This dam was initially constructed to pump energy, but then it was later upgraded to provide hydropower electricity. It has an electricity generation capacity of 1,150 megawatts. Mangla Structure was constructed on Mangla Lake, which is about a 2-hour drive from Islamabad and a 4-hour drive from Lahore. Mangla Dam is among the most popular picnic spots within the area. Fishing, swimming, rowing, boating, and jet skiing are some activities it participates in. Mangla Dam is considered one of Pakistan’s largest hydroelectric dams.

Mirani Dam

Mirani Dam is located in Balochistan, upon on Dasht River, toward the south of the Central Makran Range. The development of the Mirani Dam began in 2002 and was finished in July 2006. The dam was built to give water to the cities of Gwadar port and Turbat. It has a height of 127 feet and a length of 3,080 feet. It has a water storage capacity of 302,000 acre-feet. Mirani Dam is one of Balochistan’s largest dams. In Balochistan, there are nearly 29 dams, however, Mirani Dam is among the most well-known.

Warsak Dam

Warsak Dam, a water reservoir constructed on the Kabul River, may well be reached by driving 20 kilometers beyond Peshawar. The structure was constructed in 2 stages, one of which was completed in 1960 and the second of which was completed in the 1980s, with additional electricity-generating abilities. This boosts the dam’s total size by about 240 megawatts, with intentions to expand it to 525 megawatts in the future. Locals visit the spot for boating and fishing excursions, and there is a motel on-site for overnight stays. However, you first must get authorization from WAPDA before visiting the region.

Hub Dam

Hub Dam is 56 kilometers from Karachi and sits on the Sindh-Balochistan boundary. It is established just on Hub River, which would be a major source of drinking water in Karachi. The development of the hub dam initiated in 1963 and lasted nearly 20 years to finish. The project was built in 1981, and the government released this to the public. The dam was created for water irrigation and also has a storage capacity of 857000 acre-ft (0.847742 km3). At a cost of Rs 1191.806 million, this was the first dam constructed.

Namal Dam

Namal Dam is near Rikhi, a village throughout the Namal Valley, 32 kilometers from Mianwali in Pakistan’s Punjab. The British government developed Namal Lake, with a surface of 5.5 km2, in 1913. We can see the view of beautiful mountains from the dam’s southern and western sides. The city’s agricultural areas lie mostly on the east and north edges.

The dam’s primary purpose was to supply irrigation for the region’s farmlands, but it is also a favorite vacation destination for locals. Birdwatchers flock to the area because the migratory birds and boaters explore options here too. Namal Lake is among four tourist destinations in Punjab that’ve been chosen for future development, attracting more residents and visitors.

Rawal Dam

Since 1962, the Rawal Dam, one of Pakistan’s water reservoirs, provides supplied water to the twin cities of Islamabad and Rawalpindi. It collects water from the Margalla Hills’ Mastering River and other small streams. Rawal Lake, including the Margalla Hills, is just a popular tourist destination, having a lovely park lake with lush trees, walkways, and picnic areas. The park’s tallest mountain provides a stunning view of Rawal Lake, the Margalla Hills, and also the dual cities. Diving, sailing, boating, swimming, and water skating just are a few of the things that specialized tours can organize. The Islamabad Club, which really is close by, offers a wide range of water sports activities on the lake regularly. Many species of birds, animals, and reptiles call this region home, and birdwatchers visit frequently Rawal Dam to see native birds. The lake is also a great place to go fishing, with roughly 15 distinct species in its waters.

Gomal Zam Dam

The Gomal Zam Dam is in Pakistan’s Khyber Pakhtunkhwa, inside the South Waziristan Tribal District. The Gomal River, a branch of the Indus River, is dammed at Khajuri Kach, rendering it one of Pakistan’s greatest strategically significant dams. We constructed the dam for irrigation, power generation, and food production. Construction began in 2001 but was completed in 2011. With a storage capability of 1,140,000 acre-feet, Gomal zam is among Pakistan’s top power stations (1.41 km3).

Having two x 8.7 turbines, a height of 437 feet (133 meters), and just a length of 758 feet (231 meters), Gomal Dam is among the most famous six tourist destinations. That’s a 0.5-kilometer-long roller-compacted concrete hydroelectric dam. Locals come to the dam for fishing and picnics alongside their groups. When it comes to considering Pakistan’s hydroelectric dams, the Gomal zam dam is by far the most powerful, providing 17.4 units of power.

Khanpur Dam

Khanpur Dam is in Pakistan’s Khyber Pakhtunkhwa, in the Haripur district. It was developed on the Haro River in 1983 to regulate the river flow. The dam created Khanpur Lake, which supplies drinking water to Islamabad, Pakistan’s capital, and Rawalpindi. Including its lovely blue water beaches, Khanpur Lake attracts all tourists and locals. The fact that this really provides irrigation to Attock, Rawalpindi, Lahore, and Haripur makes this one of Pakistan’s best-known dams. This dam cost Rs. 1,385.10 million to build and took 15 years to complete. Khanpur is indeed a rock-fill dam that is 51 meters high (167 ft). Boating, zip-lining, glamping, hiking, fishing, cliff jumping, waterskiing, and kayaking were all important attractions at this dam.

Neelum Jhelum Dam

The Neelum–Jhelum Dam was completed primarily and provided hydropower to Azad Jammu and Kashmir. Water from the Neelum River was diverted to a power grid on the Jhelum River, culminating in this yet another dam that collects water from one river and discharges it into the other. The dam, which has a capacity of 970 megawatts, started building in 2008 and also was officially opened in 2018. Few people have seen the dam’s reservoir as it is still relatively new, but tourism is expected to increase continue in the early years.

Satpara Dam

USAID is supporting the development of the Satpara Dam, a multipurpose water and power facility on the outskirts of Skardu City in Gilgit-Baltistan, close to the Chinese and Indian borders. The dam, powerhouse teams 1 and 2, as well as the development of powerhouses 3 and 4 and mainly two preparing the budget drainage systems, are all funded by USAID. The Satpara Dam is projected to provide 17.6 megawatts of power-generating ability to a local power grid, enough just to power around 40,000 households. The dams will also help prevent flooding in the area, store water for irrigation, as well as provide 3.1 million gallons of water per day for domestic use.

Darawat Dam

Although this dam on its own, and also the realization that storage level has been increased by 2.5 meters to 106 meters since about Friday from 103.5 meters, is favorable for the province’s water-stressed farm workers, the water the reservoir stores only at moment could be of immediate benefit to farmers so because irrigation department has still yet to develop the dam’s sufficient mass. It means that farmers who depend on rainwater to irrigate their land will have to wait a bit longer. Whenever the irrigation ministry assumes control of the dam, it plans to develop the command area by laying watercourses on property that the Sindh government intends to distribute to landowners.

Sabakzai Dam

The Sabakzai Dam, lying in Balochistan’s southern district, directs the amount of the Zhob River. The structure was constructed between 2004 and 2007, helping in the watering of local lands and providing a much-needed relaxation area for the community.

Conclusion

We’ve already provided you with basic significant knowledge on dams, like the fact that Pakistan has 150 total dams. Dams are needed for water storage and electricity generation, as experts predict there will be a global water scarcity by 2025. Dams are mostly built across flowing waterways to regulate flood control, produce hydroelectricity, and absorb food, and power from the locals. A unique segmented layout defines this amazing Japanese home, belonging to a couple and their three children near downtown Shunan, Yamaguchi County. Designed by Hayato Komatsu Architects, the rooms of this unique home are sectioned into boxes around the edge of the site. Glass corridors tie up the volumes as they take on the green beauty of a large and serene central courtyard, as well as several smaller yards. The design was formed to realize all the wishes of the client without completely overriding the scale of the 807.03 square meter plot and the surrounding residential environment. The result is a space with a sense of unity and a deep connection with nature.

A steel enclosure door waits at the end of a short path that leads into the property, just off the main road. The modern door matches a frame of steel windows, which increases its scale and size.

The main main entrance door for guests is housed inside a wooden tin enclosure that extends to the roof line to increase its warm and text effect. The cool gray exterior of the home creates a tonal contrast that pushes the eye to the welcome entrance.

Glass roof panels let the blue sky into connecting corridors that connect each volume of the unique home design. Glass walls open the corridors to the courtyards, which bloom on both sides.

Once through the narrow glazed corridor, a huge living space opens up with towering ceilings. Huge windows bring natural light flooding over the rich wood tone and gray brick interior. Tailored bookshelves stack decoration up to the roof.

The two-story lounge puts a small, casual dining room into the lower half of the layout, while a luxurious lounge tops. A chic modern L-shaped sofa divides the upper floor between the living room layout and a formal dining room at the back.

A rectangular coffee table is located in the center of an understated gray carpet that balances the gray tile floor treatment in the tiny dining room.

A bistro pedestal table sets up the secondary dining room as a place for tea and light snacks.

Three steps down gives the area a pleasant, intimate feel that is enhanced by the presence of a wood burning fireplace.

Surrounding courtyard views bring nature rushing to the airy living space.

An outdoor seating seat lies in the welcome patio design. Free installation of wooden ceiling panels flows from inside the living room to the shaded overhang outside.

At night the courtyards light up to preserve the magical panorama.

The L-shaped volume pushes the kitchen layout just beyond the corner of the living room, giving it an unobstructed view of the luxurious courtyard.

A breakfast bar returns to the next connecting corridor from floor to ceiling glass. Three kitchen bar stools let the children contribute to dinner.

Wide expanses create the feeling of walking outside.

A stone walkway in the manner of a garden path was carried out inside the house, to rebalance an area where there are no exterior views.

In the main room, a thin floor-to-ceiling side window and a clerestory window ensure privacy. Furniture is minimal, with only a platform bed, bedside table, desk and IC F 2-style lamp. La original IC F 2 was projected by Michael Anastassiades for Flos.

Home library is secretly hidden.

The library also serves as a music appreciation room, with heaps of CDs and a sound system.

Shoji doors add traditional Japanese elegance.

The doors are pocketed in a deep wooden frame.

Even the bathroom overlooks a courtyard.

The courtyard next to the bathtub is elevated to improve the view.

Exposed wooden ceiling beams add a bold visual interest.

Authentic tatami mats dress the floor.

The material palette remains cooperative throughout the home.

Graceful shrubs soften the fort home exterior.

Wooden slat panels examine the connecting footpaths.

Rocky borders plume the paved driveway, leading to green shrubbery and trees that give only a slight taste of the natural bonds that surround the rest of the household.

Exterior lighting gently illuminates the plants and the welcoming front entrance door.

The secondary front door is gently obscured by small trees.

The central courtyard gives the segmented dwelling a general sense of unity.

With the windows open, gentle winds blow through inner spaces to ignite the senses with an outer soundtrack of whispering leaves and bird song, and aromas of earth, flowers and flowers.

Each yard differs in scale, sunlight and height, creating different experiences as one moves through the house.

The site of 807.03 square meters holds a building area of 444.59 square meters, resulting in a total floor area of 471.24 square meters. A parking garage holds up to four cars at the front of the building.

The final layout of the rooms was decided by imagining many everyday situations and likely future lifestyle changes.

Carlile Armadale apartments are a set of chic luxury apartments located in curved, decorative art in Melbourne, Australia. Here we will look at the intricate design that forms the interiors of these extraordinary apartments, and some subtle stylistic variations between them. These high-end interiors are modern yet timeless, functional but attractive, to complement the special character of the building’s heritage facade. A deep, muted color enriches a material palette of natural wood, cool stone and metals to create a polished pattern. Wardrobes and beautiful bathroom projects build layers of luxury, while unique contemporary furniture attracts lines and pronounces luxurious comfort.

As we enter the main apartment of this apartment, an eye-catching jade green tufted sofa sets the tone for a unique modern luxury. A contemporary fireplace blazes across a luxurious marble fireplace. Large marble shelves extend the aesthetic in a vertical column. Twin lounge chairs set up a unique, designer presence.

In this alternative Carlile apartment, we see the tufted sofa moved to a more centralized position, which leaves room for a contemporary floor lamp by running floor-to-ceiling windows. This time the fireplace is contained in an attractive partition. A wide area rug connects the luxurious L-shaped sofa arrangement to the brightness of the fire.

A much more boxy contemporary sofa design approaches the modern fireplace of this apartment, which flickers inside a glass fireplace screen. The outer edges of the deep stone fireplace are used as bookshelves here, while elegant wooden effect panels texture the wall above.

A black marble coffee table completes the texture of the marble fireplace and built-in shelves. A clear glass vase and coffee table books provide a simple, unpretentious centerpiece.

The open concept lounge flows extensively into a chic formal dining room comfortably equipped for up to eight dinners, and into a large kitchen with dining area.

The luxurious kitchen island connects with the rest of the marble elements through the design of an open living room to create an elegant cohesion. Walnut lacquer kitchen towers build a warm backdrop for the cool gray stone island, while a central column of gloomy gray top cupboards and a coordinating gray back splash set a tonal link.

Gold-plated kitchen stools add a warm glow in front of the monolithic gray kitchen island, while their smoky padding completes the dramatic dark vein of the stone.

Well-placed artwork adds pulses of rich color to the refined decor scheme used here to draw attention to a well-stocked bar cart between the kitchen and living room spaces. An open kitchen shelf gives depth to this kitchen installation, and an option to display special cutlery, glasses and decorative objects.

Some of the apartments have a full home bar, accessible through glass doors of the living room.

An elegant armchair and a small coffee table form a comfortable place to relax with a strong drink while enjoying the city.

A blue padded bed adds a spot of uplifting color to the neutral bedroom plan. A modern glass wall light illuminates each bedside drawer, while the contemporary fireplace adds a comfortable light between two large windows.

In the library, a folding desk provides a comfortable area for work. A plum puff makes a neat replacement for a full-size desk chair.

In the closet, a brandy vanity chair stops at a built-in toilet. A large vanity mirror reflects light into the built-in corner.

Fully equipped closet systems fully utilize the closet space.

A marble enclosed bathtub is the heroic piece of the luxurious bathroom design. The tub lies under a large window with a relaxed view. Contrasting vertical tiles lined a curved feature wall around the head of the tub, which is highlighted under thin bathroom lamps.

Residents of the luxury Carlile Armadale apartments have access to covered parking.

Sliding glass doors open the main living spaces to private terraces and outside dining areas. Low maintenance flowering plants and trees green trim the outer extent of living space.

A black sun lounger makes for a tempting reading area, or a place for contemplation looking over the city and Malvern Public Gardens.

The gap between two attractive and functional heritage buildings forms the unobtrusive, vine-draped pedestrian entrance to the Carlile apartments above.

The development grows from a street of lively cafes, eateries, restaurants, bakeries and bars, as well as a variety of local and international shops that offer a variety of shops on the doorstep. The property has its own open-looking cafe courtyard, which creates a street presence in conjunction with the surrounding establishments.

A community pool extends next to the building.

The mix of deciduous and evergreen plants, and Carlile’s landscaped character, Armadale, work to gently blend the building with the surrounding location and heritage. It was essential that the residential interiors also honor the history and caliber of Armadale, Melbourne, at the same time as the development of the area into a contemporary design.

What-Does-It-Take-To-Be-A-Successful-Real-Estate-Investor

What Does It Take To Be A Successful Real Estate Investor?

Real estate investing is always one of the most lucrative businesses in Pakistan. The real estate business provides many ways to make money fast and increase your wealth significantly in a short time. However one should never forget the fact that this industry is very competitive and you need to be extremely efficient to achieve lasting success in real estate. No matter whether you are a novice or an experienced real estate guru, learning and adopting the habits of a successful real estate investor is an ongoing process and it can be very effective at any stage.

Unquestionably investing hard-earned capital in any new venture is a very risky task. But with regard to real estate, always remember that the greater the risk, the greater the success. By comparison, over time, making a profit against your real estate investments becomes easier once you find out about the market trends, clear up your goals, develop a niche, and build a network.

There are currently various well-known institutes that offer real estate in Pakistan. Obtaining a degree in this field may be one of the important steps to becoming a successful real estate investor, but it is not a prerequisite to becoming a successful real estate investor. If you really want to continue your career in this domain, you need to learn and follow the habits of successful real estate investors, their stories, and their vision, and try to embrace their characteristics.

5 habits of successful Real Estate Investors

Today we have collected some of the very effective habits shared by successful real estate investors. Let’s move forward.

1) Make a Plan & Paste it

Most beginners don’t realize the importance of having a plan before investing in real estate. To achieve success in real estate, you need to have a solid investment plan and the ability to adhere to your plan.

As a novice, you need to be clear about where you want to buy real estate, and how much you want to invest. What is the acceptable return, and what is the time frame for your investment? How fast do you want to earn a profit and what is your target market? Moreover, you also need to research whether you need to invest in residential or commercial real estate.

Once you become unambiguous in your plan, set your short- and long-term goals according to your plan. Stay disciplined, and be prepared to face small setbacks and always think from a broader perspective.

2) Notoriety With The Market

Reading carefully about the market situation is one of the main skills needed to become a successful real estate investor. This includes knowing the changing trends of the market and analyzing the demand of buyers, means and what actually buyers are looking for. You need to be well aware of the kind of properties that serve as a hot cake in the market. You need to be able to predict the locations for high capital gains and an impressive rental yield.

Deep knowledge of target markets, getting the traps and acquaintance with the trend prices is as essential as knowing the consumer’s spending habits, priorities, the inflation and unemployment rate, middle income and other factors that influence the buying and selling power.

Smart investors always have this information. Being aware of market trends also allows them to predict future trends. And this skill can create very lucrative opportunities both in the short and long term.

3) Build a Niche And Focus

Building a niche is very essential to becoming a successful real estate investor. Many large tycoons in real estate investors have a certain niche. Therefore, it is highly recommended for beginners to choose a particular market, build a niche and focus on it. This practice takes a long time to master, but step-by-step learning will make you understand the market and a specific type of property, neighborhood, or area of interest. However, we always recommend focusing on a single market if you want to be a successful investor in the long run.

In Pakistan’s real estate market there are many options for new investors like poor or cheap housing, mixed-use developments and high-rise housing. Similarly, the country is also witnessing a significant increase in the popularity of hotel apartments, which is yet another possibility in the growing real estate sector.

4) Brainstorm and Risk Calculations

As we always say, the greater the risk, the greater the gains. Risks are the essential element of any investment or business. To be a successful investor, you must have the ability to assess, calculate, and understand the risk associated with your transactions. Recognition and prior risk analysis will not only help you discover a property that is worth your investment but also helps you avoid the related risks before the point when they lead your investment to a loss.

Compulsory diligence is inevitable in real estate to avoid any major loss. It is highly advisable to analyze the situation itself, seek expert advice where necessary, refer to facts and figures, understand the legal implications and always rely on credible sources to form a course of action. This practice will minimize the risk and increase the probability of success.

5) Make Relationships

A network consisting of a competent, professional and reliable team is very important to achieve lasting success in real estate. You need to build your network with peer professionals and successful investors. These gurus in your niche will help you accelerate in your domain. One has to be very careful when choosing business partners and customers.

Many people prefer to work alone if you are one of them. Please remember that expanding your professional circle, making connections and building a network is the habit of highly successful real estate investors.

In addition, always keep in touch with the people involved. Do not hesitate to ask for help when needed. Encourage referrals, always be ready to learn new things and keep yourself aware of the changing dynamics of the market. Hire competent resources to manage your finances.

5 Considerations to Make Before Buying a New Construction Home

Buying an existing or new construction site is the most exciting day for many people and also the scariest. When a person rents an apartment or house, they cannot make any changes and must get permission to even paint a room. But they also don’t have to worry about maintenance and repair costs. When something goes wrong, a person just calls the landlord to ask for repairs. When a family buys a new home, they are responsible for care and repair. However, they can make any changes and make any decoration they want and can afford.

Buying a New Home

Buying a new construction home is almost everyone’s dream. But not everyone can afford to be the first owners of a new home. The next best ticket to home ownership is to buy a pre-owned home and remodel or renovate it according to the tastes and needs of a family. Buying a brand new home is still a dream for many homeowners who could start with an existing home and then move up to a new construction home when they can afford it.

But remember that buying a new construction home can also be a hindrance. It is not the same to buy an existing home. There are important considerations for the new home buyer. Here are five notable things:

Before You Start Searching for a Home

  1. Before starting the search get a good property with experience in selling new construction houses. They can protect you and make sure everything during the sale is done correctly.
  2. Find the best lender before starting the home search. They will tell you how much you can pay in payments and interest rates. The right lender can save a house by buying money. Understand all the financial options available to you. Get pre-approval for a loan before starting the home search.
  3. Before the home search begins, look at the different new construction neighborhoods and narrow the search to neighborhoods you can afford, and that appeal to you considering amenities and a convenient place to work and schools. The perfect house in the wrong neighborhood will not be a good choice. What are the amenities the builder plans for the construction? What is planned for the surrounding area in the near future? What is close to the planned neighborhood now? No one wants to be on a direct flight path from an airport or near a factory with harmful fumes.
  4. Look at the builders for the developments you’re considering. Check online reviews and ratings on customer satisfaction. Check with the Better Business Bureau for ongoing purchase complaints. Drive along to homes they’ve built, and take a look at their online website for house plans they offer. Take a look at their price compared to other builders. Ask the Agent that you have chosen to critique the good and bad points of each builder you consider.
  5. As a family, decide what is needed in a home and what every family member wants. Make a priority list of factors that matter in a new home, and try to get as many items on the list in any home considered. A home that does not meet the needs of a family is just not suitable. Don’t settle for a home that won’t be convenient and comfortable to live in.

When You Buy The New Construction House

Here are five considerations when looking for and buying a home:

  1. Remember that the model houses you visit are not the houses you will receive. Your house is yet to be built. Even if you specify that you want the same plan as the model home, it may not be the same. But you can customize each house to your liking. Paint and other finishes make a big difference without changing the cost if you stay according to the construction plans. If you like a floor plan except for a few changes, you can get the changes to the floor plan but it will cost more.
  2. Write down every detail of the new home purchase. This includes colors and finishes, floor plan changes, deadlines, and any other changes and choices. So if something is not so agreed upon, you have written proof of your choices.
  3. Get as many guarantees as possible and receive them in writing. This includes the home finished on time, the quality of construction and customer satisfaction. Ask these questions:
    • What percentage of the homes in the project are sold?
    • Who will you work with during construction?
    • What features are included in the price, and what improvements increase the price of the home?
    • How often can you visit the home during construction?
    • What happens if the home completion is delayed?
    • How are buyers ’concerns and complaints handled?
    • What measures are being taken in construction to affect domestic energy?
  1. Timing is important. When will construction take place? How long will it last? A new home can take from seven months to a year to complete. If you can’t wait that long, consider buying the model home if it’s the right floor plan and appeals to you. Model homes are sold when a large percentage of the homes in the development are sold.
  2. When the home is finished, be sure to receive an independent home inspection and request a correction of defects prior to closing. Builders make mistakes, and it’s best to find them and fix them before closing. Home inspectors see things a homeowner would miss. Then pay attention during the tour and take accurate notes on things that are not appropriate. One of the advantages of buying a new home is that you don’t have to worry about repairs or things breaking or failing for quite some time. So make sure there are no defects before you close the house. The builder will be more willing to repair defects prior to closure.

Buying a new construction site is exciting. Most people buy the biggest house they can afford, and then experience a few surpluses due to changes that increase that investment. Try to avoid any costly changes during construction. Once the closing has taken place and the family has moved into the new home, make sure the furniture and belongings are correct and make sure the unpacking is done promptly so that the family can enjoy living in the new home. Meet your neighbors as soon as possible, and drive around the neighborhood to get to know the family, where all the amenities are located. Now, enjoy the new home.

Property-Owners-View-Parametric-Insurance

Property Owners View Parametric Insurance

As they say, necessity is the mother of innovation, and as the real estate insurance market became even more competitive this year, homeowners began looking for alternatives to real estate insurance. Parametric insurance is one of those solutions.

Parametric insurance can help property owners and operations reduce risk and minimize policy costs, by offering property owners a predefined payout based solely on the extent of local weather or an earthquake event, as opposed to covering the damage caused by the event.

Parametric insurance is not for every asset. It is an insurance program designed to fill gaps that exist in the traditional insurance system. Nor is it designed to stand alone. But it can protect outdoor cannabis growers from weather risks that are really out of their control.

In today’s hard real estate market – in which rates are rising, signing criteria are stricter and insurers are writing fewer policies – parametric insurance is a great option for specific homeowners.

How Parametric Policy is Adapted to Specific Hazards

A parametric policy is fully paid when the so-called hazard reaches an agreed threshold based on a metric of a national weather organization approved by an airline. The payout is distributed completely regardless of the actual damage caused; it does not require claim registrations or for insurance regulators to review the website.

Parametric policies are tailored for a specific hazard that owners possess. In the Midwest, this could be a tornado measuring F3 or more; in the southeast, there could be a hurricane reaching category or wind speed. While parametric policies are paid, no matter how much damage property suffers, the policies are written with strict geographical parameters, so a natural disaster without undamaged property is rare.

Because parametric insurance is tailored to the specific risks of each real estate portfolio, it allows building owners and operators to set the terms and conditions. As a result, real estate investors with multiple properties in one area may be able to pool risk by purchasing a single parameter policy. For example, if a hotel chain has multiple properties within a one- or two-mile radius, a single parametric policy could cover all properties.

Advantages of Parametric Insurance Coverage

Although the cost is higher than traditional property coverage, a parametric policy offers a number of advantages including:

  • Because a parametric policy fulfills the unique risk profile of the facility or real estate portfolio it results in a credit to the primary property policy; the parametric policy already covers the risk of property damage of a given danger like storms.
  • Because there is no advertising, an accelerated payout allows property owners and operators to perform the duties of their loss immediately and they can continue operations or reopen quickly. The speed with which payments can have a significant impact on disaster victims. Companies insuring against business disruption risk and agencies provide an ancillary benefit, as resources can be deployed more quickly post-disaster.
  • Owners and operators can use a reward to cover business interruption costs. For example, say hurricane results in a parametric reward, even though the storm leaves rental property covered by the policy. The owner can use the reward to cover forgotten expenses as customers cancel reservations.
  • Because the amount of payment does not affect the total loss, the insured still has an incentive to minimize his losses. This reduces the exposure of the insurance company to the problem of moral hazard.
  • The risk of insurance fraud is also reduced for larger contracts, as payment is standardized and the event is large-scale and independently controlled.
  • Parametric insurance can reduce transaction costs involved in writing and managing policies because there is less need for an actual loss estimate for payment of claims or insurance rating requirements to determine the premium based on liability and scope of risk sharing.

Many factors determine the cost of parametric insurance coverage, including location, risk exposure, desired limits, and trigger parameters. Because parameter policies are highly tailored, property owners and operators will want to work with their broker to help set optimal parameters for coverage.

Property Owners View Parametric Insurance

Friday, 11 June 2021 by feeta_admin
As they say, necessity is the mother of innovation, and as the real estate insurance market became even more competitive this year, homeowners began looking for alternatives to real estate insurance. Parametric insurance is one of those solutions. Parametric insurance can help property owners and operations reduce risk and minimize policy costs, by offering property

Top 7 Real Estate Rental Improvements to Improve Its Value

Let’s agree to it; every real estate investor wants to maximize the value of their assets. If you own rental property, it is in your best interest to do everything possible to make them more attractive to prospective tenants, and minimize the risk of the property remaining vacant, and maximize the price you can get on the rental market.

Even if you were to start with a wonderful newly built home, it would still need to be renovated from time to time. No matter how much you take care of the house, problems will arise, and if you want to retain your tenants, you need to deal with them as soon as possible.

With that in mind, here are the top seven improvements you can make to enhance your rental assets and bring home more profit.

1 – Extend The Life Of Your HVAC Unit And Add Popular Pleasures

Air conditioning

In the warmer parts of the world, the overall valuation of your property and the rental price it will buy on the market both affect the quality and condition of your HVAC system. People want to live in a functional and comfortable home, especially if it is in an area where air conditioning is needed during the summer months. As an owner, you need to understand this and do everything you can to offer air conditioning service to your tenants, including maintenance, repairs and upgrades (if necessary).

Washbasin

Following the previous point, having the right appliances in your house is almost necessary nowadays. Renting a property with all the essential appliances will greatly increase your chance of finding a tenant (and with a higher price). Ultimately people pay for comfort.

Storage Space

Storage space is essential to your property. People don’t want to live in a cluttered space because they can quickly clutter themselves up, and it doesn’t exactly give the most comfortable living experience. As an owner, it is only right that you provide adequate storage space for your tenants. This doesn’t have to be extensive, but it will go a long way. Things like closets, cupboards, shelves, kitchen cabinets and even opening your attic will dramatically improve the living conditions for your tenants.

Washers And Dryers Units

For all of the above-listed items, you should consider installing washers and dryers on your property. These are basic essences that almost all rental properties come in nowadays, and if your home doesn’t have them, you may lose your competition.

2 – Replace Interior And Exterior Doors

One of the most important things you need to do as a landlord is to show potential tenants that your rental property looks fresh and attractive. One of the best ways to do this is to replace the interior and exterior doors, especially if you haven’t done so in a long time. This includes taking time to restructure the kitchen cabinets of your property, replacing the cabinet doors, and perhaps even giving them fresh paint.

As for your front door, make sure you choose a sturdy material that can withstand the elements (although it still looks great).

3 – Installing A New Floor Can Be A Good Idea

Sometimes, you have to spend money to raise money. Your task as a real estate investor is finding out the smartest place to spend your money and where you will find the best return on your investment.

One great place to invest your money is on new floors, especially if you have a carpet. You see, as a landlord, the dream scenario is to have a property that looks great, is durable and easy to clean. Unfortunately, carpet is none of those things. Although carpet may look comfy and comfy, it can stain easily, hold dirt (especially pet hair), and will stink if you don’t professionally clean it.

On the other hand, wood flooring is ideal for most rental properties. It is durable, dirt can be wiped off easily, and it is not necessary to hire a professional cleaner to find new tenants. Although it can be expensive to install, it may save you more money and help attract more tenants in the long run.

4 – Add Fresh Paint Coat And Update Easy Solutions

Adding a fresh coat of paint is a great way to improve the aesthetics of your property without spending a lot of money. If you can, you can do the job yourself. This means that your only cost is the paint itself, which can make painting one of the highest income improvements you could ever make.

Fresh paint can paint an entire space, covering scratch marks, tired walls, and greasy marks, and will help expose the best features of your room if done right. Don’t forget to use neutral colors that will stand the test of time. This means staying away from crazy trends that are now in vogue because after a few years you will have to do all the work again.

5 – Limit Appeal: First Impressions

According to a study by NAR 2018, 94% of real estate brokers suggest limiting appeal improvements to vendors, but why is that? Well, just as we quickly judge the people we meet, we also do the same with real estate. A large percentage of potential tenants will already decide whether or not they like a house based on the restrictive appeal (the exterior features and how it looks from the outside). Here are some inexpensive ways to improve your limited appeal:

  • Remove debris and debris from the outside area
  • Refresh your front door
  • Clean your windows
  • Make sure your garden is kind
  • Consider fresh painting

6 – Update the landscape of Your Property

Well thought out landscape improvements is a great way to enhance the appeal of your rental property. In addition to that, it can also dramatically increase the overall value of your property, which can give you a nice penny if you ever want to sell it.

In addition, landscaping the garden keeps it poorly maintained and cost-effective, as neither you nor the resident needs to put much effort into making it look great. Remember that you want to make your life as a landlord as simple as possible and also leave your property looking beautiful, and a well-designed landscape scheme will increase the attractiveness of your property, improve the quality of tenants and help you manage higher rents.

7 – Know Your Competition

Last but not least, it’s always a good idea to watch your competition. This way you can understand how the rental market works in your area and what the standard is when it comes to pricing and internal project trends.

If you consider the local market, you will get a clearer view of the strengths and weaknesses of your property, which can help you determine what can be improved and what needs to be prioritized. This gives you a great opportunity to differentiate your rental property from your competition so that you can distinguish it from the crowd. This will attract more potential tenants, and as a result, you can command a higher rental price.

Striking project statements sharpen the layout of this 250-square-meter apartment, located in Almaty, Kazakhstan. Designed by Almaty-Vilnius Architects, space is arranged around heroic pieces that captivate the eye and engage the imagination. While the home decor is primarily a clean and clear white background, colorful accents of blue, yellow and green create a ripple in the quiet environment. The home has an elegant living/dining room, a large dining room with breakfast and island bar, a quaint home office with a custom desk, an atmospheric home cinema, three beautiful modern bedrooms and two inspiring marble bathroom projects.

A modern white sectional sofa makes a clean frame around a unique geometric nesting coffee table.

The versatile coffee table can be placed edge-to-edge as one elegant piece, or divided into three small side tables.

Decorative vases draw attention to an elegant line TV, mounted just a few inches from the floor. Gray tiles behind the TV wall, and frame an elegantly high interior door.

A Chair Series Up 2000 by Gaetano Pesce for B&B Italia anchors a bold black accent in the lightroom. The projected chair also serves as a visual separation between the living room and the home entrance. The transition from wood to tile floors further accentuates the division of zones.

A striking modern chandelier draws attention to the dining room behind the couch.

Black coated steel frames create an abstract cube over the rectangular dining table, while eye sockets bring light globes.

Thin backs raise a modern console table at the side of the dining room, creating a light effect under a large and dominant artwork.

Unique ceramic vases make an interesting yet modest table centerpiece under the declarative dining room chandelier.

A glass vase supports a discreet green ornament.

Warm gray tower units and a gray marble back color half of the L-shaped kitchen installation, while white base cabinets and a clear white island complete the run.

Window blinds were hung from the ceiling line to create an illusion of full-height glass.

A mirrored partition is custom-finished with a shelf tower that adds a decorative touch to the open home entrance. A red accent chair makes a warm place to put shoes next to the front closet.

The modern interior office is a generously proportioned space with declarative yellow living room furniture and a push-up solid green rug. In contrast, the workshop itself is a complex neutral affair with a tailored white & wooden desk design and a chic black & extra desk chair.

Heavy black sheets build drama around the master desk, darkly cutting between huge windows.

The light yellow armchairs cheerfully contrast the dark elements in the room. A solid white marble coffee table comes together in a moment of luxury.

Acoustic panels enchant the sounds of home cinema. Small side tables set the snacks.

Frameless interior doors fit perfectly with the walls of the white corridor.

In the master bedroom, a huge 4 poster frame makes a platform under the bed, creating the look of a room within a room. See more inspiration for 4 poster beds here.

A dark gray rug creates a soft walkway around the bed frame, bridging the gap between the TV and bedroom area.

On the opposite side of the bedroom, a glass framed desk allows natural light and the view from the window to wash. A gray pivot desk chair creates a toned tie with the gray bedroom rug.

Colorful project objects, including red Dog Magis by Eero Aarnio for Magis, add a projective touch to the children’s bedroom.

A yellow carpet sets a playfully beating base for the blue children’s bed.

Perimeter lighting and a unique circular wall light create a comfortable atmosphere.

A geometric killer decor brings a burgundy accent to the final bedroom on the tour.

A mustard bed sets up another deeply colorful statement in the simple white surroundings.

In the bathroom, a textured wet wall waves behind a modern freestanding bathtub.

A unique concrete rural sink stands out from a linear oak vanity. Custom cut, edge-to-wall mirrors create the illusion of a much larger room.

In the powder room, a round mirror sets up the gray marble vanity.

Oak effective wall panels heat up the grumpy dark gray room scheme.

Steel-wrapped doors allow plenty of natural light into the parking lot.

A white canopy shields the terrace to create a multifunctional outdoor living space, with various lounge areas, a dining area and outdoor heaters. Elegant rattan boxes store lids to further combat the evening cold.

Six super comfortable dining chairs make the outdoor dining table a place to gather, chat and stay for some time.

Floor plan, with a parking garage.

Full layout with dimensions.

Creative energy positively bubbles from each of these five attractive red, yellow and blue interior projects. Productive color collisions create a vibrant spirit that ties in with curious art objects and a hidden treasure trove of striking decorative elements. We will tour the home project of an art and book lover that springs from a collection of inspiring colorful tribal masks and several built-in bookcases; a new home renovation with a spacious open living space layout and a cool tropical atmosphere; a complex colorful apartment interior with stunning chandeliers and classic art; and an elegant modern red, yellow and blue interior with a crude industrial style edge.

Capsicum Tribe Mask of Umasqu combines ancient culture with modern talent with detailed and intertwined decoration. The colorful collection is boldly complemented by an assortment of scattered cushions on a solid blue sofa.

Next to the sofa, a unique floor lamp makes curved connections with the contoured masks. A round coffee table pulls the shaped theme forward, under red and pink accents.

A multicolored carpet cuts a geometric contrast across the floor of the living room.

The modern chandelier drops an unexpected blue accent over the arrangement, which even echoes the circular outline of the coffee table beneath it. A cobalt blue cast iron radiator playfully emphasizes the window.

Two large built-in bookcases on either side of the window have an elegant, traditional aesthetic, while a light blue counterpart draws attention to the home office area.

Raspberry accent walls and color coordinated closets bring additional color to the workplace. Blue Lipharara Fat chair makes a sculptural addition to the white-painted custom desk.

The desk is supported on both sides by tailored bookshelves to simplify its silhouette.

Only one gracefully turned leg supports the outer corner of the desk. A recessed LED strip illuminates the workspace from behind.

The interesting ceramic sculpture on the desk is Most Glorious Michele designed by Elena Salmistraro for Bosa, which pays homage to Italian project owners.

A vase of dried botany neutrally balances the other side of the desk.

The golden foliage quietly completes the library of pale yellow pages.

Mustard wool throw sews up along the softened reading area.

This 50 square meter home in Bela Vista, Brazil, São Paulo, is the harmonious unification of two separate apartments. Concrete and cement “seam” between the two original apartments have been preserved to go back to the history of the building structure. An electrical panel, plumbing fixtures and imperfections remain exposed on the remaining pillar.

In the middle of the new larger living space, a wide sofa table puts a warm wooden accent behind a cool waterproof sofa design. The piece also serves as a stool for use in the covered balcony area.

A wall of red panels can be moved to hide or show the wall TV screen. Bookcases provide both a practical and decorative element while the panels migrate.

Cracked floor treatment of wood and polished concrete attracts attention to the dual history of the home. Indoor plants thrive on a black stainless steel shelf, which is mounted on the remains of the original partition wall.

Tropical plants also thrive on the covered balcony area, where green paint expands on the natural theme. A blue hammock stretches inside the mini-jungle.

A colorful set of pillows shakes the modern sofa, while a light rug adds a slightly comfortable texture underfoot.

Direct lighting highlights the elevated indoor garden.

Pieces of wall art add precious colored balls to a dark gray-blue feature wall.

A black AC concealed panel was raised as a statement wall for a bright orange console table and many planters.

The intense green paint on the balcony is actually the color code for this particular floor of the apartment building. The green shade serenely matches perfectly with the other shades in the project.

The wide balcony opens up a glorious panorama of downtown São Paulo, Roosevelt Square and views of the Cantareira mountains.

Simple white doors enter the new bedroom and bathroom from the living area. The doors were created with precision to discreetly align with the walls.

In the footprint of the original apartment, an extensive kitchen project brings a joyful color combination of red, blue and yellow.

The Mondrian-like color infusions form a unique U-shaped kitchen installation.

Bright yellow accents create a cheerful atmosphere inside the bathroom.

The extra bathroom and guest bedroom have been added to the newly extended home for when family and friends visit the town. The new bedroom has direct access to the balcony.

With the wall between the units removed, a larger and brighter living room was reached.

Necessarily a complex character defines our third home interior, where a confident curved blue sofa design surrounds a delicate red, blue and yellow woven carpet.

A unique floor lamp adds a golden sheen behind the couch.

A contemporary chandelier teams up with the modern dining room.

Elegant, linear silhouettes define our ultimate prominent home interior.

A modern yellow sofa goes straight back to a long dining island, creating a bright modern flavor against the luxurious white marble finish.

Clear dining chairs keep the layout simple and lightweight.

A side back seat puts a red accent against the yellow sofa and baby blue kitchen units.

Lively Family-Friendly Home interior With Bold Colour

The Secret Garden project is a bright and edifying modern family home located in Rome, Italy, designed by Maurizio Giovannoni. The homeowners ’initial report called for a redistribution of space to accommodate their lively family, including an open living room, a private home office, a personalized room for each of their two children, and the installation of a terrace door from the main room. . Bold color has become the integral aspect in the renovation and recharging of the family home interior, with dynamic color combinations creating a vibrant contrast in every direction. A lively connection to nature was planted by a false “secret garden,” observed through a fun window sill in the home office.

The TV wall decoration is the first thing you notice as a prominent feature of the family room. A wooden tin bench was built next to and around a regular television stand to form one integrated modern piece. The warm wood, along with vibrant yellow accents and a colorful book collection brings sunshine to the northeast room.

The yellow accent travels on graphic printed sofa cushions and in a delicate set of colored glass dining room pendant lights.

A politically green accent wall differentiates the dining room from the living room in terms of an open concept.

The cool green paint clashes directly against a fiery red declaratory wall that cooks through the glass wall. The glazed partition allows the windowless dining area to receive additional natural light.

You can recreate this full dining room look with Extension’s Balance Table, Scandinavian style chairs from the Danish brand Hay, and tailored Zafferano wall glass chandeliers.

The dining wall remains deliberately bare so as not to compete with the spectacle of colored glass pendants.

A unique fruit bowl brings color to the table.

Strange artwork adds character against the red kitchen wall.

In this project, typical color rules are discarded. Instead, the focus is on the emotion evoked by the color combinations.

The glass walls of the kitchen are maneuverable, soundproof Anaunia panels.

Anaunia glass doors were chosen to remove floor runners and visual interruptions from the glass.

With the glass wall of the red kitchen removed, the kitchen table becomes the physical separation between the kitchen preparation area and the larger living room.

Modern globe hanging lights descend onto the kitchen table, illuminating two more fascinating artwork.

The open flow keeps the family from interacting and connecting, even participating in various activities in various places.

Green kitchen walls repeat the color collision with the red paint. A set of built-in kitchen shelves displays colorful ceramics.

A black wire fruit bottle completes the black kitchen chairs and an elegant black chimney.

In the master, a dreamy woodland mural interacts with a toned blue bedroom plan.

Every carpentry shop in the home was designed to hide appliances and shelves inside a system of oak lath panels. In the bedroom, oak sticks build a unique design of bed and bedside table. A retro-style radio places a powder blue accent on the custom-designed woodwork.

A wooden vanity unit takes the oak accent into a blue and red bathroom pattern. A sharp black faucet fills the ship’s bathroom sink.

More matte black bathrooms carry the dark accent theme into the shower.

A black-framed runway mirrors a twin over the double sink bathroom vanity. A muted red ceiling covers the cool blue corridor of paint and tile.

The home office leads directly from the family room, but is separated by more soundproof glass panel doors. A custom oak desk and tailored oak shelves heat up the solid mint green interior. Next to it, a theatrical fake “royal” garden is created with a Conceptuwall wallpaper.

A fun window sill in the wall of a home office sets up a magical connection with the secret garden, giving the workplace an inspiring view.

In the first of the two children’s bedrooms, a forest wallpaper from Conceptuwall creates another natural inspired space. Cuban shelves and a modern bedside table draw oak accents.

Bright yellow elements give the room a cheerful mood.

A dual workspace allows the children to do their homework together. See more ideas on shared children’s rooms.

The second children’s room is an electric blue vision.

A partition wall was formed to include a small bookshelf behind the headboard, and to separate a music area. Wild graffiti art heralds the change of pace behind a drum set.

The second, smaller shower in the home is a powder blue space with black fixtures and a striking monochrome tile.

Entrance to the small terrace can still be made from the main living room, but is now also accessible from the main bedroom. Blue geometric floor tiles flood indoors from the terrace to increase its perceived size. Blue outdoor chairs and garden equipment playfully expand the color theme.

Floor plan.

Curly white walls and pale gray infusions make for a serene life, especially when thrown along with the natural beauty of wood. Here our four featured home projects use sleek gray, white and wood trim to create an air of elegance within luxurious modern open living spaces. The peaceful palette has been combined with elegant furniture, textured finishes and easy flow arrangements to create good layers. The atmosphere of prevailing tranquility combines pale gray living spaces, contemporary kitchen oak and walnut projects and polished modern dining spaces. We will also take a look at one inspiring bathroom project, fashionable modern wall coverings, creative room dividers and an interior with fashionable architectural arches.

In this 100 square meters private apartment, located in Dubai, United Arab Emirates, the open plan lounge is an impressive double height space full of natural light. Smooth curves form a graceful living area with a soft gray round rug and an elegant curved sofa.

Above the sofa, bronze modern wall lamps contrast deeply with crisp white walls. A smaller seat is arranged by the window, where vertical tiles form a design wall.

Indoor plants introduce a refreshing display of greenery throughout the living space. The plants also serve as a subtle zoning device between the individual seats and the dining room.

RIbbed table legs complete the linear nature of adjacent wooden window curtains.

A leaf arrangement makes a raised green table centerpiece.

An L-shaped kitchen installation wraps wooden effect cabinets around the dining room. A beautifully designed rear splash extends all the way behind an open kitchen shelf and a unique projected trap.

The bathroom is a comfortable combination of lattice wood beams and fiery red foliage. Linear modern bathroom linen is gently lit by a lighted mirror.

Smooth concrete walls give a subtle pattern, and form a palpable curved angle between the vain area and a shower screen.

A brass faucet warmly adds to the white marble bathroom.

Textured wall panels and matte stone gray toilet and video make a smooth tonal fusion.

Bronze fixtures and black accessories give a dark contrast.

Stone tiles peacefully mix the bathtub with the shower wall.

In our second featured home design, a large piece of black and white artwork provides a high contrast focus behind a pale gray modular sofa. A thin black floor lamp complements a black swing arm ceiling light.

A gray ottoman and a chic round coffee table are joined within the pattern of a pale gray carpet.

A deeply textured TV wall swells interest behind a simple oak TV stand.

Black accessories highlight black table legs under the round coffee table, and draw a tonal connection with the metal railings of the staircase.

A large rectangular dining table is arranged by the base of the modern staircase design. Modern dining chairs host a feast of eight dinners.

Cool white marble meets warm wood in the neighboring kitchen design, where luxurious marble envelops a central island with a breakfast bar.

A tin chamber part forms a small entrance hall. Ribbed gypsum panels texture define an entrance bench area.

Our next tour takes place in a one-story, 120-square-foot private house, located in Toronto, Canada.

A modern wood-burning fireplace catches fire under an impressive metal chimney. A Cuban wood shop adds a decorative element to the modern fireplace.

A rectangular coffee table draws a height parallel to the linear fireplace. Its lighter gray finish reflects natural light from the window.

The partition wall between the complex hall and formal dining room is wide open with graceful arches.

Black glossy revelations strongly define the architectural feature within the pure white walls.

The larger of the two arches perfectly frames a project dining room.

Geometric decorative screens separate a separate living area.

Our final open living space with gray, white & wooden decorative edges in a slightly deeper palette, with a smoky gray modular sofa and a dark wooden pairing of coffee table and a small side table.

A textured gray carpet sets up a comfortable island in front of the fire.

Gray scatter pads loosen the solid gray sofa aesthetic.

Double window coverings add a vertical wood tone to the white painted surroundings.

Pierre Jeanneret’s Chandigarh chair surrounds a freshly white round dining table with the wooden ornament.

Dark walnut panels engulf part of the kitchen run, interior door and its handle to create one seamless declamation wall.

Framed kitchen bars make elegant wooden additions to the pale gray island. Ceiling-hugging top closets continue the whisper of gray, while appliance housings draw from the deep walnut accent thread.

Modern kitchen accessories scatter the sharp black accent.

Modern glamorous decoration puts charisma into contemporary interiors. Bright metallic accents and luxurious marble elements look luxurious, while neutral white and wood-toned backgrounds remain calm and serene. The four refreshing home projects we look at today address the modern chic decor aesthetic with a subtle approach, leaving room to breathe around key pieces. Attractive furniture choices favor the elegant over the highly decorated ones, and high-end light choices are good without whispering. This is a key aspect for competent homeowners who appreciate all the better things in life, without a desire to be pretentious, eye-catching or loud.

A large rug sets up a hidden white base in the living room of our first modern glamorous home interior. A clean white contemporary sofa matches the light carpet, while an unusual floor lamp and a small side table extend thin brass accents.

Behind the L-shaped sectional sofa arrangement, a tailored installation of bookshelves organizes an asymmetrical tower inside a wide alcove. Hidden LED strips to emit a subtle light from behind the cornices.

Small book stacks and sculptural decorative pieces are placed sparingly along the tailored bookcase to give each object its moment.

A stunning square marble coffee table injects a monolithic moment of chic into the heart of the living room, with ample areas of the black smoke vein.

A combined black and white marble side table and decorative fireplace extend to the fabulous stone accent.

The marble side table is paired with a projected saddle chair, to make an elegant reading area next to another bespoke bookcase design. On this side of the room, the bookshelves are cut from solid white marble and placed within the boundaries of a smooth, soothing tone of the wood. Recessed lighting gently highlights the narrow tower.

The open layout places the dining room within a meter of the living room, but the delicately light and airy decorative scheme retains a spacious and untidy feel.

Robust clover-shaped legs give the modern dining table a unique look, while the wooden finish preserves a modest and unassuming aesthetic.

A marble back spout gracefully connects the one wall kitchen with the other luxurious black and white stone accents in the space.

Our second modern glamorous home interior is warmed up with red and berry color accents. A single reddish pink cushion breaks a distinctly white curved sofa design that arches around a set of equally beautiful nesting coffee tables.

A wood paneled and copper framed TV wall builds a unique partition between the living room and kitchen.

Dumb berry cloths, a voluptuous reddish accent chair and a slightly tinted rug show a soft color spectrum.

Chic dining chairs stand on gleaming copper frames, lighted against crisp white backs.

A modern food chandelier falls into a tangle of eye sockets and gold, expanding the material palette into mixed metals.

Cinnamon glass doors are the text element of the table. A large wall clock shows a striking display over a beautifully designed sideboard with brass inlays.

A majestic marbled epoxy resin statement wall makes an unforgettable first impression in our third modern glamorous home design. The special feature is enhanced with gold to enhance the chic. A glass coffee table rises on the gold accent with its elegant metalwork.

In the kitchen dining room, a round modern chandelier completes the circular shape of the small dining table. Unique dining chairs form a sculptural setting.

The small kitchen is a simple white, single-walled installation, with a monochromatic terrazzo structuring of the rear spout.

Pale gold handles add a luxurious element to white closets in the home entrance, mounted on finely ribbed doors.

The same ribbed material adds unexpected detail to the closet interior, which is then highlighted under LED strips.

The master bedroom is home to a particularly unique platform bed, which was shaped to portray one folded piece.

Adjustable wall lamps produce dramatic, atmospheric light.

Chevron floors run from the bedroom into a closet, where two other identical vanity stools await.

Herringbone mosaic tiles create a textured background for a dress hook in the bathroom. The statement tiles boldly compete for attention against an elegant archway into the shower, and a curious pedestal sink.

Our final tour takes place at an 80 square meter apartment in Kiev, Ukraine.

An L-shaped sofa embraces the wall of a somewhat narrow living room. The matching ottoman was paired with a wrap-around side table, to create the effect of nesting coffee tables.

Roman blinds gently develop shade on full-height windows, creating a comfortable cocoon around the TV area.

Modern wall roofs are reinforced, and surround the small living room with a subtly interesting texture that does not overwhelm the space.

Behind the open concept, a fresh soft and white kitchen island is joined to a contrasting wooden dining table. The mint and white color combination match bold kitchen and dining hanging lights that are the multi-bright Vibia Cosmos.

The decorative grooves that form the wall panels continued over interior doors to create a seamless high-end finish.

Shiny wardrobes get a rich gold trim.

The mint element is replaced with pastel pink accents in the children’s room.

Marble panels flood the small bathroom with a light, subtle chic.

Each measuring just under 40 square meters, these three apartment interiors in Odessa, Ukraine, inspire three different personality types. Our first tour takes us to a sophisticated home with a bronze framed glass wall design, unique modern furniture ideas and an unquestionably luxurious kitchen project – despite its small proportions. Our second stop is made at a simple, young and sturdy apartment interior, designed for tenants, with another glass wall project that lends light to a multi-purpose living room. Color seekers may like our final prominent interior, where rich color accents add a touch of the unexpected. Floor plans included at the end of each tour.

This complex living room belongs to an apartment with one bedroom of 35 square meters, located in a multi-storey apartment complex. The low-back design of a stone gray modular sofa makes the small area appear open and therefore more spacious.

The compact apartment consists of a combined living room and kitchen, a glass wall project and a bathroom.

Minimal amounts of furniture, a hollow decor and a limited material palette allow emphasis to fall on the remaining high-quality elements and sea view. Thanks to the glass wall, the ocean panorama flows unhindered throughout the width of the apartment, creating an immediate factor entering the home.

A custom-cut frameless mirror was formed in accordance with the front door of the apartment, which creates a false window effect on the solid empty entrance wall.

A unique faucet adds a shiny copper accent to the clean white kitchen island.

The glass walls of the bedroom are framed by matching copper surrounds.

The TV wall is an understated thing, kept streamlined to keep the full functional width of the space.

A square kitchen sink lies sharply into the untouched marble roof.

A unique bathroom sink gives the all-white bathroom an interesting focus. LEDs emphasize the floating characteristic of low, murmur vanity.

Then we move on to a rented apartment of 37 square meters. A cool white and gold wood tone colors the multifunctional living space.

A small dining table set overlapped the change of floor covering, standing across and white tile from the kitchen and the solid pine board from the living room.

A small workshop is arranged inside the bedroom, with a simple floating desk and a coordinating white swivel chair.

Pine panels form a comprehensive bedboard design that expands the spatial sense.
