Glossy white marble, gold appliances and upscale furniture all come together to instill a sense of enviable luxury in these large apartments, bedrooms and chic bathrooms. What sets each home design apart, however, is one solid base color that is used to create coherence between the open plan living areas, from scattered cushions in lavish living rooms to upholstered dining chairs and luxurious bedroom accessories. The colorful elements work to enrich the intricacies of the interiors, which include special characteristic stone walls, textured plaster, mirror glass, classic molding and opulent upholstery. Magnificent modern chandeliers create a magical glow in every area, brightly illuminating the custom look.

Shiny gold tables shine through the living room of our first luxury home interior design, along with luxury gold home accessories and designer wall lights. A deep green accent color is established in thick scattered cushions across the sofa and penetrates into mature indoor plants.

The lounge sofas and matching lounge chairs are high quality and highly detailed with contrasting embellishments. A chic modern chandelier shines above.

A second living room area is furnished with soft gray tufted sofas, where they form a symmetrical arrangement on either side of a spectacular marble feature wall. A bright gold frame trims the bookmached marble and wood grain panels on the back. Twin gold coffee tables shine under matching chandeliers.

A crystal chandelier drips light along the imposing home entrance, causing light reflection through a bright black and white marble tiled floor.

Gold ribbons cut through the high-quality floor treatment that ties in with a gold console table, wall lamps and gold door hardware.

The dining room chandelier adds a golden glow over a very formal dining room. Emerald green dining chairs line up on two sides of a long dining table, while the head and foot of the table are defined with contrasting gray equivalents.

A characteristic wall of round and racing mirrors reflects the natural light of a huge dining room window.

The opposite wall features another fabulous piece of striking book-matched marble.

The dining table and console table echo the white marble element.

Classic murmuring frames both sides of the mirror focus wall to create symmetry.

Our second luxury home design has a rich brown accent color that effectively lands the luxurious gold and white marble pattern. A piece of metal wall decoration adds shape and interest to the complex living room layout.

A mix of brown and monochrome scattered cushions dress the gray sofas.

A glass vase and an interesting sculpture adorn a unique golden coffee table.

The round coffee table creates a central core for the conversational U-shaped lounge arrangement.

Built-in glass cabinets emit a golden glow on either side of the large living room window.

White marble panels build a chic TV wall.

In the dining room, the upholstered dining chairs carry the rich brown accent color that was established in the living room to create cohesion.

The white marble floor includes a black marble inlay that boldly frames the contour of the dining table.

A mirrored focal wall rises from behind a white marble buffet.

A slight split is marked between the dining room and the living room with rotating marble screens.

This luxurious home interior brings us back to a green accent color, but this time in a lighter, mossy shade. Mossy green accent chairs, matching bench and green split cushions create an edifying effect within the predominantly white living room.

A wall of white book-matching marble separates the living room from the adjoining dining room.

The kitchen area occupies the adjoining space with an antique gray-green hue.

An elegant hanging chair swings like a golden birdcage in the home entrance.

Finally, we come to our fourth outstanding home design where pervinking blue accents create a soothing effect in a luxurious environment. A piece of natural wood wall decoration adds a warming element against a cool white marble accent wall.

An upholstered coffee table puts the pervinke blue accent right in the heart of the living room design, where it splits into accent cushions and puts on gray sofas and lounge chairs.

A modern fireplace flickers under the TV and a gray marble mountain. Riveted plaster panels bring a fashionable texture to each side of the fireplace, where they provide additional interest to backlit display shelves. Modern chandelier expands on the golden glow.

Fluted glass vases adorn the coffee tables.

The large lounge is divided into two smaller seats. In the second, a curved sofa comfortably encompasses a set of nesting coffee tables.

The other side of the open plan residential area is dedicated to the dining room.

Upholstered dining chairs and modern wall art bring calm blue accents to the luxurious décor of the dining room.

A modular blue console unit continues the color theme into the home entrance.

As we move away from the living quarters and into the master bedroom, the base color changes from blue to green. Modern bedroom pendant lights drop curls of bright lighting onto a custom-made headboard wall of luxurious upholstery and mirror glass.

A modern bed bench finish and matching vanity puff communicate the flute texture trend in upholstered panels.

Latite wood panels draw a geometric pattern across the bedroom TV wall.

Gold framed glass doors protect designer clothing from dust inside the walk-in closet.

A beautiful marble motif fills the bathroom floor.

Textured Home Design Inspired By Nature

Inspired by nature, this minimalist home interior of 180 square meters features a completely earthy palette of rich brown and calm beige. Textured elements give large living spaces great depth and unique character. Displayed by NK Interior in Kyiv, Ukraine, the domestic concept holds high rooms where roofs are smoothed by wide panels of chocolate wood grain. Compatible wall panels draw additional attention to the height of the apartments and bedrooms. Fabulous hanging lights fill the vast voids below the roofline, glowing with warm and atmospheric light. White marble slabs cover luxurious bathroom decor, with modern fixtures inventing a high-quality finish.

We begin the tour of this luxurious home in an impressive double-height lounge, where a high-rise tiled floor features textured wall bubbles. The natural inspired 3D tile design is reminiscent of scales, and delivers a beautiful silky finish to the living room area.

The ceiling of the huge living room is clad in beautiful wood grain, which makes the high space feel comfortable despite its massive scale.

A textured ceramic vase and a unique incense burner adorn the larger of the two nesting coffee tables. The beige modern sofa draws a clean, simple line across the darkly detailed feature wall that glows behind it.

The elegant lounge area opens directly into an equally lofty kitchen dining room that follows the same serene color palette of warm beige, matte black and natural wood tone. The kitchen cabinets have the same wood-tone finish as the attractive ceilings to achieve an individually tailored look. Lighted open kitchen shelves cross the back of the room, where they create a bright spot of interest.

Opposite the 3D tiled main wall in the living room, a modern fireplace flickers across a long black fireplace. The TV is mounted just above it, placed inside a block of units with a cane texture finish. The wall-mounted units offer generous storage space for media, consoles and books.

A wide window frames a modern lounge chair that has a unique sculptural appeal. A fabulous view of mature trees embraces the distant horizon.

Line hanging lights hang parallel above the living room in an understated fashion.

Conversely, a dining chandelier makes a great statement in the adjoining space with multiple low hanging pendants. The three hangers pull loose halos along a large dining table and an integral kitchen island. A piece of 3D relief artwork is leaning against the dining room wall to add interest to the simple gray depiction.

Upholstered dining chairs make square silhouettes on either side of the custom rectangular dining table, which has a glass panel on one side to lighten the look.

An induction cooker with an integrated extractor unit is set up on the kitchen island next to the dining table, placing the cook immediately next to the diners for ease of social interaction.

The other side of the kitchen island contains two deep drawer units – perfect for storing all the cutlery, napkins, placemats, serving bowls and other items that are commonly used at the dining table.

Inside the first bedroom, a dreamy marble accent wall features fashionably fluted textured sections. The luxurious gray stone contrasts sharply with the visual warmth of smooth wooden ceiling panels. LED perimeter lights draw a bright separation between the materials, which gives additional emphasis to the feature wall.

Several bedroom hangers flow down in front of the textured focal wall, landing low above one of the liter units. A shapeless bedroom rug puts shades of gray across the microcement floor.

A simple canvas table connects to the side of the bedroom TV wall units. An illuminated vanity mirror provides a focused task light.

The following bedroom lighting scheme takes a different turn, with excellent circular modern chandeliers that create an instant statement over the bed.

Rough cement walls give the peaceful bedroom design a subtle texture.

Fluted glass front units glow from the inside at the foot of the padded bed.

A custom dressing table module is labeled on the side of the glass units. A modern gray vanity chair is placed underneath.

The spacious walk-in closet is brightly lit by LED perimeter lighting, which makes choosing a clothing color an easier task.

The built-in lighting scheme creates atmospheric light over the textured walls of the walk-in closet.

Square units are located slightly apart, creating a stand-alone cabinet aesthetic.

Inside the luxurious bathroom, bright white marble slabs cover the walls and floor to achieve a streamlined, cohesive look. A dark gray vein strikes through the white stone, creating a dramatic finish. This dark accent inspires the color of charcoal gray toilet wall and matching gray modern toilet. White mosaic tiles build a gleaming tower inside the shower.

Black single bar heated towel rails and coordinating black shower fixtures contrast sharply against the white marble wall panels.

A small gray marble bathroom table holds toilets near the shower door for comfort.

A linear white marble bathroom vanity unit appears to protrude from the matching marble walls.

Vietnamese Villas: Airy Courtyards & Lush Green Borders

Nature has revitalizing effects that are great for mental health, but often we are pretty much removed from it in our modern homes. In built-up areas, there may be limited space for gardens, or they may not offer enough privacy from the nearest neighbors. Courts offer an opportunity to correct this. Surrounded by the home itself, there are no curious eyes from the next door, and the central location of the green space encourages passage through it as one moves from one inner room to the next. Designed by Kaizen Archi, These two bright and modern Vietnamese villa concepts are centered around their airy courtyards, which provide happily cooling ventilation and a serene 360º garden view.

Measuring 26 feet by 30 feet, our first Vietnamese villa design is a modern apartment that is surrounded by an abundant garden shore of mature shrubs and palm trees.

The two-story house is arranged in a square formation, with a courtyard split inside.

The modern facade is shielded by high walls to ensure privacy of the road that goes near the front entrance.

Once inside the villa, the aesthetic remains clear and modern with fresh white walls, ceilings and floors. Natural wood elements and beige fabrics warm the color palette, and solid black accents provide heavy visual anchors.

The large and airy living room is an open layout that encompasses the kitchen and dining rooms behind the lounge.

Retractable glass doors adjoin the living room with the outdoor terrace, which increases the usable space. The indoor-outdoor living arrangement also ensures plenty of cooling airflow through the Vietnamese villa.

The kitchen installation fills the back of the living room with rich wooden cabinets. Compatible wood effect panels reach up to the ceiling line to extend the aesthetics and make a much grander statement. A coordinating kitchen island separates the kitchen from the dining room and adjoining living room.

The lounge is spread out in a peaceful courtyard design with mature trees and a deck for dining in the fresh air.

Wide windows create sun-drenched bedrooms with beautiful views of the green borders. The end of a couch matches the earthen upholstered bed, while two chairs join the cool gray bed and a concrete retaining wall.

Within the master series, a low partition wall separates the sleeping space from a toilet area.

Espresso bedding coordinates perfectly with the deep shadow of the headboard wall. A private terrace awaits just outside the sliding glass doors, with a soothing view of the tropical treetops.

The bathroom has a fabulous view of its own that can be enjoyed from the bathtub.

Two outdoor chairs and an inviting hanging chair find shade under a short roof overhang and a few small trees in raised planters.

On one side of the house, a narrow courtyard area extends along the high perimeter wall, which is softened by overhanging plants and a border of dense greenery.

Home arrangement.

Our second Vietnamese villa design measures 7.5 meters by 30 meters in Binh Duong,

High walls and wooden canopies box in the private two-story villa.

Behind the perimeter wall, the front entrance serves as a shaded outdoor seat.

A round coffee table creates a dark core for the living room layout, and adds a balancing element to the large black TV screen.

Sliding glass doors connect the living room with an airy patio, which then leads to the kitchen dining room. A large, glass dining room chandelier captures the light from double-height windows.

Gray kitchen stools mojose match the gray upholstered dining chairs, while the kitchen cabinets bring a warm wood tone to the room.

The brandy color reappears in a padded bed design in the master series.

Beige bedroom rug easily merges with the wooden chevron floor.

Modern bedroom hangers are suspended on either side of the bed, where they complement the metal finish of two luxury liter units.

A pair of bathroom mirrors hang from the ceiling of the vanity area, where LED perimeter lights cast a comfortable glow.

Inside the modern nursery, a step platform lifts the child’s bed off the floor and provides storage space underneath.

Sky blue closets are built in at the end of the bed, where they adhere to a children’s workspace.

In the home office, warm orange accents add energy to black, white and wood grain decor. A designer chair makes a chic reading song between two bookshelves.

Family Homes Looking Good In Gold, Marble And Wood

.

Gold accents, luxurious marble and wood tone elements make up these two very elegant family home designs. We will visit two very different living space arrangements, each with its own light and luxurious aesthetic, with two gloriously chic kitchen designs. The luxurious marble, gold and wood-tone palette is carried in a multitude of fabulous bedroom designs, including an adorable nursery with antique roses and arched elements. Beautiful bathrooms come last but not least, where high-end finishes benefit the most limited dimensions. Lots of custom furniture designs will also inspire here, as well as elegant light ideas and eye-catching walls.

This home design started as two apartments, at 33 and 74 square meters. The two traits were joined and rearranged to fit a young married couple with two children. The living room carries design traditions of French classic apartments, under a chic palette of white marble, gold and wood tone. A luxurious marble feature wall dominates, and round coffee tables draw the aesthetic into the center of the room.

Chic bookcases rise on either side of the white marble-covered TV wall. The arrangement of staggered shelves shows gold decorative vases and gold candlesticks. A golden wall light shines over the wall-surprised TV screen.

A designer lounge chair is upholstered in pure white fabric for a high-end look that blends in with the marble accents.

Wooden enclosures draw attention to the deep windows, giving them an attractive and custom-made finish that nicely coordinates with the kitchen that contains the opposite wall.

A large glass vase makes a light-reflecting table that is filled with elegant white buds.

A golden sink makes a wonderful contrast against the white marble country. Induction cooker with integrated extractor keeps the kitchen layout simplified.

An additional bedroom has been added to the apartment to accommodate all family members. Warehouses were reduced but the separate master set with escort and dressing room was preserved. Each bedroom has a soothing milky white, beige and gray color scheme and a modern chandelier as the focus.

A wooden slatted floor runs through each bedroom and apartment in the family apartment.

Wood flooring is turned off in the shower room, in favor of a white marble tile that can flow perfectly into the wet zone.

In this luxurious bedroom design, assembled units are illuminated at their base to exaggerate the buoyancy effect.

Decorative coverings keep the classic apartment aesthetic.

The second bathroom is enlarged on the marble-clad decoration with a custom pedestal sink.

Our second home design features a fully open plan living space and staircase layout. Beige living room rug softly defines the living area within the free-flowing layout, while two color-coordinated modern sofas lighten the perimeter.

A gold design table lamp adds atmospheric light on a black side table that is integrated into the contrasting cream sofa.

The black table accent inspires a black upholstered lounge chair with an ottoman over in the reading corner. A unique floor lamp brings the golden element.

Four upholstered dining chairs are paired with a custom-made dining table design that is formed around a small kitchen peninsula that contains the sink.

Three race-shaped dining room hangers drip gold accents over the dining area to give it a bolder presence in the opening plan.

In the home entrance, a round mirror is located above a simple white floating console unit to form a practical garment and a drawstring at the front door.

Decorative gold wall hooks are mounted on one side of a row of aisle storage units, while an elegant entrance stool and full-length mirror are located on the other.

Inside the master suite, a platform bed has a floating effect over a luxurious gray bedroom rug.

A white marble plank wall separates the sleeping space from the dressing area.

Pale gray blankets perfectly match the subtle hue of the bedroom rug.

A floating vanity table is mounted to the rear of the marble trapdoor wall, which conveniently places it next to the entrance cupboard.

Beige puff pastry is warmly mixed with a wooden board.

The wooden lath element is repeated on the in-bench vanities.

A marble platform lifts the bathtub from the floor, where it is framed by a wonderfully large window.

Ancient rose accents and wooden arches form the children’s room.

Play literature and diary offer flexible options for holiday parties and play dates. See more crib ideas here.

Built-in wardrobes alternate pink and wood finishes.

A side table is well placed under the stairs that climb to the top floor, providing a neat place for bedside books and an alarm clock. See more unique desk clocks.

The final bathroom is small but beautifully shaped with the texture of tiny mosaic tiles and clear white bathrooms.

Advantages-and-Disadvantages-of-Homeowners-Association

Pros and Cons of Homeowners Association

If you want to understand the pros and cons of HOA living, you must first understand what HOA is, what they do, and how they affect homeowners.

HOAs – what are they? This is a common question. The term simply refers to homeowners’ associations. An association of homeowners manages a community for the benefit of its residents.

What does HOA mean in Housing?

Homeownership associations exist to manage residential communities, keep a limited appeal, and keep property values high. In addition to maintaining boundary appeal and preserving property values, associations of property owners manage residential communities. Home developers are the ones who initiate the association.

Following legal advice, the programmer drafts the governing documents of the association. Regulations, amendments, rules and regulations, and articles of incorporation are among the documents.

Simply put, it lives in a house that is part of an association of homeowners. Although there are many benefits to living in HOA, it may not be for everyone. Living in an HOA community, for example, gives you access to amenities you wouldn’t have otherwise.

What is the purpose of HOA?

As soon as you transfer to the homeowners association, you become a member. HOA’s governing documents are automatically applied to you as an HOA member. The documents outline what you are and are not allowed to do as a homeowner. Rules like this help keep property values and keep neighborhoods safe.

Managing an HOA involves taking care of the best interests of the community, enforcing rules, and setting the amount for fees. A review of the HOA’s governing documents is recommended before transferring to a homeowner’s association.

You will be able to get acquainted with the covenants and rules that must be followed if you relocate. Before you decide. Buy or luo house within the community, it is a good idea to determine the health of the association.

Advantages of HOA

Here are some benefits of HOA to help you make a decision.

1. HOAs are responsible for the maintenance of common areas

The aesthetic appeal of a well-groomed community extends to the ease of living within it as well. A landscape without rubble, trimmed trees and blooming flowers bring harmony and peace. The well-being of a community is important, and it is comforting to know that these services exist.

The benefits of living in a community with HOA include shared community areas maintained by the organization. Landscapes, swimming pools, playgrounds, barbecue areas and community centers are included.

The spaces can be enjoyed without having to worry about maintenance. In addition to preserving the landscaping in front of each unit, some HOAs also maintain landscaping in the backyards of residents.

2. Consistent value for each property

Property values are a major reason people buy into HOA. Your board helps protect your investment and ensures that its value remains the same. It is the responsibility of the owners to maintain their lawns, homes and personal property in accordance with community law. There are many benefits to a homeowner, but there are also many benefits to the community as a whole. The board members live in the same community, and they are just as eager to see it thrive as you are.

3. Complying with standards

Every homeowner should follow certain guidelines. Before signing on the dotted line, buyers should be familiar with the prevailing documents. There is not much tolerance for uncontrollable behavior in a typical association, from a wild party in someone’s yard to a distraction from architectural guidelines. The neighborhood has a board that mediates neighborhood disputes and presents consequences when things don’t work out.

Disadvantages of the United States

Let’s look at the disadvantages of HOA.

1. HOA fees must be paid monthly

Residents of the community have to pay HOA fees because the HOA maintains the common areas and exteriors of homes.

The fees for these amenities vary from community to community. In addition, HOA fees are not fixed, so they may change from time to time. When it does not raise enough money to keep the community going, the association may have to increase the monthly fee.

2. Failure to pay HOA fees can have serious consequences

Paying your HOA fees is an important part of living in a community. The state in which you live will determine whether you can be executed for failure to pay HOA fees. The amount you owe will get until you pay, even if your state does not allow foreclosure in these circumstances.

Fees must be paid by all residents of the community. If the HOA cannot raise enough money from residents, the property may not be properly cared for. Because of this, a community may have to fire its property manager, making the appearance and condition of the community worse. The impact can be negative on the value of the community.

3. Rules and regulations are implemented by the HOA

In the event that the monthly HOA fee is affordable, paying these fees may seem like a minor inconvenience. You should understand, however, that the HOA sets requirements for the appearance of your home regardless of whether you agree with the fee. In addition to what front door and windows you can have, they decide what color to paint your front door or shutters. You may even be limited in how much exterior decoration you can use and how many vehicles you can park in your community. If you violate the rules and regulations of the community, you could be fined.

4. Inadequate management

Poor management can lead to deterioration in some HOA communities. As a precautionary measure, electing board members who have the best interests of the association in mind is the best way to avoid such a situation. In addition, many HOAs hire a management company to ensure that responsibilities and duties are properly met.

5. Executions and custody rights

Care or execution is always a concern when living in an HOA. There are certain HOAs that can put worries on your property and then exclude it. The custody will only take place if your membership fee is not paid.

Conclusion

It is important to consider the pros and cons of living in an HOA before making a decision. Paying monthly fees and adhere to HOA community rules are required. You will also benefit from things like preserving your property value and being able to access well-preserved amenities (such as landscaping). In the long run, you will benefit more from HOAs if you can tolerate the small annoyances they bring.

In the same way, homeowners can benefit from HOAs, HOAs can benefit from professional management services and vendor assistance. Browse the comprehensive HOA Management directory to find the right services.

Displayed by Shamil Kalimulaev, this home design is born out of a journey of self-exploration. The designer’s own tastes and desires have shaped an airy apartment that is styled with modern classics. Pure simplicity factors as one of the main components of the interior design. In the words of Yukio Mashima: “Simplicity is the highest point of wisdom. Anyone who dislikes simplicity only evokes compassion. If a person fears simplicity, then he is far from maturity.” In the bedroom, an atmospheric lighting plan accentuates fashionably textured decorative components and a neoclassical twist. A soothing but solid scheme of stony gray, luxurious black marble, and equal matte. black appliances shade the elegant bathroom.

Pure white color scheme, high ceilings and high windows build an ethereal living room decor. A white living room rug emphasizes a curvy white sofa design that is too cushioned to resist.

A pair of lounge chairs add bold tan and black accents on both sides of the lounge layout.

Glass nest coffee tables take on a tan hue in the center of the light lounge, where a single coffee table book provides a minimalist decoration. A white concrete planter contains an explosion of emerald greenery nearby.

On the other side of the lounge chair duo, a huge wall mirror reflects the room, making it look twice its actual size.

Classic woodwork forms a neoclassical essence behind the more modern room elements. A piece of wall art shows a trendy arch motif.

A round glass vase completes the silhouette of the luminaire.

The base of the dining table carries a trendy flute finish, which is repeated in the glass vase headpiece.

Fluted glass glazes double doors that lead into the kitchen. Weak black hardware updates the traditional door design.

Once in the kitchen dining room, we come across a luxurious white marble kitchen island in the center of the room that serves as a casual dining / breakfast bar.

The white marble counter wraps around the ends of the kitchen island like one smooth flowing piece. Black kitchen appliances are integrated into a wall of built-in black cabinets.

A minimal glass vase filled with dried pampas grass and white modern fruit trees adorns the floor. See more beautiful options for modern fruit trees here.

Three elegant kitchen stools line warm cognac accents against the island’s cool white marble background. Black metal frames give the stools a sharp edge that coordinates with a dark black kitchen faucet at the back.

Black base units provide a dark contrast at the back of the black, white and wood-toned kitchen design. A trio of cutting boards echo the room palette in solid black, white marble and natural wood finishes. A single modern wall light is beautifully framed by a traditional decorative boiserie, where it adds focused task lighting over the cooking pot.

Continuing into the bedroom concept, we find a boiserie frame filled with a huge mirror. The mirror is ideally placed to increase the feeling of space and light around a small workspace in the corner of the room. A cream swivel chair provides a slight contradiction of color against the black floating desk.

Linear wall lighting evenly illuminates the entire length of the desk without eating into the workspace. A modern headset, however, could tidy up the work area a bit more.

Fluted wall panels hang a trendy texture across the headboard presentation wall. Upholstered bed completes the vertical texture in channel tufted linen.

The design of a bedside table is a unique sloping silhouette that adds a chic contemporary vibe against the classic boiserie background.

LED strips are fixed around the edges of the fluted wall panels to create a glowing, floating effect.

A pale gray bedroom rug softens the floor around the bed. Oak planks lie on a natural floor across the rest of the bedroom, which connects cohesively with the hallway, living room and kitchen dining room.

White blankets lay a fresh cloud of comfort on the beige bed base.

Doors and door frames are painted to camouflage cleanly with the warm white walls of the home.

As we move into the bathroom, we encounter another interpretation of the fluttering trend of texture that threads a cohesive theme throughout the apartment. Illuminated round mirror and globe bathroom lights build a soft and atmospheric lighting plan. A contemporary radiator cradles clean bathrooms on heated shelves.

A matte black faucet fills the bathroom with a cascading waterfall.

Black bathroom fixtures dot beige tiles on the toilet cistern wall and the fluted wet wall behind the shower.

A black waterfall shower head thunders down into the walk-in shower.

A floating shelf and a small wooden stool offer convenient storage facilities for toilets.

5-Tips-To-Increase-Rental-Property-And-Maximize-Income

5 Tips To Increase Rental Property And Maximize Income

The appearance and functionality of your rental property have a direct correlation to the rental income it can produce. By investing in the right improvements, you can charge your tenants more. This can result in higher rental income in the long run.

However, there is a fine line between improvements that allow you to increase rental income and those that are unnecessary or superfluous. You need to determine who is who so that you don’t end up paying for expensive renovations that do nothing to your rental property.

Here are five simple but effective improvements that can increase your property value and, eventually, enable you to earn more rental income:

1. Improve The Exterior Of Your Property

The exterior of your property is very visible, and how it looks can create an impression. You find it difficult to attract tenants and encourage them to live on your property if your exterior looks poorly maintained.

One of the easiest ways to enhance the value of your rental property is to take care of your exterior. As a landlord, you should put in the time and effort to make sure your exterior is in pristine condition. You can achieve this goal by:

  • Pressure to wash your exteriors:

Hire professionals to take advantage of their press wash services to remove dirt, dust and other debris from your exterior. Pressure washing also removes mold, keeping your rental farm cleaner and healthier.

  • Painting your front door:

The front door attracts the attention of tenants and sets their expectations on what they can see inside the property. Increase their excitement by painting your front door in bold color. If your exterior is painted in nude shades, go for light shades of red, blue, yellow or orange for your door.

  • Pay attention to the landscape:

Check the general condition of your landscape and remove weeds and dead branches. If your outdoor space allows, you can plant more flowers and invest in a water feature, such as a pond or fountain.

2. Refresh The Bathroom

How the bathroom looks and works can significantly affect a person’s mood throughout the day. Can you start the day in a positive mood if the bathroom looks dirty? How can you enjoy your bath or shower if the bathroom lacks essential amenities? Tenants will probably feel the same way, so make sure to upgrade your bathroom.

You don’t need to break the bank just to improve your bathroom. Here are some cheap bathroom renovation ideas that will definitely make the space look and feel new:

  • Mess up to make the space look bigger and feel cleaner.
  • Experiment with bathroom wallpaper.
  • Invest in stylish storage, such as an open shelf and the use of wicker baskets.
  • Swap expensive floors for affordable materials.
  • Raise old bathrooms by adding new paint or upgrading hardware.

3. Work On The Kitchen

Many tenants will choose to pay more, provided they get the most functional and attractive kitchen. In addition to cooking and preparing meals, tenants were more enthusiastic about the kitchen, as here they would entertain guests and even hold parties.

Contrary to popular belief, you don’t need to spend thousands for a successful kitchen renovation. Like the bathroom, there are inexpensive kitchen improvements that can change the overall look of the space, such as:

  • Adding artwork to the walls to create focus
  • Adding more seating furniture
  • Change the lighting fixtures
  • Changing your cabinet doors and hardware
  • Instead of replacing kitchen floors, paint them with a neutral shade

4. Add New Living Spaces

The more housing your rent has, the higher the rent you can pay your tenants. This will allow you to earn more income in a shorter period of time.

Evaluate the layout of your property and see if it can still support another place to live. For example, if your wolf property has a separate dining room, consider converting it into another bedroom, or if it’s a large room, split it into two bedrooms.

5. Offer an Outdoor Recreation Space

Gone were the days when tenants only entertained guests inside the home. Today, more and more people would choose to hold meetings in outdoor spaces as these offer a change of scenery and a fresher atmosphere.

Another way to increase the value of your rental property is to offer an outdoor recreation space to your tenants. Depending on the space available, you can add a deck, beauty or some outdoor furniture and BBQ. All of these updates are sure to attract tenants and make your rental property more valuable.

Upgrade Your Rental From Today

The housing market worldwide is full of thousands of wolf holdings. Fortunately, there are many ways for yours to stand out, namely by following the tips presented in this article. These tips are enough to make sure your rental property meets modern standards and attracts as many tenants as possible.

5 Key Property Buying Considerations

Here we discuss key considerations before Buying property, whether it’s a house, a building, or a piece of land, can be quite stressful if you don’t access it in the right way. There are many cases of people investing a lot of money in such property, only to realize soon after that they have made the wrong choice. Also, others lose their hard-earned earned by dealing with shady characters.

For these reasons, you need to do some personal research on what is required of you before you buy any property. According to this account, you will find this article useful because it highlights five key factors to consider before buying your next property.

1. Committed Costs

When you buy land to build on, you should expect to spend on additional things, such as insurance, related taxes, survey costs, and so on. These can give you back a large amount of money, especially if you don’t plan and budget carefully for them. Therefore, you should make an accurate calculation of the total expenses and then come up with a solid financial plan to allocate the funds effectively.

Don’t forget to take into account the costs of building your home on the newly purchased property. If you are wondering how to do the process, you can use reliable online cost calculators, such as Boutique Home Plans and other reputable websites. These calculators are designed to perform calculations for the costs you will have while building your home. All you have to do is feed it with basic information like the size of the house you plan to build, and it will use this information to accurately calculate the expected costs.

2. Legal Considerations

Before you get possession of land to build, you need to go through all the required legal channels and get the necessary documents. These include:

  • Title document
  • House plan approval
  • Certificate of Land Use
  • Certificate of care
  • Initial certificate

Additionally, you will require building permits for all the structures you intend to erect. These permits have an underlying framework of standards set by the government that ensures you build robust structures.

Therefore, be prepared for a lot of paperwork. However, this should not prevent you from the buying process because, in the long run, the documents ensure that you are making a legal investment. You can contact a reputable real estate broker to guide you through the documentation process.

3. Location

Before you buy that piece of land, consider its location. Research on factors such as:

  • District: Not only focus on the land, but also on the surrounding community. Look at who your future neighbors will be and choose the land in whose social environment you will comfortably fit.
  • Security: You don’t want to end up living in an insecure environment. Therefore, consider the security and crime rates of the area.
  • Centrality: Unless you intend to stay in the remote countryside, you should buy property close to town or other critical amenities and infrastructure, such as schools, hospitals, roads, power grids, water distribution systems and more.

4. Zoning Restrictions

Zoning laws are statutes that classify an area as either commercial or residential. For your home, you will need a plot of land in a residential area. You can browse zoning records for your plot of land, which you can find online or from the zoning office of the area in which you want to build.

Moreover, research on the long-term land use plans of the area, especially future road construction. This is important because you can build a house on the ground and after a while, the government builds a busy highway right next to your house. Therefore, save yourself all these inconveniences by going through the zoning guidelines.

5. Size

The size of the land will influence the scope of your projects and the plans you may have for future land development. If you want to build a mansion, you will go for a larger size of land than if you want to build a bungalow. If you plan to breed a horse or two, the land size will also determine if you can have outbuildings, such as a barn. And if a pool is on your wish list, you should consider enough land space for the project.

Conclusion

Buying a property to build a farmhouse is one of the most important investments you can make. As the owner, you will be in charge of your belongings and this will give you a sense of liberation. To be successful in your purchase, you need to consider a number of factors, such as the cost of a building, legal considerations, zoning restrictions, land size, and location. Putting all of this into perspective ensures that your newly acquired property meets the needs you’ve been dreaming of for a long time.

7-Tips-To-Sell-Your-Investment-Property

7 Tips To Sell Your Investment Property

Investing in real estate has its share of ups and downs, and there will come a time when you will have to give up one of your investment properties. When you plan to sell your property soon, it can be profitable under favorable market conditions.

Once you decide to sell an investment property, expect a few challenges along the way. Make it a priority to come up with a plan to save you the hassle and costs. If you want to sell your investment property, here are some tips to consider:

1. Assess The Current Market Situation

Before selling your investment property, you need to know everything about the current trends in the local market. Once there is a good, upward trend in the market movement, it is important to make a move.

You need to note the occupancy rates, employment situation and the general condition of the light market. In general, potential investors consider property in an area with low unemployment rates, high employment rates and favorable rental conditions with more value.

When you consider putting your property on the list soon, getting a property valuation by Local Agent Finder or from other reliable suppliers would be a good starting point to know the value of your property.

2. Stage The Lua Property

If you want to sell your investment property successfully, make sure to stage it well to maximize its appeal. It is best to consider hiring the services of a professional stage manager to make it happen. Remember that staged property can make a significant difference in the overall appeal and value of your property.

Some of the benefits of staging it will help you sell faster, highlight the key features, give the impression that your home has a higher value, and impersonate it to make the property more attractive to potential buyers.

3. Decrease The Expenses On Your Investment Property

A considerable move during the sales process is to reduce the monthly operating costs. It is an effective way to make the property attractive to potential buyers.

There are various ways to reduce the operating costs of your property, such as upgrading the oven, air conditioner or other important appliances. Although you will be working on a few extra costs, the savings over time will make a good impression on potential buyers.

4. Decide On The Right Price

One way to increase your chances of selling your investment property is to decide on the right price. Make sure you are in the mid-range between expensive and low value. Remember that both extremes will hinder your chances of selling your property.

If you want a reliable basis on the price, you could consider a comparative market analysis. Without one, you will have no foundation to set the price for your investment property. The main purpose of the analysis is to determine the recent selling prices for other similar properties in the same neighborhood.

5. Provide Quality Views Of Your Property

Make it a priority to showcase your property in the best way possible with quality photos. If you lack photography skills, hiring a real estate professional is worth considering if you want eye-catching photos to include in your list.

Providing attractive photos of the property on the list will attract potential buyers to visit, especially if they see the main selling points. Additionally, providing featured images of your property can increase the likelihood of selling faster and with higher value.

6. Prepare All Documents

Before putting your investment property on the list, you need to be prepared with relevant documentation. Prepare those that cover the overall financial health of the unit. In general, you need to include the budget and expenses and income data.

Don’t forget to provide all the necessary documentation when it comes to the history of repairs and maintenance. Ensure that it includes a comprehensive overview of capital expenditures.

Always remember that by providing complete documentation, you are transparent about your property. It can help establish trust and help potential buyers make the final decision.

7. Work With Agents With Experience In Investment Properties

If you work with an agent, you should hire one who specializes in investment properties. Hiring one without experience could lack the skills to market and successfully sell it. During the selection process, you need to make sure that potential candidates have the right sets and experience in the industry.

Conclusion

The seller’s investment property can ensure good profit. If you want to make a successful sale, be sure to consider these valuable tips to significantly enhance your chances of attracting potential buyers and getting a good deal in no time.

Deeply Rustic Interiors Meet Boho & Nomadic Melds

.

Raw wood grain, rotating textiles and a multitude of prominent textures fill these three deeply rustic interiors with a palpable decorative experience and a truly mesmerizing visual feast. The dramatic rustic aesthetic is met with smaller boho and nomadic fusions to form transitional moments. Modern linear furniture silhouettes and curved decorative accessories introduce sparkles of contemporary style. A rustic color palette of peaceful beige and browns forms a warm and comfortable atmosphere with a nuance of intimacy and romance. Abundant indoor plants bring naturally edifying greenery. Naked concrete decoration and stone elements add a sturdy weight and a comfortable sense of constancy in the fickle modern world.

The first of our three deeply rustic interior designs is a large and luxurious apartment with a high living room. Measured pendant lights descend over an aged wooden coffee table at the core of the lounge layout, where a rustic puff duo is casually nestled at one end.

At the far end of the grand hall, large wooden shutters slide back to reveal the TV wall.

Linear modern sofa design is bedded on a textured rustic base to give the best of both worlds. Transparent drapes wave and romantically flow in the wind at the living room windows.

Woven lounge chairs are joined with a round wooden coffee table along the edge of the room to form an intimate conversation place or reading night.

The geometric fabric in the lounge chairs is complemented by tapping geometric patterns on each of the windows and doors.

A stone floor lays an attractive bed for the living room, and makes a boundary around a sunken conversation pit. Stone steps lead down into each side of the soaked area in an attractive symmetrical arrangement. A rectangular coffee table cuts down the center of the layout.

Built-in sofas encompass the perimeter of the conversation in a comfortable U-shaped formation. A built-in planter contains a mature plant on each side to beautifully frame the room.

Natural scattered cushions access the gray upholstery.

Telums glow magically across the coffee table.

The fabulous stone floor continues into the kitchen, which is a spacious room with front cabinet walls and a large central kitchen island.

The chimney extractor has a prominent patina that gives the kitchen design some age, despite its sharp contemporary island aesthetic.

Cast concrete wraps around the top and sides of the custom kitchen island. Rattan kitchen stools bring a textured contrast against the smooth cast counter.

The master bedroom suite is an enchanting space with its own lounge area and an open plan state bathroom. Large clay bedroom hangers swing from various places in the room, creating a seamlessly separated and layered look.

Dried pampas grass fills a floor vase with feathery bloom that softens and deepens the textured decorative palette.

In the open plan in-bathroom design, a stunning sunken bathtub is dramatically filled with a wide waterfall faucet, and romantically lit by an open skylight.

A long vanity unit encompasses the opposite side of the chamber. A bright chrome faucet fills the integral bathroom.

A smooth throw subtly continues the geometric pattern, along with a geometric rotating stock basket.

Geometric screens lightly separate the sleeping space from the camera. The panels can be rotated on their axis to achieve a changing level of light and connection between the two spaces.

The second bedroom scheme also has its own comfortable lounge area, arranged with a small sofa and nest round coffee tables. Sliding glass doors give access to the bedroom’s own mini-courtyard, which is privately sheltered from the rest of the exterior.

The Rhythms of Nature project is a 91.8-square-meter home design in Bordeaux, France. Natural tones color the peaceful decorative palette, which features a raw mural, rotating fabrics and lots of beautiful neutral bohemian accessories.

Wicker pendants form an integral part of the rustic interior, dropping a natural texture at intervals.

Three huge wicker hanging lights are lined up along the kitchen island and the dining table, creating a dominant feature in the open plan living room.

Thick wooden sleepers form a fireplace and a fireplace where there could be a fireplace, however in this home there are a multitude of candles that supply the flame.

The TV is mounted a main gazebo for the whole room to watch, even from the kitchen and dining rooms behind the sofa.

The open layout benefits from a flow of natural sunlight that floods through courtyard doors into the living room.

The concrete-covered kitchen island makes a sharp contradiction to the living edge wooden dining table.

Wooden kitchen cabinets are replaced inside the concrete walls to achieve a streamlined layout.

Modern wall lamps line the corridor to the bedrooms, bathroom and entrance.

In the entrance, a neutral boho carpet casts a softer texture on the concrete floor, next to a stand-alone wooden wardrobe.

Another soft carpet heats the wooden floor in the home office.

A mature cactus thrives in a simple white plant, while a rotating vase brings texture and warmth to the decorative group.

The abacus rope-wrapped foot stool is exclusively stored for Palecek.

The computer and keyboard are set up on a concrete and wooden modern rustic desk design.

A light rotania light shade delicately crowns the workspace with a light aesthetic.

Floating office storage cabinets are finished with an attractive wooden grain finish.

Upholstered swivel chair offers ergonomic seats in earthy colors that complement the natural material palette of the room.

In the corner of the home office, a bunch of branches are supported as a natural decoration, which helps to counteract the inevitable modernity of the office equipment.

Special shelves have been created to rock the wine bottles for easy selection. A small wooden stool stands to aid access to the highest racks.

The good stuff can be stuffed high, while cheaper alternatives fill boxes at floor level.

After a heavy night of wine with friends, the simple bedroom design offers a place for a peaceful night’s sleep. A wooden platform bed has a padded headboard for comfort while reading.

A striped rug and bedding add warm accents of dark ocher.

The stripes in the bedroom rug complete the slatted doors of the closet.

A rotating pen light illuminates one side of the bed, while a floor lamp arches at the other.

The bedside table is a small rustic stool, just wide enough to hold a cup of coffee and a book with no place to attract excessive clutter.

Illuminated shelves add a comfortable shine to the wardrobe.

The floor lamp arches in front of a large free-form mirror, which creates a bright and expansive effect.

A boho tasseled disco accent accentuates a woven bedroom chair.

The second bedroom also carries a boho style in the form of a macrame bedroom wall decoration.

Bedroom hanging light goes down low on a small liter unit with storage.

Linen blankets are layered to achieve a high quality look.

On one side of the bedroom, a shower and bathroom vanity unit make up an open plan insect.

Two covered rotating washbasins push under the modern concrete vanity to save space in the bedroom. Decorative bathroom tray contains hand soap dispensers and other toiletries.

In the main bathroom, a useful area is hidden behind fashionable wooden lath doors.

Warehouse hides upstairs.

Staircase holds a stock of fresh towels between the shower and the bathroom.

The guest powder room continues in the concrete decorative theme.

A black toilet darkly contrasts with the gray concrete walls.

Our ultimate rustic home design is enriched with deep green decorative accents. A dumb green sofa is placed on a large area rug in the living room, where a mesmerizing 3D tile wall dominates.

A three-legged floor lamp and a modern lounge chair make up a comfortable reading area along with a set of display shelves.

A rustic planter brings a touch of the outdoors.

The log storage unit is located next to a linear fireplace, where it forms a comfortable, decorative feature.

A rotating footstool adds texture to the elegant living room furniture selection.

Distressed wooden shelves are illuminated by LED strips.

Warm orange tones swirl through the tile back.

Rustic fruit bowl, vase and decorative plates create a small focus.

In the rustic bedroom, huge clay hangers swing beside the bedside table.

The clean canopy falls from the roof tiles to create a long drop.

Clay pots dot red accents into the gray pattern.

Indoor plants add life to the rocky environment.

A small wooden bench serves as the bedside table.

The bathroom is a unique space, with an adapted bathroom sink.

Colors are dark and moody to create a relaxed and intimate atmosphere.

A stone bathtub is the focus of the room.

Shutters open a jungle around the bathtub.

Classic details and a soothing pale color palette create highly tailored apartments, chic bedrooms and luxurious bathrooms in these two crazy elegant home interiors. Displayed by Square room, smart panel molding puts a taste of the traditional into these designs, which create an elegant backdrop for designer furniture, a multitude of eye-catching lighting fixtures and modern murals. The kitchen designs in these homes are very stylish and elegant while still complementing the classic elements in the room. Cold marble becomes a cross-linking material that spans the ages and fabulously blends in with the fusion of muted shades. Metallic gold accents ensure that a rich and shiny thread is woven everywhere.

The first of our two elegant home interiors use soft shades of gray to visibly enlarge the living space. The subtle shades of gray work to exaggerate the smaller decorative details in the room, such as the elegant panel molding and unique cushioning that adorns the walls and ceiling line. Two living room floor lamps place clear white moments against the hazy gray background.

A piece of grumpy modern art forms the centerpiece of the living room, where it smooths into a warm beige accent.

Yellow chairs and a matching modern sofa face each other in a conversational arrangement. Round coffee tables nest in the center of the seating arrangement, next to an oval ottoman.

A large rug continues the soothing beige color across the living room floor, where it softens a wooden chevron floor.

A black marble console unit strikes a dark contrast along the focal wall of the living room. A color-coordinated black vase adorns its surface.

Behind the pair of lounge chairs, fluted double-glazed doors exit into the hallway of the home.

The living room’s combination of the living room is a compact but luxurious space, thanks to high-ceilinged architecture and large windows that invite an abundance of natural light.

Above in the kitchen dining room, a long, linear chandelier extends the entire length of the dining table, which seats up to six people for dinner.

The dining table is amalgamated with a small kitchen island to achieve one neatly continuous piece.

Panel molding is used to add an element of classic elegance also to the kitchen cabinet doors, forming one cohesive treatment around the perimeter of the room. High kitchen doors are retracted to reveal integrated appliances.

A white marble kitchen countertop, back splash and open kitchen shelf smooth into one luxurious expanse of stone.

Outside in the home entrance, a runway-shaped console table adds a black marble accent against pale gray panel molded walls. A hanging light falls into a coordinating black piece.

Above the dark console table, a round mirror reflects a glow of light.

In the lobby, a bold geometric floor treatment steals the show.

Two modern wall lamps illuminate both sides of the front door, located above a pair of elegant black and white puffs.

A unique modern hanging light makes a striking first impression in the entrance.

Built-in storage units reach a streamlined corridor.

Twin black marble plinths frame the fluted glass door that leads to the living room.

Within the first bedroom design, a modern winged platform bed is flanked by contemporary linear wall lights and two floating black marble liter units. A modern chandelier forms a free-form halo over the bed.

Custom wardrobes fit snugly into the adjacent wall space. A full-length mirror makes the bedroom appear twice its actual size.

The sleek bedroom lighting gently illuminates a dreamy cloud-themed headboard main wall.

A black bed frame is connected with extreme black window frames and a wall mounted TV screen.

Within the master accompaniment, two black marble volumes form a dramatic double wash bathroom. A champagne-gold insert cuts a break between the black marble elements, which complements two champagne-gold bathrooms and a linear pendant light.

A black wall hung toilet coordinates with the black marble bathroom tiles. Fluted wall panels build on the fashionable texture palette.

Inside the modern nursery, pervinkant blue accents break up mostly pale gray decor.

A modern children’s desk is built on a bank of floating storage units.

The child’s study area is wide enough to accommodate a project friend or lead parent.

Wooden effect panels cleverly wrap around the powder chamber.

A dark gray vanity unit and matching toilet make a striking contrast against the light wood effect panels. Small, black marble shelves neatly use a narrow angle.

A black marble floor slides directly into the shower wet area.

Located on Leontyevsky Lane, Spiridonova’s mansion was assigned to its newest design team in a semi-restored state, in which the previous owner combined two apartments. In its latest renaissance, the apartment includes a fabulous piano room / lounge, where a modern chandelier draws attention to stunning high ceilings and intricate crown molding.

Arched windows let in sunlight, which gives the pale room scheme an ethereal quality.

Black marble coffee tables lay low across the center of the living room, holding the darkest accents underneath.

A monochrome gallery wall provides the focus in the room.

Mature indoor plants make an inviting environment for a comfortable reading chair.

A second soft white lounge chair balances the opposite side of the seating arrangement. A white marble plinth rises between the arched window frames.

A curved lounge chair, a modern lamp and a small side table form a second comfortable reading area next to the windows.

The small table is just big enough for a book and a glass so that it doesn’t cause a mess.

The dining room is a grand space with a striking dining room chandelier. A gilded wall mirror is mounted high above an original fireplace.

The impressively long white marble dining table seats up to ten guests.

The luxurious kitchen has an entire wall of smooth white marble with striking gray veins thundering through it. A lighted open kitchen shelf sheds light on the natural stone.

A kitchen table is placed on the island to create a contrasting black and white combination. An extraordinary modern chandelier is suspended above, where it drops shiny golden loops into the high ceiling void.

Four upholstered dining chairs comfortably surround the kitchen table.

Unique vases make a sculptural table top.

A modern planter forms an hourglass silhouette with a piece of contemporary wall art.

White integrated ovens, white microwave and compatible coffee machine are cleanly mixed with the white kitchen units. The marble feature wall wraps around the back. LED perimeter lighting glows along the top of the luxury stone to exaggerate the effect.

A unique faucet adds a chic golden accent to the kitchen prep, where a white marble sink fuses with the countertop.

Within the master set, a trio of gold chamber hangers appear to float lightly in a natural organic form.

3D light-embossed artwork makes a modest bedroom wall decoration over a channel-tufted upholstered bed.

Built-in wardrobes and shelves are trimmed with crown molding to enhance the classic features of the home. The storage units extend all the way up to the high ceiling height.

A unique console table adds another bright golden accent to the neoclassical bedroom.

The gold console table brightly underscores another example of 3D-embossed bedroom wall decoration. A modern floor lamp shines on all sides.

Art sculpture serves as an elaborate bookcase.

Next to the bedroom window, a white desk combines luxurious marble with metallic gold elements.

In the next bedroom, a traditional gallery wall is combined with a modern neon sign.

Matte white and marble floor lamp focuses reading light over the cushions.

A radiator cover keeps small hands safe from the hot metal.

The globe night table lamp is finished in gold to coordinate with the gold picture frames on the adjacent gallery wall.

A white chandelier continues the orb-shaped light theme.

The child’s closets have a narrow bookcase built into one end.

In this bathroom, white marble wall panels support and hide storage volumes.

The narrow wash area is effectively illuminated by a tiny bathroom light on each side, mounted at staggered heights.

LED strips frame the perimeter of the vanity area, and draw bright attention to gold fixtures.

Bohemian infusions to Scandinavian decoration mean more colors, more woven elements and more intricate patterns. Decorations and accessories take on a more natural aesthetic, with hints of world travel. In these four Scandi-Boho home interiors, the fusion of interior themes makes light and airy living spaces that communicate a connection with nature through indoor plants and a natural material palette. A sense of peace results from the natural vibrations, which are enhanced by earthy accents, handmade objects of interest and easy, windy arrangements. We will round off with a slightly brighter consideration of the aesthetics, where vibrant turquoises shake a quiet setting of white and wood tone.

A gallery wall of botanical art and an intricate pattern introduce boho vibes into our first outstanding home design. Skandi-style dove gray living room sofa makes a gentle accompaniment to the display of natural tones.

Down in front of the sofa, a geometrically designed rug stretches in shades of deep blue and shade. A small puff continues the blue accent shade in its boho padding.

A round lounge chair and a mature indoor plant pair to form a typical boho reading night ensemble, but a clever simple upholstery and a simple accent cushion bring back the simple Scandi vibes.

Outside the elegant little home, a deck is being built to extend the living space. A set of small outdoor chairs are turned out to the abundant green view.

The wooden deck splits into smaller wooden “steps” at one end that form a path through the landscape.

Inside the bedroom, a Scandi wooden platform bed is dressed in deep shades of orange and shade in a boho print. Dark shady scattered cushions are layered at the head of the bed, under a picture frame filled with dreamy botanical art. A simple round mirror adorns the adjoining wall next to the window.

Wooden bedside tables are equipped with elegant leather-looking handles. A sweet-smelling candy cane and a slender glass vase filled with dried flowers make tranquil decorations.

Within the clear white marble bathroom scheme, a wood-framed bathroom mirror and rustic wooden vanity make warming contributions. Shiny gold fixtures add a luxurious element.

Located in Barcelona, Spain, our second Scandi-Boho home tour begins in a lighted hall. A tasseled living room rug lies boho vibes under a Scandi lounge chair and a tripod floor lamp.

The Scandinavian style chair design features an element of cord wrapped around the frame that nods to the boho aesthetic.

Bottle-green split cushions add punk accents to the neutral beige chairs. The cushions connect with indoor plants that are scattered around the interior and the view of balcony plants that can be enjoyed through large windows.

A concrete planter was built on the covered balcony to house a bunch of flowering greenery.

Two woven chairs and a small round coffee table make up a nice lounge where the homeowners can drink together or read quietly in solitude.

An intricate black metal base gives the round coffee table a unique look. The table top is just the perfect size for a carafe and a pair of glass glasses.

The small kitchen is hidden behind wooden folding doors, which keeps the look of the open plan living room clean and clear when cooking doesn’t move.

A secret door leads to the bathroom.

Inside the bathroom, hanging planters create a wash of greenery over bright white cabinets.

A minimalist extra faucet fills the luxurious stone sink.

High-gloss white tiles run from the living room into the bedroom, where they create a clean, minimalist base for a comfortable upholstered bed. White wall panels complete the simplicity of the tiles and camouflage the door into the entryway closet.

The closet is a narrow but well-equipped space with ample storage.

Our third home design is a project in Colwyn Bay, Wales. Mid-century modern inspired Scandi side embraces the width of the living room, where fluffy imitation leather lounge chairs seem irresistible.

The bedroom is small but well arranged. A flat-textured bedroom rug holds together a pair of Scandinavian stools at the end of the bed. Rotating hanging light shades expand the symmetrical arrangement on each side of the bed.

The bathroom contains sharp black accents in the form of a linear modern bathroom, black toilet appliances and a black shower.

On our final Scandi-Boho home tour, bright turquoise accents rock a primarily neutral decorative palette. A large rug lays a simple pale gray base for the layout of the living room.

A round wooden coffee table offers a generously large place for drinks and light snacks during entertainment.

A decorative tray shows fluted glassware on the table.

The turquoise upholstered lounge chair forms the heroic piece for the lounge layout that inspires turquoise scattered cushions on the sofa.

The TV is mounted on a rotating bar to offer the ultimate viewing angle of various seating options.

On the opposite side of a wooden lath screen, a home gym is tastefully decorated with a chevron-effect wooden buffet and a painted arched wall feature.

A large indoor plant provides a visual buffer between the home gym and the home entrance.

Virgin white dining rooms are interspersed with heated wooden inserts where simple white dishes are stored and displayed. A barn door leads directly into the kitchen.

Base cabinets and knives put natural wood elements into the kitchen, while a green backsplash smooths into a soothing green accent color, and monochrome tiles spread a bold pattern.

Guide to Using Hard Loans for Real Estate Investments

If you are looking to invest in real estate but have found that traditional methods of acquiring property are too expensive or inaccessible, hard cash loans might be the answer. These loans provide quick cash for people who need it, and they do not require a lot of paperwork or credit checks.

In addition, the terms of the loan allow borrowers to defer payments if necessary. There is no limit to how many properties can be purchased with these types of loans as long as they are commercial buildings, multi-family homes or completed residential construction projects. Here is a guide on how to best use hard loans for your real estate investment.

Explore Extensively to Get the Best Offer

Before you start looking for a hard money lender, you should be well informed about the current market. You will only find the best deals if you keep your ear to the ground and do not take any valuable information. Looking around for buyers who might require financing is one way to do that.

These people are often willing to pay higher prices for the properties they want if they are given a chance to avoid paying cash. You can also contact commercial real estate and ask them about upcoming deals that could be suitable investments with hard loans.

There are other ways you can explore also. For example, some people like to find properties that need work and fix them before selling them for a profit. Because you are investing your time and energy in the renovations, you will want to find a lender who can work with you to defer payments until your investment begins to pay off.

Find the Right Lender

Formal lenders such as banks and credit societies usually require strict qualifications before approving applications for loans. With hard money lenders, it’s a different story.

You will need to make sure that you find a lender who can work with you and your specific situation, but it should not be difficult if you have the right information.

For example, some lenders have minimum requirements for down payments or credit scores that they require their borrowers to meet before approving an application. With a little research, you can find lenders who are willing to work with your financial status.

Explore Extensively the Interest Rates

There are reliable online websites that you can target and get all the information you need from the available lenders. They expose you to a Directory of hard money lenders and individual reviews. It helps you decide on which direction to go when choosing a lender. The lower the rate, the better your chances of profiting from your investment within a short period of time.

Repay Loans on time

As an investor, it is essential to be accountable for your financial commitments. Your lender will expect you to repay the loan before the agreed deadline and not a day later.

If you fail to do so, you may have to face some consequences, which include steep interest rates or even a requirement for immediate payment. As a property investor, it is important to be aware of the repayment terms and always make sure that you meet those conditions for your benefit.

Find the Right Property

There are many ways that hard cash loans can be used in real estate investing. One of the best choices is to buy properties before they were listed for sale on the market, so you won’t have to compete against other potential buyers when you’re trying to make a deal.

For example, you can use these loans to buy another real estate investor who is not using their property to its full potential so that you can renovate the building and sell it for a higher value. You can also use hard loans to buy finished multi-family homes before putting them on the market so that you have a place to live while you wait for the value of the property to increase.

Learn More About Contract Terms

You need to get all the information you can about the available offers. You may not have much time to invest in your research, but you should never rush through this step for fear of running out of financial choices.

This is one of the most crucial aspects of real estate investing, so don’t miss it just because it takes a little more time and energy to get through.

Getting a loan from a reliable hard money lender is one of the best choices you have when it comes to financing your real estate investments.

You don’t have to hand in an application at your local bank just to find out that you are not eligible to get the type of loans you need. Instead, you can contact a hard money company without any problem working with investors who are not qualified to apply for traditional financing.

Pay attention to Fees when using Hard Loans

Some people think that using hard loans is a great way to avoid paying higher prices on fees from banks and other loan providers. However, this may not always be the case because some hard money lenders pay high interest rates to compensate for the lack of paper involved.

Also, you should be willing to pay closing costs whenever you buy property because such hard money lenders make their profits.

There are many reasons why people choose to use hard loans to buy real estate. If your finances don’t meet the qualifications at your bank, but you still want to invest in property, finding a hard money lender may be the answer.

The key is to research and find the best offer that meets your needs. By making small adjustments to how you use these loans, you can make them an effective tool to expand your real estate portfolio.

If you need money for your real estate but do not qualify at the bank or other lending providers, hard cash loans may be your best choice.

Hard money lenders are also better than banks when it comes to rates and repayment. As you research which lender is suitable for what property investment, there should be no problems with this form of financing.

Exceptional Rustic Mediterranean Pool Villas

.

Impressively large rooms with high ceilings and wide windows build these two exceptional rustic Mediterranean villa designs. A warming palette of natural materials covers each room in the form of loose rotania furniture, jute rugs, rustic wicker hanging light shades, curtain rods and hessian throws. Displayed by Anastazio Bulycheva, The texture-rich accessories are met with crude mural and fresh infusions of indoor plants. Sliding glass doors adjoin indoor and outdoor living spaces to take advantage of the warmest and most glorious weather. Comfortable outdoor lounge areas have been formed around the pool terraces, where mature green borders grow serene seclusion and picturesque perimeters.

Our first rustic Mediterranean-inspired villa design comes to us from Turks and Caicos Islands, lying on the southeastern outskirts of the Bahamas. We begin the villa tour in a luxurious bedroom design, where light drapes of arpels flow in the wind at wide windows.

Hessian treatment of headboard and matching throw adds a deep, visually warming texture to the bed, along with two decorative jute accent cushions. Stainless steel bedroom hangers feature a much cooler and sharper aesthetic on both sides of the bed.

A floor lamp adds a stainless steel accent next to a lounge chair in the corner of the bedroom. A set of glass doors leads to the terrace to extend the bedroom into a cool seat.

Next to the bedroom chair, a small table provides a convenient cornice for putting down books and a cold drink. A mature plant blooms in a handmade wicker plant.

Round jute floor cushions are spread out on the concrete terrace that lies outside the bedroom. Just around the corner, the blue pool water glows invitingly in the sunlight.

A wicker chair pulls up at a floating rustic desk design that functions as a media unit under the TV, as well as a canvas table.

A natural jute rug is unfolded across the bedroom floor, ending just below the wicker chair to form one cohesive space.

On the wooden desk, a compact Marshall speaker sets up a retro atmosphere. The portable speaker can be taken out onto the terrace to play music at the pool.

The small liter shelf contains a desk clock that has a coordinating retro look.

The terrace, which lies just outside the bedroom doors, is low, allowing the higher platform to be utilized as a built-in concrete sofa design. A rustic outdoor coffee table fills the center of the conversation seat.

Rustic decorative bowls add an extra character to the weathered outdoor coffee table design.

A sort of pillows make a tonal arrangement across the L-shaped outdoor sofa and outdoor chair. A pair of puffs round out the furniture layout.

Sunlight plays on the outdoor chair and sofa through a canopy goal. A concrete planter contains a lot of abundant green plant life.

The lush greenery stretches around the edge of the pool to provide picturesque privacy.

Modern sun loungers meet at one end of the rectangular pool, where one can look at the garden and the blue horizon.

Our second rustic Mediterranean pool villa design is located in Marbella, Spain. In this concept, lines are a little smoother, and the decorative palette a little lighter. Living room carpet warmly reflects the rich natural tone of exposed wooden ceiling beams.

Two curved sofas smooth white accents on the natural rug, where they surround a set of two circular coffee tables.

The aesthetics of white and wooden beam of the living room ceiling influences the fixed pergola design.

An open staircase design climbs the back wall of the living room with suspended levers.

In the corner, a jute round rug and tall indoor plants give a comfortable appeal to a little reading.

A small rustic side table completes the rotating lounge chair. Beige accent pillow lightens the look.

A floating shelf is mounted low on the wall to display a large piece of modern art and a few smaller sculptural elements.

Rustic stone walls build soft creamy foci around the living room and behind the minimalist staircase.

A bed of stones under the staircase design gets a play of light through the open steps.

A fireplace and shared floor separate the living room from the neighboring kitchen and dining room.

The modern double-looking fireplace allows you to catch a glimpse of the adjoining room through the flame.

Wooden window shutters turn to shield the dining room from the glare of the Mediterranean sun.

Stone walls run seamlessly between indoor and outdoor living spaces.

Even with the shutters turned to cool the interior, natural daylight enters the villa through skylights.

Wide concrete steps lead directly from the edge of the hall, down into the pool.

An olive tree adds a burst of greenery to the pool yard.

Outdoor lounge chairs are located at an elevated spot next to the kitchen dining area, making it easy to grab refreshments whenever you want.

The lower outdoor platform is clad in floor cushions to form a comfortable bench under the shade of the canopy.

The palette of wood, stone and white imagery communicates a rustic Mediterranean style that spans the ages.

How NFTs Could Transform Property Investments

The sale of virtual lands is taking place every day in Decentraland, but a recent purchase by property investors has taken virtual land investment to a whole new level. According to Yahoo Finance, 259 plots or 16 acres of digital land purchased from Republic Realm cost more than $ 900,000, the most expensive purchase of NFT land ever. NFTs, also known as non-fungible tokens, have been a hot financial investment topic in the art industry. However, in recent months NFTs have become increasingly popular in the real estate investment sector. The ability to buy and sell property on blockchain-based platforms such as Cryptovoxels and Decentraland indicates that blockchain is reforming the real estate market. If you’re looking to invest in this trend of blockchain-based real estate, read on to learn how NFTs could transform a property investment.

Increase In Virtual Property

Strangely, many investors invest large sums of money in virtual real estate. As the name suggests, virtual properties are untouchable plots of land or plots of land that exist only in a blockchain. It is worth noting that the price of virtual land or fields depends on how much one is willing to spend. For example, Mars House, a digital property sold for $ 500,000 on an NFT marketplace.

A few months later, investors completed virtual land sales worth $ 3.5 million in The Sandbox, a metaverse on the blockchain. If you’re like a lot of people, you may be wondering why to invest in an NFT farm. For many investors, the uniqueness and ease of property transfer from the seller to the buyer provide added value to their investment.

NFT Mortgages

In addition to making virtual real estate a reality, NFTs could change the mortgage industry by improving the home loan process. The current regime of getting mortgages is expensive and labor intensive unless you are lucky enough to find a mortgage lender committed to providing excellent customer service. According to The Home Loan Expert, a customer-centric mortgage loan process should be streamlined from start to finish. This means that the lender has the entire home loan process under one roof. This way they can close your home loan quickly and efficiently.

Because the real estate sector encompasses NFT, lending on home loans could be less stressful. This is because tokenizing property rights facilitates the process of managing and trading homes. Ideally, you can buy a property from NFT and lend against it immediately at a 2.4% interest rate through products like Defi and TradeFi.

Promotes Fractional Property

As an investor, you can use NFTs to tokenize your physical property to create a representation of ownership in the digital space. Doing so allows you to sell part of your property to a small or large group of investors. Because NFTs are sold in a decentralized marketplace, you need to issue tokens to real estate buyers. If investors choose to hold the notes, they may receive rental income or profits shared based on a valuable appreciation of a property sale. Ideally, NFTs could pave the way for many investors to consider fractional ownership in the real estate market.

NFTs or non-fungible tokens have become popular in the real estate industry because they allow investors to buy or sell digital properties. This new blockchain-based technology trend will affect the real estate investment scenario by promoting the rise of virtual real estate. Industry experts also claim that it will encourage fractional ownership, and make mortgage lending easier.

Bespoke Furniture & Unique Decor: Moscow Apartment

Custom furniture and unusual decorative elements create a unique living experience for the potential owners of this modern apartment in Moscow, Russia. Displayed by Zework Room, This elegant modern home interior has been designed to deliver a light-filled luxury with a clear emphasis on everything that is commissioned. With a curved shape theme continuing throughout, we find contemporary furniture silhouettes in the form of a custom curved sofa design, chic wall-mounted bookshelves, eye-catching gold dining table, rounded wardrobes and unique modern desk designs. Fabulous lighting fixtures also follow the curve, along with round 3D embossed wall art, and elegant full-length arched mirrors that create the illusion of added doors.

Curved sofa design sweeps around the perimeter of the living area in the lighted, open plan living room. An indoor plant nests on its edge, providing a light visual shield between the quiet tranquility of the sofa and the busy kitchen area that stands next to it.

A set of round nest coffee tables occupies the central place in the lounge space, where they make a contrasting interaction.

Two modern lounge chairs face the curved sofa in a conversational layout, each taking advantage of the natural light that falls through two aligned lounge windows.

Unique hanging lights fall on the living room layout, hanging very low above the coffee table.

A run of fashionably designed bookcases is mounted on the living room wall, keeping the floor clear and spacious. Their curved columns complement the equally curved living room furniture.

On the other side of the curved sofa, we come to the kitchen dining area.

Golden kitchen cabinets glow at the window sill of the room, while wooden grain cabinets create a natural balance at the other end of the installation.

Gray marble forms a monolithic kitchen island in the center of the scheme. At the back of the room, a marble counter and a compatible backsplash covered the kitchen.

Modern kitchen stools stand a soft wooden accent next to the striking gray marble kitchen island.

A huge, round 3D relief artwork makes an attention-grabbing focus.

At the opposite end of the kitchen island, a striking golden dining table draws a reuleaux-triangular silhouette. A simple modern glass vase and a gold tray make up a chic table.

The curved rear dining chairs are the CH20 Elbow chair by Hans Wegner for Carl Hansen & Søn. Cheaper copies are available here.

A deep window at the end of the kitchen was paneled with light wood to neatly connect with the kitchen finish.

Extra salt and pepper shaker add a designer touch to the prep bench.

Slatted screens draw a divide between the open plan drawing room and the lobby of the home.

Inside the square lobby, a comfortable chair and a modern floor reading lamp were put together to create a bright place for reading or for putting on shoes.

The console table next to the front door is a floating piece with storage boxes. The wall-mounted design keeps the lobby of the home tidy and minimalist. Its curved contour serves as a subtle first introduction to the shape theme that runs through the home.

In the first bedroom of the home, a dark gray accent scheme brings weight to a pale cream-colored palette.

A floor lamp is amalgamated with a bedside table to produce one space-saving piece with a chic, curved frame.

A modern photographic print catches the eye to the bedroom workspace, where a runner-shaped desk uses natural light from the window.

The custom-made wardrobes are rounded at their edges, where they draw to a vertical garden feature wall against the end of the bed.

A red stool places a pop of colorful contrast against the wall of green leaves.

In the second bedroom, a glorious display of floral bedroom wall decoration blooms above the headboard.

A dove-gray bedroom rug subtly covers the area around the bed, making it soft underfoot.

The adjoining floor lamp brings a golden splash to the peaceful color scheme.

The metallic gold accent extends to the wardrobes, causing a silky sheen.

A modern swivel chair pulls up at an extraordinary desk design that half floats and half swings on an oversized spherical foot.

The master series has a dominant headboard design that encompasses the sleeping space and supports two modern wall lamps.

Fluted bedside tables provide moments of fashionable texture on each side of the upholstered bed.

Another gray bedroom rug softens the ensemble.

Instead of a traditional bedroom fireplace, a unit of decorative candles provides the atmospheric flame-shaking.

A modern floating TV stand takes pride on the focal wall at the foot of the bed.

The TV unit is amalgamated with a floating desk to create one elegant piece.

An elegant floor lamp provides useful task lighting.

Decorative vases adorn the unit with calm neutral shades.

The wardrobe is equipped with delicious glass cabinets that keep designer clothes and accessories free of dust.

Red puff pastry adds some rich color.

Interestingly dark decoration forms this modern apartment of 117 square meters in Kyiv, Ukraine, pictured by Alexei Savchenko. Moody shades of gray and black smooth over modern silhouettes that rise from the shadows of the dark living room decor. Atmospheric lighting kisses the edges of the furniture and the room perimeter and reveals hidden details throughout the interior design. Sandy accents pour a brighter vibe into the living room of this home, which doubles as a home workspace. Ruby red wall tiles and a unique red glass bathtub slide an attractive focus into the bathroom, vigorously raising a background of charcoal murder decor and gray bathrooms.

Modern furniture forms emerge from the shadows of black and gray living room decoration, their edges gently illuminated by light from a large window and subtle, atmospheric lighting. See more inspiration for Modern Dark Interior Design here.

LED ribbons emphasize floating media and highlight the top of the TV mount. Without the light arrangement, the dark TV wall falls into the shadows almost unseen.

A black ottoman is separated from the L-shaped sectional sofa layout to neatly close around the coffee table.

A soft gray throw breaks the dark furniture upholstery with a slightly lighter hue.

In contrast to the Uber dark living room decor, the open plan home entrance glows Christian, clean, bright white.

A charcoal rug creates a dark island under the lounge sofa and a round coffee table.

On the coffee table, a clear glass vase catches the light, adding a brief moment of reflected lighting.

The dining room is located directly behind the lounge sofa, where it benefits from natural light through the large window. Six modern dining chairs surround a black stained wooden dining table with reinforcement of lighter greige upholstery. Round artwork hangs a tonal murder decoration.

In the neighboring kitchen area, the black and gray color scheme continues firmly with dark gray kitchen cabinets and black integrated appliances. An open kitchen shelf is brightly highlighted from the darkness by bright flashes of cool white LED light.

A linear hanging light illuminates a small dining peninsula, where two modern kitchen stools stand in a black and gray finish.

In the home entrance, a strip of embedded lighting draws attention to the hidden detail behind a corridor bench, where tufted upholstery adds a fashionable luxury upholstery.

The surrounding cabinet next to the entrance carries a fresh white finish that is reflected in a mirror wall on the opposite side of the hallway.

In the master bedroom, a dark gray and pure white decorative palette achieves a peaceful balance.

Two huge windows give the space a nice double look.

A gray upholstered bed is placed on a matching dark gray bedroom rug. A white sheet refreshes the effect.

The chic floor lamp is an Oda gray lamp, designed by Sebastian Herkner for Octopus.

The deep sides of the upholstered bed largely negate the need for bedside tables.

A round ottoman furnishes the corner of the bedroom, serving as a place to discard today’s costume. Light gray drapes swim softly on each side of the window panes.

The generous walk-in closet / dressing room is furnished with a smart black-framed closet system and a custom vanity table that cuts across the window to take advantage of the natural light.

The glass cabinets have internal light strips that illuminate every level of clothing storage with glass shelves.

A backlight mirror from floor to ceiling serves the clothing belt.

Solid shelves are underlined by LED strips to illuminate folded clothing and shoes.

An entire window curtain provides privacy at the vanity table without blocking the window light. A modern vanity stool fits neatly under the floating toilet table.

Sandy yellow accents brighten the guest room in the form of a custom bed design with a shelf in the footboard, and a ribbed round rug.

Custom wardrobes are built around the food of the yellow bed in a matching finish.

A custom desk design labels the end of the wardrobe installation where it benefits from a window view.

A sandy yellow swivel chair coordinates with the colorful furniture in the room, and round completes the circular accent rug.

Black wall panels create a dark contrast across the bedroom TV wall, under a strip of LED perimeter lighting.

The workspace is kept tidy with a vertical file rack and lit by a modern desk lamp.

Continuing into the bathroom, we find a dark decor that is vividly interrupted by ruby-red accents. A vertical section of red ceramic tiles and a stunning red glass bathtub create an attractive focus.

A small red side table coordinates with the red focal wall, and offers a convenient place for necessities when relaxing in the self-contained bathtub.

In contrast to the red bath wall, a gray vanity unit, a modern black vase basin and gray wall tiles make a dark vanity combination. Backlight bathroom mirror adds a moment of bright lighting.

Black bathrooms camouflage against the dark tiling. A candy can smell the little room.

A gray wall hung toilet fades against a dark gray paneled cistern wall. Areas of hidden bathroom storage are hidden in the pattern of elegant modern panel work.

Basic Guide To Refinancing Investment Properties

The real estate market is changing rapidly, and as an investor, you need to be aware of these adjustments in order to make smart decisions.

Refinancing investment properties is a standard choice for capitalists to earn more from their rental and commercial properties. If you want to find out more about refinancing, read on, as you’ll find out what it is, how it works, and how to apply for one.

What Refinancing means

Refinancing on real estate refers to the act of repaying your existing home loan by taking out a new mortgage. Real estate and homeowners engage in refinancing primarily to save on their monthly payments, adjust their loan terms or borrow against their property value. Ideally, the new property refinancing terms should be better than the current loan — although there are other factors to consider.

In property refinancing, the most common considerations borrowers take are reduced interest rates and loan periods. Browse through the websites of loan companies like Homestar Finance to find out more about refinancing terms and conditions.

3 Main Types Of Refinancing

In general, different loan products can be tailored to various needs of borrowers. Some lending institutions can be quite flexible and allow borrowers to negotiate their mortgage terms and interests.

Below are the most common types of refinancing real estate that investors can avail:

Rate-term refinancing is the most common type of refinancing that works by replacing your previous loan with a new one with better terms. Its name refers to the two main components of the loan it wants to restructure: interest rate and loan period. With this type, borrowers can enjoy lower interest rates at usually shorter terms.

Refinancing through the deposit method dictates borrowers take out a new mortgage that is larger than the current one. Borrowers can use the extra cash for this refinance type for property maintenance and renovation. In some cases, the extra money can be used to buy another rental.

However, there is a difficulty for refinancing: lenders will likely require borrowers to have paid a large amount in equity, as they are less likely to release more than 80% of the total cost of your property.

With cash refinancing, a borrower will have to take out a new loan that is lower than their existing mortgage. Reduced loan rates mean lower interest rates and a shorter term.

Why Refinance Your Investment Property

Whichever refinancing method you choose, the goal should always be to decrease your monthly payments and shorten your loan period to provide you with an optimal return on investment (ROI).

An investor who owns a property can enjoy a better cash flow from tenants whose monthly fees are not affected by the refinancing scheme. In some cases, property investors can save expenses by reducing mortgage payments while increasing rents. The extra cash can be used to diversify their investment portfolio or purchase another rental property.

How Does the Investment Property Refinancing Process Work?

Getting a new mortgage to pay off your existing loan is not much different from applying for a new loan. Before using this loan product, an investor-borrower should be aware of the following standard processes:

Lenders require borrowers to show proof of income and other financial documents such as copies of wages, tax returns, bank statements, property insurance, confirmation of rental income, and lease.

  • Visiting different lenders

Multiple financial institutions offer different rates and conditions, so it is best to talk to various lenders to get the best deal. Don’t feel compelled to trade only with your current lender, as you could miss the opportunity to find better deals elsewhere.

Once you have chosen the institution with the best value, fill in the registration form and send your documents.

  • Locking your new interest rate

The lender will send you the loan terms upon submission of the application. Review the conditions thoroughly, especially the interest rate and payment scheme. The lender will wait for your response and lock in the interest rate after you have responded favorably to the offer.

Once you have agreed to the new mortgage terms, your application will be reviewed by loan company- which is valid for the documents you sent. After this financial professional finish your application, you can pay the closing costs and other fees to get the refinanced loan for your rental property.

The average process can take from one month to three months, depending on how strict the lending company is. If you apply to refinance with your current lender, however, it may take a shorter period.

Closing Thoughts

When deciding whether to refinance your wolf holdings, keep in mind the current market situation. Ideally, it should be done when interest rates are lower and property prices are high. In this case, you can save on monthly amortization fees while you receive increased income.

Going through investment property refinancing is no different from other forms of refinancing terms. So, take your time to buy competitive rates and lock in your new interest rates after you think you got the best deal out there.

Basic Guide To Refinancing Investment Properties

Friday, 12 November 2021 by feeta_admin
The real estate market is changing rapidly, and as an investor, you need to be aware of these adjustments in order to make smart decisions. Why You Can’t Pay to Skip Tenant Background Checks?

Owning a property is known for being one of the most effective ways to significantly increase your net worth. This is especially true if you choose to rent your property to tenants, as this can be a reliable source of passive income.

However, you can’t hire anyone – you’ll have to research each candidate to determine if they fit or not. Let’s explore why you need to do a background check on tenants.

Establish Security

One of the main ways that arranging a background check on a tenant can benefit you is to establish a safer environment within the neighborhood.

Unfortunately, renting to someone who has an extensive criminal history comes with a handful of risks. Although there is no guarantee that these individuals will be offended again in the future, they are often more likely to cause problems later on.

As you might expect, the same can be said of someone who appears on the national register of sex offenders. As a landlord, it is essential that you do everything you can to ensure that you rent only to people who will become a valuable part of the community.

Protect Yourself From Responsibility

If you do not examine a tenant and then choose to deny them, you may encounter legal issues. U.S. Fair Housing laws dictate that you cannot reject a potential candidate according to a number of different criteria. These include gender, religion, race or disability.

If a background check shows that they have a bad rental history, you still have a concrete reason to deny the application. This will absolve you of any liability as the tenant could never say that they were rejected according to one of the above criteria.

Minimize Cost

Vacancies are often very expensive for landlords. This is simply due to the fact that they themselves are responsible for paying all ongoing costs, such as their mortgage payment and utilities. Finding a suitable tenant requires extensive examination of tenants, and you sometimes have to pay for a background check on tenants.

However, you should consider this an investment in your long-term career as an owner.

Minimize the Chances of Eviction

Eviction is a long and expensive process.

It should come as no surprise that you will want to do everything you can to avoid this. Finding a suitable tenant who has a history of a tenant star, a high level of income, etc., will ensure that you will not encounter any problems in the future. It is also in your best interest to create a tenant exam checklist so that you can stay on the road.

You Must Always Do a Background Check at Tenants

Otherwise, you could encounter a significant number of complications in the future.

So, make sure you do a background check on tenants who are asking to rent your home. This can easily save you tens of thousands of dollars and a lot of headaches.

Three Different Approaches To Neoclassical Interiors

.

Always striking and impressive, neoclassical interiors create a sophisticated character and an air of perfection. Classic architectural details make a wonderful backdrop for the simplicity of modern furniture, and add a density of decor that is much more than momentarily mesmerizing. The first of our three home designs, pictured by Yurii Chaikovskyi and Nina Semenkova, is an impressive high-ceilinged home with elegant arches and rich muted green accents. Our second home design features a double height living room with a colorfully eclectic style. The last of our tours takes place in an all-white home interior, where classic details create deep boundaries of decorative cover and woodwork around a counteractive core of ultramodern pieces.

This incredibly spacious holiday home is Villa Lago Maggiore, located on picturesque terrain in Italy. The impressive high-ceilinged luxury lounge is airy and sun-kissed, and has classic architectural arches of immense proportions.

A large carpet sets up a soft gray island for the lounge area in the open plan residential area. The quiet monochrome palette benefits greatly from the addition of richly contrasting deep-green accent pieces in the form of two modern chairs.

An oval coffee table injects extreme black accents into the center of the light lounge furniture.

Deep green split cushions and matching projections accentuate the lightweight modular sofa.

The high ceiling of the large dwelling is accentuated by a grand modern chandelier.

Delicate modern dining chairs shine with gold frames. A gold picture frame complements the luxurious metal aesthetic.

A delicate dining room hanging light shows a ghostly silhouette that allows the decorative molding of the classic interior to retain the ultimate spotlight.

A wall of flat-fronted, open-plan kitchen units merges with the white image of the neoclassical interior.

The kitchen lighting scheme features a perimeter installation of LED strips around the crown of a travertine stone back wall. A free-form chandelier illuminates the central island.

Another green lounge chair is paired with a round side table next to the window to create a comfortable reading night.

Round bedside tables are grouped around a custom bed design with a travertine headboard.

A second bedroom chair balances the layout on the other side of the bedroom fireplace.

Above the fireplace, modern art nods to the arched aesthetic of classical architecture.

A side table with storage completes the fireplace layout.

Clean drapes filter the sunlight without destroying the elegant contour of the arched windows or covering the view. The carefully crafted interior is designed to encourage quiet observation of surrounding nature to help relax.

Our second home design begins in a double high neoclassical living room with a distinctive eclectic character.

Black padded Eames style chair and a footstool balances a curved black sofa design. Geometric coffee tables put a luxurious metallic gold accent in between.

The strange tree-like lamp is the Ines floor lamp designed by Jacopo Foggini for Edra.

The organic shape of the lamp with its curved shades creates a relief from the limitations of the perfectly neoclassical decoration that surrounds it.

In a second living room area, a modern rug puts a striking black and white pattern under another eclectic furniture treatment.

Shiny gold side tables brighten up the living room layout along with a black coffee table and a unique sofa with a black storm cloud silhouette.

A sculptural barrel chair injects a dramatic blood-red accent.

Gold decorative accessories dot the room.

A retaining wall is wrapped with trendy wooden lath panels, adding a moment of attractive texture.

Clear perspective chair and the fabulous gold Ella chair, again by Jacopo Foggini for Edra, makes up an eclectic set with a bright cobalt blue table.

Two huge modern chandeliers add to the eccentric nature of the home design.

A wooden herringbone floor creates a cohesive coating throughout the interior.

This fabulous red lamp is the Malfaldi Lampadaire by Alexandre Dubreuil for Roche Bobois.

The bright cobalt blue running table and sculptural chairs make up a dedicated reading and study area. A simple ceramic pot adds a natural touch to the bright table design.

Inside the bedroom, a light gray upholstered bed is underlined with a matching gray bedroom rug.

Golden modern wall light punctuates each side of the bed, over linear liter units with storage.

Our final home tour takes place inside an all-white home interior with a deeply detailed neoclassical cover and woodwork. A core of relatively simple state-of-the-art furniture resists the curly boundaries.

The neoclassical bedroom design is a grand space with a symmetrical layout.

A smooth marble island cuts sharply through the neoclassical kitchen.

A-Traditional-Kerala-Style-House-From-The-South-Of-India

A Traditional Kerala Style House From The South Of India

Like Architecture and Interior Design? Follow us …

Thank you. You have been subscribed.

.

Traditional Kerala architecture is a famous style of South India, which is primarily based on the science of carpentry principles which are known as Thachu Shastra, and the science of architecture & construction known as Vastu Shastra. A central, airy courtyard is essential in a traditional Kerala home, and that is why a pond edge courtyard design creates the heart of this 2400 square foot residence in Palakkad. Designed by i2a Architects for Mr. Rajeev & family, this house was created with a fundamental concept ‘Idanazhi’, which in regional language means corridor. The light-filled hallway establishes easy flow through every open area of the home, keeping family members close and connected.

The most distinctive features of Kerala style architecture are monsoon-resistant roofs that take long and steep, simple circular, or square shapes, the gable windows, and tall pillars.

Local materials characterize both the exterior and interior of the home with a combination of wood, clay tile, and brick. The local materials achieve a harmonious balance with the surrounding landscape.

The front entrance accepts a traditional Padippur design, which consists of a covered entrance that leads directly into the main part of the house. This modern version of the Padippura concept also includes a heavy wooden front door for extra security and privacy around the front garden.

The Poomukham, or entrance porch, represents the first interior space of the house. It is located under a sloping clay tile roof, which is supported by cement pillars. Once upon a time, the head of the family would settle on the Poomukham in a reclining chair, equipped with a thuppal kolambi (spit).

Mature plants and abundant lawn grow a fresh green border around the red brick house.

Raw gray concrete contrasts sharply with the clay roofs and red masonry that build an interesting layered effect.

A concrete planter brings flowering of the greenery from the front garden to the outside entrance of the home, to create a welcoming entrance for guests and extended family. Exterior lights illuminate the path to the front door.

Once within the traditional Kerala Style architecture, a more modern atmosphere brings the interior to the realms of contemporary home design. Elegant round coffee table design combines natural wood grain with trendy matte black finished frame. A lined upholstered sofa and chair set sharp silhouettes. A cut white wall paint makes a fresh contradiction to interior exposed masonry feature walls.

Clay muxarabi screens allow natural daylight to filter into the main hallway that characterizes the home. Light play changes according to the position of the sun.

The essential central courtyard of this traditional Kerala style house is connected with a smaller courtyard design that comes out from under a modern staircase design.

A shrub grows in the center of the main courtyard, where it thrives under an open roof window. A kitchen window allows an appreciation of the courtyard view and the natural light here.

Narrow ponds run along each side of the yard design, providing habitat for aquatic plants to grow and adding to the relaxed atmosphere.

A wooden deck chair is set up on the tiled floor of the courtyard as a place for the homeowner to come and relax, reflect or converse with family members in the kitchen through the open kitchen window. Another clay musharabi screen climbs to the full height of the two-story courtyard design, where it filters out the strong sunlight, offers a cooling breeze and forms an interesting sculptural element.

From the courtyard, we move through the main hallway of the home into the open plan kitchen and dining room.

Exposed red masonry walls instill visual warmth into the dining room. The wooden dining table and dining chairs carry a complementary reddish hue. The kitchen is a modern gray, white and wooden layout, with a smooth peninsula that separates it from the neighboring dining room.

The same red wood finish builds a modern staircase design throughout the home. Metal railings exaggerate the contemporary aesthetic.

Open levers allow a picturesque view of the basement courtyard to look through on the ascent to the upper floor. Muxarabi clay accepts natural light on the stairs and the indoor plants.

Custom cabinets form an entrance table with storage where colorful decorative bowls and vases are displayed. Next to this, a higher unit serves as a vanity area for the homeowners and their guests to clean up after entering the home.

The bedrooms are large and spacious with airy high ceilings. A Moroccan quarter-bed and a matching desk inject elements of a warm wood tone into the simple white decorative scheme. Wooden bookshelves are stacked over the home workshop to provide practical storage. A small piece of bedroom wall decoration adds some color over a pair of luxurious gray accent pillows and a matching bed throw.

In the second bedroom, raw gray concrete decoration builds a more grumpy atmosphere. A wooden reading chair is located under a high window to form a quiet reading song. Wooden liter units fly the bed with a cohesive matching tone. Small indoor plants punctuate the dark bedroom decor with moments of edifying greenery and soft texture.

An open masonry around the perimeter wall of the home reveals glimpses of the architecture and garden that lie inside and allows the homeowners to look outside from the lawn and the downstairs windows.

Mid-Century Modern Interiors: Asian Influence

Asian influence adds a different flavor to these three chic mid-century modern home interiors, communicating world sophistication. Along with Asian style, comes an attractive balance between minimalism and cozy comfort that forms practical, quiet living spaces. Shades of cream, beige and warm whites inspire a sense of serenity that relaxes the mind and calms the feelings, while punk black elements anchor a modern atmosphere. There’s also a green accent theme that punctuates each of these welcoming accommodations, appearing in the form of a statement cabinet in home number one, a plush emerald green sofa in tour number two, and the simple freshness of plant life in home three.

A large rug holds the different elements of the living room layout together, joining two different pairs of chairs and a modern box together as one cohesive set.

A solid marble coffee table and overlapping equivalent were located in the center of the lounge layout. A series of decorative objects including candlesticks, coffee table books, a table clock and a censer to complete and build on the relaxed mood of the space.

A modern magazine rack holds reading material near the sofa.

Excessive pendant light descends low above the nesting coffee tables, adding a dramatic effect to the lounge layout.

Black leather chairs were joined with a small side table and a neat floor reading lamp to form a comfortable reading corner. A bank of short storage units is placed along an entire wall of the hall to maintain peace and order in the space.

In the kitchen dining room, a round dining table takes advantage of the bright natural light that flows in through a large window.

The kitchen is an elegant combination of rich wooden cabinets that complement the modern mid-century atmosphere. White marbles end through the back plaza and the dining peninsula elevates the feeling of luxury. Running decorative vases interestingly adorns the counter and open kitchen shelves.

A black kitchen faucet gives a final black accent on the luxurious kitchen island.

A statement green cabinet provides a high-end color behind the dining table and a low-hanging dining room-hanging light.

A black table lamp adds mood light over the storage cupboards.

Another mixed selection of mid-century modern chairs and stools gathers around a study table in the home library.

The drawing of the hanging light from the dining room is repeated here as a pair, to illuminate the entire length of the rectangular table.

The concept behind our second home design was simplification and unification, which led to a minimalist interior design balanced with a comfortable atmosphere. A series of uniform arches elegantly frame the living room windows. A color palette of warm beige and organic wood tones complements the green views and a coordinating emerald green sofa.

The creamy living room rug is slightly stained with black accents that tie in with darker elements in the room.

A black chair sets up a place to lie next to the bookshelves.

The variety of materials and shapes is minimized to maintain the comfortable and relaxed atmosphere in the dining room. Stone-gray upholstered dining chairs come together at a rich wooden dining table design, where a black vase provides a simple centerpiece.

Cabinet doors carry a complementary textile finish.

The crazy glaze plate delivers a wonderful Wabi sabi aesthetic.

The kitchen design was influenced by Asian simplicity and practicality. This emphasis on functionality has led to a perfect wall of concealed kitchen cabinets that put away an integrated oven, refrigerator and dishwasher.

A long kitchen island doubles as a breakfast bar.

An exceptionally long linear light illuminates the entire width of the kitchen.

The core of the cabinet layout opens up to reveal an additional prep area with an open kitchen shelf.

In the bedroom, clean lines and subtle furniture shapes are gently mixed. Doors are absent within graceful arched doors to create an aesthetically refined space.

The wood and warm white palette flow cohesively from living space to sleeping space to create visual harmony.

Window cavities are covered with deep wood panels to build a high-quality finish.

In the bathroom, a small pendant light adds a warming touch over marble and a wooden vanity unit.

A wooden same wood-tone finish characterizes the bathroom and a convenient stool.

The bathtub carries a fashionable lath aesthetic to keep the home current.

Our final home tour begins in a large hall that is full of natural light.

A round rug is based on a minimalist living room layout that consists of a curved sofa design, Pierre Jeanneret’s Kangaroo Chair, and a wooden bench chair.

A circular coffee table neatly repeats the contour of the round carpet.

In the mid-century-style dining room, modern lighting descends from a classic ceiling rose.

A small side table shows an unusual gorilla sculpture that pushes personality into the elegant space.

In the kitchen, a free-form decorative wall mirror reflects a pool of light from the large windows. Terrace island and indoor plant introduce areas of fresh color.

The living room of our first prominent home is a modest open plan layout. Tone layers of beige, gray, white and wood tone make a soothing color scheme that feels welcome and warm to come home.

The L-shaped modern sofa is set on a round rug that inspires texture into the quiet decor. Indoor plants create height in the living room layout, as well as sudden bursts of fresh color.

One high-back lounge chair makes a proud statement on the side of the lounge area.

A small floor reading lamp and a lowered green round side table make the chair a comfortable place to bend over with a good book.

A unique piece of wall art behind the small side table draws the reading night grouping together.

The upholstery of the lounge chair perfectly complements the shade of wood grain that makes up the kitchen base units and appliance.

Modern wood effect media smoothly emphasizes a wall of slat panels that are effectively highlighted by LED perimeter lighting. A projector screen unfolds before the textured wall effect and neatly disappears when not in use.

The living room and home entrance are openly connected, creating a free-flowing path from the front door into the social space. Tailor-made corridor storage units take care of the coat and shoes, while a tower of bookshelves makes a decorative touch next to the entrance stool.

Two large dining room lights are paired to cover the entire length of the table, making an impressive project statement.

The modern dining chairs carry a soft green painted finish that is complemented by a multitude of indoor plants.

The minimalist bedroom is kept clean and organized thanks to a set of custom-made storage units that are built-in along the headboard wall behind smooth and latticed panels.

A trio of bedroom hangers fall in front of the textured storage units on one side of the bed, while a modern night lamp illuminates the other.

A niched shelf runs along the width of the dashboard wall to offer more space to store reading books and some small decorative items.

Mature indoor plants grow a burst of invigorating greenery at the bedroom window.

Instead of the obligatory TV screen, this serene bedroom scene exchanges the technological eye-catcher with a more attractive round mirror.

Candlesticks bring the romantic glow of light around the bed, where candlelight emits a relaxing scent.

A deeply cushioned bedroom chair makes an inviting place to rest with a morning cup of coffee or evening cocoa.

Large-format travertine tiles build a spa-like feel within a luxurious small bathroom. A modern bathroom vanity extends neatly over the washbasin.

A toilet cistern wall offers hidden storage facilities behind smooth wooden effect panels.

Travertine tiles wrap around the bathtub to create one cohesive look.

A properly constructed window seat covers the hot radiators, which could injure sensitive hands.

A child’s chair brings a soft green to the bedroom’s color palette.

Our second beige and green infused home design has a much larger housing that is boldly shared by a long gray sectional sofa. L-shaped kitchen design and dining island bring fresh white and warm wood finishes to the room.

Indoor planters bring a burst of greenery to the decor of the living room.

Fluted glass doors separate the living room and kitchen dining room from a formal dining room with minimalist decor.

The dining chairs are the Cesca Chair designed by Marcel Breuer, and named in tribute to his daughter, Cheska. This design was purchased by Knoll in 1968.

Our final home design is furnished with an irresistibly cushioned modern sofa that is gently laid out with woolen projectiles.

A black round coffee table contrasts sharply with the lightweight upholstered sofa design but coordinates with a black steel enclosed glass wall between the living room and the home entrance.

Heavy beige drapes hang a luxurious frame around the large windows of the living room. LED perimeter lights show their remarkably deep folds.

Linear art adds a black accent to the TV wall.

Another black and white artwork adorns the kitchen dining room.

A modern fireplace is lit by the sofa.

The kitchen is a completely white design with a coordinating clear white kitchen island.

51 Gold Kitchens With Tips And Accessories

Like Architecture and Interior Design? Follow us …

Thank you. You have been subscribed.

.

The gold kitchen decorating trend is regularly tamed with small gold kitchen accessories, upgraded hardware, or maybe a gold kitchen appliance or two. However, if you really want this high-end trend to surpass luxury and a bold personality, you have to make it bigger. Gold kitchen cabinets can be used for a full Midas touch, or just a few accent units can achieve the required luxurious fullness of the aesthetic without becoming overwhelming in the space. This collection of 51 golden kitchens, fabulous accessories, hanging lights and bar stools shows just how to achieve the luxurious metal mood of the moment without appearing even a little chic.

A splash of gold, or rather a splash of gold, may be enough to make your kitchen hit a trend. Gold backsplash can be rebuilt into an existing modern kitchen design and will look right at home when equipped with some upgraded gold kitchen hardware.

Unique and ready to mix. A single row of gold kitchen cabinets mixes with a gold-trimmed island in this design. See more of this luxurious gold and stone enriched home interior here.

Golden and bright, this linear hanging light adds shine and illumination over a brushed golden kitchen island with a smooth travertine contraction. A gold kitchen shelf and matching metal disclosure draw attention to the kitchen sink.

Instead of separating your golden kitchen with an additional colored cabinet front, break the run with a contrasting texture like this smooth and wide kitchen layout.

Royal gold meets royal blue. Multi-Lite hangers of Gubi and three golden kitchen stools make a rich union with a solid blue kitchen island in this chic concept.

Another set of Multi-Lite suspensions from Gubi form a golden trio over an integrated dining peninsula.

Cut over the rest. This sophisticated black and gold kitchen design features a dramatic, asymmetrical cut in a stunning glossy finish.

Golden and light. The golden core of this kitchen shines like the sun in the center of the solar system. Golden wall lamps and a golden kitchen faucet sprinkle gold around its orbit.

Consider perfecting. Metal surfaces look best when they reflect light, so this 3D tile background looks sublime with its light-capturing looks.

Shine out of the shadows. This high bright golden kitchen island is positioned perfectly to capture the natural light of a neighboring window, which draws it out of the shadows of an otherwise black kitchen scheme.

Marvel at mixed metals. Gold and silver are brilliant examples of how mixed metals make a luxurious combination. Introduce elements of a natural wood tone to warm up the look.

Now geometry. This fabulous kitchen island design is shaped with white marble and metallic gold that come together in a distinct geometric cut.

Gold and grand. An oversized golden sputnik chandelier makes a great companion for a gilded kitchen island.

In this golden kitchen design, a smaller modern chandelier has been doubled to create the required wow factor over a food peninsula.

Life for gold. Trailed gold unit fronts are complemented by wire-framed kitchen stools in this one, making the texture of the scheme as dominant as the gold accent color.

Inda is a superhero. These spectacular stools are the Serous Bar Stool designed by Michael Sean Stolworthy, which were featured in Marvel Studio’s Black Panther movie.

From the happiest place on earth to your kitchen, this golden statue of Mickey Mouse adds a fun element to a serious black and gold kitchen layout.

Combine golden kitchen accents with other striking colors without causing a collision. White stripes will create a wide and airy break between bold accents, while natural wood grain brings earthy balance. In this design, a trio of low-hanging kitchen pendant lights delicately combine the contrasting elements.

In this example, a red pink kitchen island is combined with a green striped backsplash and bright gold cabinets to make a colorful fusion. This is the Home of Alex McCabe, founder of the bright and colorful household goods brand, Kip & Co.

Another boost of pink accents, this dark pink and terraced kitchen decor is crowned with gold orb pendants and a golden kitchen faucet.

Green and golden glory. Gold box fronts add a glorious accent stripe over muted green kitchen cabinets. Leaf print kitchen linens or upholstered dining chairs will encourage a complementary botanical aesthetic.

Graceful gray and gold. Painted gray kitchen with gold hardware speaks of classic elegance. Add a gold extraction unit for extra wow factor.

This time, a golden kitchen utensil unit is the showcase for pistachio green and natural wood kitchen decor.

Duplicate the extractor, duplicate the effect.

Gold fixtures and vertical garden walls. For uninterrupted gold cooking, integrated gold appliances will help you achieve one solid expanse. Add interest to the end of your kitchen with a narrow vertical garden strip where abundant green leaves will grow invigorating contrast and texture.

Rich and rustic. Build a rustic frame around a shiny gold kitchen with exposed masonry. Maximize the effect by bleeding gold cabinet fronts into a compatible divine backsplash to fill a solid core.

Solid gold bars. This island bar is made up of one solid gold volume and a cantilevered wooden counter for contrast.

If you’re not ready for the Midas touch en masse, you can settle for a collection of small gold kitchen accessories, new pendant lights and upgrade your kitchen stools to nod to the fashionable metal aesthetic.

Time for champagne. Satin champagne earrings make a more delicate statement than their yellow gold counterparts.

All around glamor. When you go with a gold theme, that doesn’t mean every other aspect of the palette has to fade by comparison. This adventurous design introduces jade green masonry, dominant pink elements, and a brilliant crystal chandelier into the mix.

Consider reflections. When working with metals, it is also necessary to consider what will be reflected in the finish. This golden kitchen island beautifully reflects a chevron floor treatment that makes the floor expanse look even bigger. On the other hand, it would be undesirable to duplicate the presence of trash or damage to the floor, so use reflective endings wisely.

The ultimate brilliance. Orange walls combined with gold kitchen cabinets make for a warm mix that seems to shine.

Champagne curves. This curvy kitchen island base looks just too tempting to touch under its cool champagne finish. Champagne gold ornaments frame fashionable runways across the base closets at the back.

Create tonal interest within a white kitchen with a deep golden island accent. Enlarge the theme with a golden kitchen faucet and coordinating accessories.

Give a soulless modern home some character with an antique golden and gray kitchen.

Sage green and golden dream. There is something so dreamy about the combination of gold and green shades. Add black accent pieces to anchor the look in the modern arena.

The splendor of the art decorative spirit. Gold ornaments do wonders within an art-deco inspired kitchen design. See more inspiration for art deco-style interiors here.

Give your kitchen a gold crown, or at least a gold ceiling treatment.

This green and gold beauty enhances the saturation with a much brighter shade of cabinet.

Create glamor with a custom gold motif, like this chic cabinet trim that accommodates the slope of the stairs that go up.

A golden kitchen island gives an opportunity to brighten a dark gray and black kitchen with a special touch.

Another gray and black kitchen with a golden kitchen island but this time with an added row of gold floating base units to add to the luxurious luster of the space.

Emerald green and gold accents provide jewelry for a primarily white luster and marble ensemble.

Small additions add a lot. Razilely thin gold desks, gold shelf corner, faucet and matching hanging lights combine to create a brilliant result.

Dripping for gold. This unique kitchen design is shaped by a multi-level desktop that seems to overwhelm the sides of the kitchen island into molten drops of liquid gold.

Exploration of the traditional. Create classic details with well-placed gilding.

The future is golden. Gold has been used over the centuries to impress and the future looks no different. Shine a futuristic kitchen design with an avant-garde gold finish.

A latte with a shot of espresso and golden shaves to leave, please

Removable furniture offers the opportunity for a temporary infusion of gold into your room. See more of this home here.

Gold with a plum tip and a marble fusion of complementary color.

A fusion of modern and Andalusian architectural influence comes together to create this clean Mediterranean villa that is surrounded by abundant green landscape. Created by AMES Architects, Villa Victoria is very ready to offer its residents an enviable lifestyle. Aerial vaulted ceilings, a multitude of indoor and outdoor water features, a picturesque courtyard and manicured gardens add to the peaceful atmosphere of the modern home. While rustic stone walls form the home’s exterior, the interior is a sleek scene of white-made walls, contemporary furniture and chic decorative accents. An open plan living space and playroom prove perfect for entertaining guests, while bedroom sets are secluded and serene.

Located on one of the most attractive estates in Nova Andalucía, the home is blessed with high-end green views of rolling grassy landscape and mature trees.

An infinity pool dominates the backyard of the property in an L-shaped facility that wraps up a social patio.

At night, Villa Victoria lives under the golden glow of its external lighting system. Lamps illuminate the bushes around the private landscaped garden, while LED strips outline the steps that connect the different courtyard levels.

The Mediterranean villa is built on one level and divided into two wings, with a delicate welcome hall causing a break in between. The left wing is home to an impressive open-plan living room, elegant kitchen, home office, and playroom with bar. The right wing contains four bedroom suites that enjoy direct access to the garden.

The remarkable gardens of this exquisite villa offer options for both sheltered and unshielded relaxation areas. Contemporary fireplaces make the spaces comfortable to use even on colder nights. Outdoor dining creates more options to entertain guests or simply change the scenery for lunch and dinner. Outdoor cooking means never even having to step inside.

The outdoor lounges have amazing views over the exclusive Aloha golf course.

Access can be made from the garden into a state-of-the-art SPA, which is located on the basement level of the home, and is exclusively designed for well-being.

Large stone slabs make way for stepping stones to the front entrance of the luxury home.

The lobby opens on both sides, with the back doors leading directly to the pool terrace. Growing white ottomans surround a decorative entrance table at the heart of the lobby, which bursts with botanical displays.

After dusk, the courtyard is a majestic place that seems to shine with excitement.

A vaulted ceiling inspires a sense of grandeur in the bright white and beige decoration of the living room. Built-in bookshelves are backlit to create a comfortable atmosphere in the pale surroundings. A symmetrical arrangement builds balance and harmony.

Four coffee tables create a strong core in the center of the air lounge area. Planters, candles, vases and a coffee table book collection provide simple table decoration. A wine storage wall builds color across the living room wall, which extends back to the open kitchen dining room.

The floor-to-ceiling windows have a set of retractable doors that retract to create a free flowing link between indoor and outdoor living. In the dining room, modern chairs are upholstered in white to match the sectional sofas in the adjoining lounge space.

A dining island offers a more casual place to eat breakfast or snacks. Two chic kitchen hangers are paired to brightly illuminate both the island’s prep room and table.

The inviting playroom also has a well-equipped bar. A mirrored wall increases the feeling of space in the already well-proportioned room.

A set of built-in bookcases comfortably separates the pool table from an intimate TV room.

The fabulous master suite is a welcoming space with natural light and the highest quality fixtures and finishes. Black-framed 4 poster bed and coordinating nesting boards boldly contrast against a calm white and beige background.

All bedrooms are large and include their own bathroom and wardrobe.

The swimming pool terrace and gardens connect each of the rooms of the home, including all the guest rooms.

A glimpse inside one of the exquisite bathrooms reveals a world of high-quality appliances and furniture, and a beautiful bathroom fireplace that will make hot bubble baths go on and on.

A glimpse inside one of the exquisite bathrooms reveals a world of high-quality appliances and furniture, and a modern fireplace next to the bathtub that will make hot dips last and last.

TVs equip the bedrooms, but who needs a screen when there are garden views like this?

Glass wall ensuite accepts natural light from the bedroom.

The modern home office is a private space away from the general hustle and bustle of the home.

A spiral staircase sweeps up past a measured bookshelf wall. Comfortable cupboards and a small side table create an irresistible reading room.

Indoor stepping stones pass through a reflective pool.

Retractable doors blur the boundary between interior and exterior spaces.

The luxury home has an infrared sauna, a steam bath, an ice pool and a jacuzzi.

Yet another kitchen dining room offers an alternative recreation area. Two dining room pendant lights convey a traditional lantern aesthetic.

A fully equipped home gym completes the arrangement.

3 Ways Property Management Can Increase Profit

Having extra property that you can rent is probably a great source of passive income. In fact, statistics show that the demand for rental properties continues to grow every year, making it a great opportunity for potential landlords. However, owning a rental property requires commitment, especially when it comes to your time and effort. The hassle of owning a rental property even makes it seem like a second job.

So if you have property of your own and you have the time and effort to strive, you can always choose to manage it yourself, especially when you live nearby. However, if you do not have the luxury of time, then it is best to resort to those who offer property management. (1)

Not only will they have a professional manager, especially those who offer all inclusive property management fees and take a lot of stress and hassle off your shoulders, but they can also ensure that your property looks aesthetically appealing to the point that it will always attract potential tenants, bringing in a lot of income.

Additionally, here are three ways how property management can increase your profit:

1. Attract high quality tenants

If you are a first-time landlord, remember that tenant screening is not only a long process but it is also complicated. Sure, you don’t want to end up with a bad tenant — those who pay their rent late or damage your property.

Fortunately, by partnering with a property manager, you will be assured that the tenants residing in your property will be reliable and controlled, such as long-term rent, timely payment of rent, little or no wear and tear of the property. , and causes less trouble to their neighbors and to yourself, inviting a steady stream of income on your part. (2)

Since a reputable real estate management company has been in the industry for a long time, then they can help you with the background check of any potential tenants. Also, if you hand over the rental process to a property manager, then you can avoid any possible rental scams, helping you avoid losing money in the process.

2. Helps you stay on the right side of the law

There are many landlord laws that can be complicated on your part, especially if you know nothing about the specific law. Unfortunately, having little knowledge of the law does not free you from them. Failure to do so can result in large fines.

However, having a property manager — since they are already experts in this field — can help you save your money. For example, if your property manager can save you the trouble of going through one eviction due to the violation of certain laws implemented in your state, then you have already saved money that can be spent on your property to attract more tenants by inviting. more income on your part. (3)

3. Always make sure your property is free

There are many factors that influence why your property is vacant for too long. First, you may have to make the necessary adjustments and renovations when the time comes that a tenant wants to relocate. This can be a timely — and also costly — force on your part because you will have to renovate your place. to suit the needs of any tenant. But a good property manager will prevent these factors. First, your chosen property manager can do the following:

  • Highlight the property: A good property manager knows as picei or apply the latest trends and cosmetic improvements that need to be made to attract tenants to your property, maximizing your income.
  • Set the market rent: More often than not, tenants have not rented property because of its rent – it can be too expensive. But a professional property manager will be able to determine the right price, taking into account the neighborhood in which your property is located as well as the demand. Knowing these decision factors only comes if you are smart in the local real estate market.
  • Market your property effectively: Because they have experience in the field, it is expected that a professional property manager has come up with a lot of claims. This means they know exactly what to say and where to place these advertisements to attract potential tenants. Also, because they have partnered with advertising companies in the past, they can also negotiate a better rate for your ads, helping you save money. (2)

Final words

If you have a rental property or you are an aspiring property investor and you want the property to become a source of passive income, then one of the best decisions you can make is to hire a property owner. This is especially true if you don’t have the luxury of time but want to make something out of your property. A good property management company gives you freedom and less stress on your part, which may be the definition of passive income.

High-end furniture and richly toned color palettes create high-end spaces within these three polished Vietnamese homes. This high-rise image is peacefully balanced with pepper of green spaces inside, in the form of attic courtyards, hidden terraces and integrated indoor planters. The effects of Mother Nature dominate in the character and harmony of these interiors, evoking a sense of calm and encouraging a slower pace of life at home. In a fast-moving world, we should always have time to stop and smell the roses. There is also plenty of inspiration for impressive living rooms, kitchens and dining rooms, elegant bedrooms, creative outdoor living spaces and modern staircase designs.

A concrete living room builds a bold television wall treatment. Elegant modern media highlights the wall-mounted TV screen, while a stack of bookshelves builds a warm wooden tower.

White marble tiles flood clean, space expanding floor treatment through the living space and home entrance.

An impressive staircase design ascends to the second floor of the home amid a burst of lofty indoor plants that spring from a small indoor patio beneath the walkways.

A modern L-shaped kitchen surrounds the dining area with a row of contrasting gray and white cabinets.

The dining table is integrated into the side of the kitchen island to create one streamlined piece. A woven dining room hanger brightly illuminates the dining room. See more inspiration for dining room hangers here.

A square landing area is used as a home library.

Outside on the narrow terrace, a koi fish pond bubbles between raised planters filled with abundant shrubs.

Advanced planters also surround the balcony, where an outdoor dining set makes a perfect, shady spot for brunch.

A second bedroom is decorated with intricate brandy and a gray color scheme. Sebastian Herkner’s large floor lamp Oda illuminates one edge of the bed, while a smaller alternative illuminates the other.

A narrow shelf provides the simple TV wall, providing a cornice for a small decorative vase and some additional greenery.

The next bedroom is double with fully equipped furniture, which includes custom cabinets, a floating desk and a window seat with storage.

The platform bed also fits neatly into the furniture plan, with a custom base and headboard. A gray bedroom rug cools coolly against the warm wood tone.

Decorative vases add color to the TV.

This gray bedroom pattern is textured with a raw concrete headboard.

More custom furniture builds an untouched, bespoke aesthetic.

Illuminated bookshelves provide soft liter light.

A raised deck was covered with a plant-strewn pergola for shade.

The front entrance makes a smart first impression with a clear gray block entrance and a welcome outdoor lighting.

The home is stacked to combat the property’s narrow footprint. See some especially narrow properties here.

Next, this unique home interior has a character of its own that is evoked by unusual furniture silhouettes, a grumpy light scheme and a huge circular window that frames a peaceful green view.

The sculptural stool is the Spinning chair designed by Thomas Heatherwick for Magis. A small indoor patio echoes the curves in the furniture with its free-form border.

The rectangular dining table is set against a large indoor planter, which provides more opportunity for happy greenery.

A round roof window provides the plant with natural sunlight.

The skylight also brings extra daylight into the black kitchen design.

A circular slit on the side of the dining table completes the round skylight.

An outdoor bar was created right next to the residence as a place to socialize with friends and enjoy some air.

The bedroom is a serene space with a shared floor layout.

A floor design occupies the raised section of the room, while a small seat fills the lower part.

A beautiful wooden wardrobe and a low-level vanity table occupy the space at the foot of the floor bed.

Glass doors can be pulled across the sleeping area, separating it from the larger room. A round round rug and a matching pendant light define the comfortable reading area. A modern pedestal sink and wall mirror are framed in the open doorway.

Rustic stepping stones over pebbles form a natural-looking footpath along the corridor.

The final home tour has green decorative accents to complement the indoor plant life. Green pillows are complemented by natural jute round rug and wood-toned furniture. A unique ceiling fan cools the spacious room.

On the opposite side of an organic shaped interior window, a round dining table is placed under a spectacular rain of foliage.

A wooden wall decoration warms the simple white walls.

Three lanterns fall from the high ceiling, making an enchanting anchor point for the dining room.

An indoor courtyard grows a tree along with the staircase design.

Luxury Living With Less Fuss

Luxurious living does not have to mean an overcrowded space that boasts of all the bells and whistles that interior decoration has to offer. Minimal luxury interior evokes understated elegance and quiet confidence. Less clutter means that high-end furniture gets its time to shine, without any background noise or unnecessary distractions. Pictured by Tatyana Shapovalova, this luxurious minimalist home design is realized with unique stylistic elements. An excellent modern staircase design with marble-based staircases and atmospheric lighting gives the home a stunning backbone, a vertical garden and modern castrated ceiling treatment separate the dining room from the average, and elegant dressing room tunnels through the master bedroom.

Tall and elegant Sampei floor lamps designed by Davide Groppi and Enzo Calabrese elevates a simple living room layout along with a chic linear sofa design.

Three equally spaced floor-to-ceiling windows are complemented by three coordinating vertical radiators. Built-in light strips cut across the ceiling plane to distribute even lighting throughout the large hall.

The sofa end table acts as a convenient bookshelf so that the homeowner can quickly and easily grab a book and retrieve it in the cushions under the floor reading lamp.

Glass end tables round the other end of the sectional sofa layout. Their dark-tinted finish completes a set of black floating shelf units behind the sofa, where decorative vases, bowls and books are neatly contained.

Contemporary dining room chandelier is suspended from modern casographic ceiling treatment. This catchy piece is the Match suspension designed by Jordi Vilardell & Meritxell Vidal for Vibia.

Double-sided windows flood the dining room with natural sunlight, which warms the wood floor and pleases plant life.

The formal dining room is arranged in an open plan with the kitchen having a smaller, more informal dining room.

Modern kitchen stools bring dark charcoal gray accents to the white stone and stainless steel dining peninsula.

The kitchen and kitchen sink are installed on the kitchen island to allow the chef to watch his dinner guests.

A large TV is tucked into the wall of the kitchen dining room to provide entertainment while cooking, or to continue the game during meal time.

In the home entrance, a glass section in the floor reflects light from a round roof that is directly above it. The unique staircase design features marble-based steps that coordinate with the marble fireplace in the living space.

Atmospheric lighting flows out from under the upper wooden steps of the hypnotic staircase.

Under the stairs, an indoor plant bed contains a small garden with a miniature tree and shrubs.

An elegant stool offers a place on which to quietly appreciate the beauty of the indoor plants.

Floor-to-ceiling spindles securely close in the modern staircase design while giving a cool look.

The butler’s pantry hides away a wine storage refrigerator and coffee making station.

Moving into the master bedroom, a gray upholstered bed is paired with a smooth wooden deck design.

A unique bedroom console table brings a fashionable arch motif.

Small wall lights provide the reading light on each side of the cushions.

Slim floor lamps loosely fill one corner of the bedroom layout, while a simple bedroom chair provides the other.

A floating bedside table is mounted on each side of the headboard. A small vanity table and chair fill a narrow corner on the way into the closet / wardrobe.

Turning the corner into the closet / dressing room, a corridor of closets unfolds on all sides.

The entrance closet stands open at both ends, which brings natural light.

A floor vase adorns the entrance into the master bedroom.

In the child’s bedroom, a green and white decorative theme molds a soothing space. Solid green paint colors the area around the bed, while a green child chair accentuates the desk area. See more child seats here.

A children’s bedroom chair offers a comfortable reading space throughout the room. A lighted wall panel provides soft light over the bed.

An arched mirror creates the illusion of an additional doorway inside the entrance to the child’s room, where it broadens the sense of space in the narrow walkway.

Beautiful wall stickers for children decorate a simple white wall area, where a wall hung unit provides a convenient falconry at the door.

Decorative handles dot a row of closets. Green inserts color a wall of custom bookshelves.

A frameless vanity mirror makes the bathroom look spacious and lightweight.

Fresh, folded towels are stored on a bench with a trendy racing silhouette

Mirror glass and stone cladding build a sharp balance.

A wall-hung toilet is hidden behind a frosted glass wall in the bathroom.

A sliding wooden lath closes the hallway bathroom.

The unique bathtub introduces beautiful blonde wood into the scheme.

3-Reasons-Some-Investors-Dont-Think-We-re-in-a-Residential-Bubble

Why Some Investors Doubt a Housing Bubble

Are you planning your retirement, a new homeowner, or someone considering entering the housing market, there are a lot of mixed signals right now. Hot debates about whether or not we are in a strongly inflated housing market rage and experts and experts on both sides have a lot to say. Below are 3 reasons that some investors don’t think we are in a housing bubble.

Lack of housing

According to Freddie Mac, the United States had a housing shortage of around 3.8 million homes in 2020. Despite the growing new housing industry, there is not enough housing for the number of residents in this county, and the shortage continues to grow.

The reason this is indicative of a lack of bladder for many people is that there is no over-supply. More people want homes than there are homes available, which means demand must continue to sustain the market.

Harder to Create a New Residence

Construction costs, labor constraints, and supply chain concerns have made bringing new supplies online difficult. You’ve probably seen the headlines: lumber prices have nearly tripled in the last year.

A rise in the price of lumber has made construction significantly more expensive for new homes. Rising prices and supply chain challenges in everything from steel and copper to windows, doors and appliances — not just wood were difficult to manage. At the same time, labor shortages have left builders with extremely short lists of traders and merchants.

The reason this would show a lack of a bladder again involves a provision explanation. If builders don’t build because raw materials are expensive and labor is scarce, then demand for homes will continue to exceed supply, raising prices and maintaining a strong market.

People Don’t Move

Typically, first-time homebuyers buy affordable homes when they start building families and then choose to upgrade as their family evolves into more expensive housing. As people get older, they tend to shrink or migrate to improve their quality of life or be closer to their grandchildren.

Current regular fall of homes keeps the housing market balanced. However, many people are only hesitant to engage in this furious housing market, where they will likely have to compete in supply wars and settle for housing that may not fulfill all of their desires. People remaining, combined with a lack of new homes, also add to the housing deficit and supply pressure, which means prices are not artificially inflated but are a legitimate reaction to the current market.

Conclusion

Opinions vary wildly about whether the U.S. (and other markets) are currently in a housing bubble and for what reasons. It always pays to do your own research, so cross-examine all of the above with the other sides of these arguments to make sure you are making wise decisions with your money. Based on the above examples, however, there is reason to believe that we are not currently in a bubble but in a unique and difficult housing market.

Rustic Nomadic Interiors With Botanical Beauty

.

The rustic nomadic style is the more earthy, less chaotic cousin of the colorful, fertile layered booby beauty. A balance of rich and crude neutrals sounds a note of inner peace in these spaces, where invisible roots seem to make an innate connection with the planet and the influences of all its continents. Decorative basket weaving decoration and handmade clay pots speak of global artisans who are celebrated with displays on densely packed corner shelves and in clusters that spill from every corner. In these two interesting rustic nomadic interiors, abundant botanicals grow bursts of vibrant and invigorating greenery that spills out of indoor plant beds and from a tiny terrace full of life.

Located in HoChiMinh city, Vietnam, this rustic nomadic interior has the low, linear lines of Asian influence. A wooden sofa design extends an elongated platform across the width of the living room, which also serves as an integrated side table. A unique coffee table design features a low-profile slab combined with a more practical increased volume; its lattice construction speaks of traditional Asian architecture.

Black steel window frames bring the home explosion to modernity. The black casing makes a stark contrast to the pale clay walls of the interior.

Cream woven carpet makes a textile addition to the ceramic tile floor.

A collection of large coffee table books and handmade curios from the global market surpasses the rectangular coffee table.

More interesting pieces by global artisans scatter a series of built-in shelf towers around the room, which builds on the idea that homeowners are well-traveled and wildly educated.

Clay pots and vases are pushed for space above the TV wall in the living room, while a cut log store is placed under a narrow media shelf. A grill room separator lightly separates the living area from the neighboring kitchen dining room in the open plan.

In the kitchen dining room, the wooden one Easy chair designed by Pierre Jeanneret was chosen to warmly contrast a cool gray concrete dining island.

Melted concrete also builds the kitchen at the back of the room, making a perfect accompaniment to a wall of rustic wooden base units and an open kitchen shelf.

On the opposite side of the kitchen island, three rustic stools face Jeanneret’s three Easy Chairs. The low profile of the silhouette of the stools prevents the dining room from appearing too messy.

The woven back of Pierre Jeanneret’s Easy chair completes the grille construction of the living room coffee table, the room divider between the living room and kitchen, and the kitchen window treatment.

Indoor plants pour greens from shelves and pots around the main place of residence.

An ornamental mirror reflects an arc of light at the foot of a curving staircase.

A small terrace abounds in life and love for botany.

At the end of the terrace, a built-in sofa cracks between a rustic masonry wall and a raised planter full of barrel cacti.

Footsteps lead through a border of mature cacti and palm plants.

Clay pots fall from the edges.

Inside the master bedroom, bold, raw textures build a deeply satisfying decorating pattern. A fringed jute rug underscores a rich wooden rustic platform bed that is flanked by stunning handmade rotating hanging light shades.

The unused bedroom fireplace is barred to form a decorative niche in which to display a few small plants, books and candles.

Built-in liter units balance the raw texture of the rattan with a smooth, streamlined silhouette.

A sturdy rock wall ripples a deep text feature behind the bed.

Built-in shelves show more worldly goods. An arched door makes an elegant design that strikes rustic and contemporary notes.

A second arched doorway in the bedroom leads to the en-suite bathroom with a dressing room.

A rustic round mirror fits snugly into a small toilet next to the bathroom door. Louvre cupboards draw an L-shape around the other side.

Once through the arch gate, a white concrete vanity unit extends under a living edge mirror.

Glass wall WC twins the shower.

In our second home design, a large rug defines the open plan living room. A deeply fluted wall treatment extends between two decorative arches on either side of the room.

An indoor plant bed is located in a small courtyard between the living room and dining rooms. A unique shelf unit adds extra height to the view.

A black metal spiral staircase twists a short industrial atmosphere through the heart of the home.

The rustic kitchen design opens onto a small terrace with a raised bed of cacti.

A KAWS character sits on an outdoor bench.

A fresh shade of green colors the kitchen cabinets, linking the decor with the green plant life on the terrace.

On the opposite side of the hall, large doors open to a courtyard with a striking sculptural bench.

The courtyard creates a break between the residence and the parking lot.

A second staircase connects to the upper floor of that outer area.

A-Monolithic-Argentinian-House-Set-In-Stone-And-Concret

A Monolithic Argentinian House Set In Stone And Concrete

.

This Argentine house takes on a linear, monolithic shape that dominates a green landscape next to an indigenous forest. Built with walls of cold concrete, the large house features a hard, brutalist exterior that can be seen from afar. As viewers approach, intermittent walls of rustic stone interrupt the smooth expanses of gray imagery, bringing texture and depth into rectangular cuts. Created by architects at Patio Studio, the house design is both separated and connected by courtyard areas that expand the volume of the home. The patio elements create an internal-external connection and serve as an integral part of the floor layout, complementing the main functions of the home.

Located on the edge of a sloping neighborhood, the house is blessed with green surroundings and abundant native forest background. The land on which the linear concrete house is built is suitably flat.

Apart from lawns, vegetation around the house is sparse. A raised planter was built at the front of the house to healthily balance the cold concrete and stone exterior.

A swimming pool embraces the side of a ground floor terrace, where outdoor furniture encourages socializing in the open air. The ground floor terrace also has a barbecue area and is connected to a volleyball court.

Soil was removed from around the site to raise the house to a rise of 1.3 meters. This adjustment raises the line of sight to pass over the neighboring grove and to a higher view of the larger landscape.

The upper floor of the home contains nine different spaces: the living room, dining room, kitchen, three bedrooms and three bathrooms.

The rooms are connected by a passage and separated by courtyards.

Inside the home, warm and inviting atmospheric lighting illuminates walls of rich wood tone panels and matching doors. A homemade built-in sofa design echoes the elegant and linear aesthetics of the home exterior. Cognac leather cushions soften the look.

A stone fireplace cuts down between large living room windows. Modern wooden storage units fly in all directions.

Walking along the corridor that connects the rooms, we pass doors to terraces and many crude stone presentation walls.

On one of the terraces, we discover a complex view of overlapping interior and exterior volumes.

The ground floor garage pulls up along with the pool and barbecue, separated by a thick stone wall.

Eleven courtyards create voids across the volume of the house that separate the nine solid interior modules.

The monolithic concrete structure of the building gives the home an introverted character.

The concrete skin that surrounds both inner and outer courtyards ensures ultimate privacy from even the nearest neighbors.

Once the homeowners and their visitors make it past the secretive concrete armor that contains the home, focus is largely pushed to the courtyards inside.

The wide path that rises into the center of the house is an experience in itself, where glimpses of the landscape compete with bold architectural features.

A flower bed filled with delicate white flowers seems playfully contradicting the weight, solidity and linearity of the neighboring architecture.

At night, the brutalist house design is revived by a light that explodes from massive windows and open courtyards.

While the concrete entrance looks tough and presumptuous, it is actually a gently sloping gradient that serves as a non-discriminatory access ramp for all physical abilities.

The winding path draws a welcoming meander to the upper floor where the main residence is located.

On the slope, a look into the social spaces of the home is allowed through wide windows.

Raised planters bring a touch of the green landscape to the top of the elegant concrete access ramp.

The same stone and concrete finishes form a coherent material palette both outside and inside the home, with wooden elements added inside to smooth and heat the living spaces and bedrooms.

The ascending path rises to the top in the form of a question mark. Shrubs grow around the sides, mitigating the impact of its concrete finish.

Whether looking at the inner courtyards of this introverted house, or looking at the neighboring forest, the views are magnificent.

Bird’s eye view of the property and plot.

The courtyards are perceived as just another part of the house to be frequented and enjoyed as well as the other rooms.

Uplights bring a whole new character to the outdoor spaces at night, as they highlight the textured look of the cast concrete and the imposing steep stone walls. Shrubs make dramatic shadows.

The prolific use of wood in the interior makes a smooth change of the external image of the home.

The widget evokes a seemingly endless arrangement of near and far views.

Elegant outdoor furniture ties in with black steel elements embedded around the architecture and borrows wooden accents from the interior.

Concrete slices hang like huge Tetris shapes against the clear blue sky, resting on a green bed.

The driveway reaches all the way to the driveway.

The property is located just a few meters back into the plot.

Overlapping concrete slabs create a unique entry point.

The-6-Best-Arizona-Markets-to-Invest-In-Real-Estate

The 6 Best Arizona Markets to Invest In Real Estate

Arizona is growing, with a population of 7 million people no doubt due to good weather, low unemployment and a strong economy. This state also has an average sale price of just $ 240,000, so it’s budgeting for the smart investor as well.

If you think about buying investment properties in Arizona, the top markets highlighted below could be ideal.

Phoenix

As you ponder where to buy investment real estate in Arizona, Phoenix will definitely appear on your list. This growing city is home to five million inhabitants, a strong economy and many job opportunities.

As you know, these are factors that often make buying residential or commercial investment properties a smart move. Phoenix also has robust nightlife, sunny weather, and many attractive restaurants and golf courses.

Short-term rental properties are hot due to the city’s growing tourism business, which attracts extras every year for the Phoenix Film Festival, among other events. Rents and sales prices are rising, and real estate experts claim that the average house price could rise by 25% in the next four or five years.

Tempe

Tempe is a popular city for the purchase of long-term single-family rentals. Arizona State University is based here, and more than a dozen other colleges are nearby.

You can expect to have many students interested in your rental properties in Tempe. This is also worth considering: Some estimate that Tempe’s job market will grow by 50% over the next decade, compared to just 33% across the United States.

Tucson

Tucson is family-friendly and has a cost of living well below the national average. This historic city also has excellent public schools and is nestled among beautiful scenery; this is another factor that makes it popular for young families.

One of the upcoming real estate markets for savvy investors in Tucson is Corona de Tucson. It is a beautiful area in which to buy a long-term rental property, especially a single-family home. Families like this community because of the low crime rate and nearby schools.

Residents often rent in Corona de Tucson because house prices here are among the highest in the city. Downtown has many popular bars and restaurants, which makes it tempting for business investors as well.

Glendale

This small bedroom community about nine miles west of Phoenix is popular with families, retired couples and young adults. Your tenants can participate in an NFL game at Cardinals Stadium, and Adobe Mountain Desert Park is just minutes away.

This town is known as the ancient capital of the state. The growing population and labor market attract many properties.

Prescott

Prescott is not as large as other cities in Arizona, but many locals prefer homeownership to rent. So if you like real estate, you may want to think about a homeowner financing single-family homes to home buyers who don’t have the money or credit for a traditional mortgage.

Prescott also has universities and colleges, so it’s still an attractive place for buying toys as well. This growing city may be a good choice for new real estate investors, as homes remain relatively inexpensive here.

Mesa

Fifteen miles from Phoenix, Mesa is a center for business and education and ideal for growing families. Rental properties are quickly catching on here, as parks are a short walk away, and a number of world-class golf courses are also nearby.

Mesa is highly valued due to a low median selling price of less than $ 300,000, so it is becoming a hot commodity for Arizona investors.

Summary

Arizona is popular for relocation because it has a strong economy and a growing housing market. Warm weather and excellent but affordable restaurants also make it a popular destination for tourists.

Modern Luxe Interiors Enriched With Gold And Stone

Gold accents and high-quality Italian marble weave a thread of modern luxury with these two contemporary home projects. The fine beige, wood-like vein of Serpeggiante marble pays the perfect complement to the shiny metallic elements that highlight these interiors, where there is a solid emphasis of finishes and elegance. A tame infusion of golden dances through the first home design, updating a simple media unit, home accessories, and popping up in the kitchen. The golden touch rises in home tour number two, where we witness another glorious golden kitchen island and a gold-backed fireplace with a luxurious Serpeggiante marble setting, plus a chic marble dress bathroom project with gold fixtures.

Located on a riverside apartment complex overlooking the Zhivopisny Bridge in Moscow, Russia, this 80-square-meter apartment concept focuses on high-quality finishes and luxurious gold accents. Straight lines form a main feature of this design that directs the gaze around the camera.

A linear wall light strips a wall of split wooden paneling, which is interspersed with vertical mirrors. This broken effect causes an optical illusion of added space, as if another camera is developing on the other side of the split panels.

A serpentine marble forms a polished, round coffee table in the center of the light lounge space. A small black side table makes a dark contrast companion to the piece.

The sectional modern sofa sets a minimalist contour. Two Ottomans line up to create unobstructed seats in front of the living room window.

A cream lounge rug holds the layout together and creates a comfortable feel under the feet.

The floating TV sets a golden line into the pale decorative scheme, enriching the space with a bit of luxury.

A television speaker leans on top of the wall-mounted media unit, with no added decorative pieces to create a commotion.

A unique modern wall light introduces a golden accent to the home entrance, which is located right next to the living room in a free-flowing, open plan layout.

Interior doors reach up to the ceiling line of the apartment in framed doors, where their finish is camouflaged with the surrounding walls.

The front door is highlighted under warm wood, which fuses with its surrounding characteristic wall. Black hardware adds a contemporary touch.

A custom-made floor-to-ceiling mirror is conveniently located at the front door, along with a sleek marble entrance table. A strip of white LED light cuts sharply along one edge of the mirror, where the silver glass enhances its bright effect.

A modern decorative vase brings the golden accent to the front door. See more options for beautiful decorative vases here.

The open-air entrance sweeps around the kitchen dining room, which stands opposite the living room.

Two dining chairs approach the surrounding island table, where a spherical vase makes a simple centerpiece on top of the higher floor space.

The lower kitchen units contrast the luxurious golden finish of the upper parts with a smooth, natural wood tone. A black faucet and a black kitchen sink dot a white Serpeggiante marble back swell and roof.

Moving on into the master bedroom series, we find the space divided almost equally between the sleeping area and a very generous wardrobe. A pair of flashing lights drip golden accents into the pale gray and white scheme.

White marble bedding fused with marble headboard feature. Gold electrical outlets interrupt the white marble with a glossy effect.

Gold-framed glass doors keep the clothes dusty inside the walkway

Gold hardware covers the wooden effective drawer fronts with an expensive look.

LED lights show the contents of the walkway in a closet, while a few gold ceiling lights glow down on the wardrobe.

Excellent storage boxes store some off-season clothing and accessories. Project bags are displayed under the light of illuminated shelves.

White marbles and gold accents smooth through a luxurious bathroom. A ring of LED light creates the appearance of a round mirror within a measuredly cut rectangular expanse.

Tailored drawers and shelf bins within a niche corner to use all available space in the compact room.

A beautiful lighting function was created with another corner behind the freestanding bathtub.

A gold side table completes the gold bathrooms.

In the child’s bedroom, a sweet apricot accent warms up a primarily white base pattern. Cinnamon wall panels and a coordinating bedboard create moments of interesting texture. See more ideas for cribs here.

A narrow bookcase and cushioned window seat make for a comfortable reading across the bedroom window.

A modern bedside table sculpts more texture into the decorative scheme to complete the head wall.

The closet is fronted by a mirrored panel that slides away to reveal an apricot painted interior.

Shelves and drawers cover the side of the small wardrobe. LED strips illuminate the space for easy selection.

The bedroom window seat is integrated not only with the bookcase at the bed, but with a children’s desk at the opposite end.

Beige cloths softly frame black steel window frames.

Knitted toys make a beautiful shelf decoration.

The guest room is atmospherically lit by underfloor lighting and contemporary wall lighting.

Gold trims and matching fixtures warmly reflect the lighting scheme.

A thin gold frame elegantly defines the vanity mirror.

Floor plan.

Our second home design is kissed with the contemporary arch trend, along with stunning gold accents and luxurious Italian marble.

A set of contrasting round coffee tables creates a unique highlight in the lounge area, one cool stone and the other metallic gold.

Modern wall light takes the golden accent to the wall. A modern golden chandelier and the revealer around the window offer an equal shiny finish.

The lounge area opens directly into the kitchen dining room, where a golden kitchen island commands the room. A linear pendant light pulls along the entire length of the island and a fixed dining table.

A serpentine marble builds both the kitchen and its cantilevered dining table. Its beige wood-like vein completes a wall of floor-to-ceiling kitchen cabinet doors across the back of the room.

Clear dining chairs seat ghostly silhouettes at the small dining table. Two decorative vases make up a beautiful table centerpiece.

The wooden effect cabinet doors behind the kitchen are folded into a pocket when the kitchen sink is used.

With the pocket doors of the kitchen cabinet open, a rich golden frame unfolds around a Serpeggiante marble back swell, a roof and an integrated kitchen sink.

In the hallway, wooden efficient pantries match the neighboring kitchen.

Modern wall applications dot the wood panels.

A floor-to-ceiling mirror is set within a stunning gold reveal.

With the kitchen completely closed, the white, wooden and golden interior has a relaxing atmosphere.

A small partition wall subtly separates the apartment from an open bedroom.

Large bedroom pendant lights and a marble bedside table make up an attractive spotlight that can be seen from the living room sofa.

A gold-backed shelf niche cuts over the marble bedspreads and upholstered bed.

Another golden window reveals jewelry in the bedroom.

Decorative vase and bowl make beautiful bed ornaments.

A night clock adds a golden touch to a small side table.

The diving wall that separates the living and bedroom areas is a fabulous marble creation with a fluttering texture treatment around its base. In the living room it functions as the TV wall.

In the bedroom, the marble underwater wall is the chimney.

Stone-colored sheets complete the chimney.

More glorious stonework adorns the bathroom. Usually a cut bathroom mirror opens up a sense of space in the small room.

The entire shower-wet wall is streaked with the wood-like grain of Serpeggiante marble.

Golden towels climb up the wall next to the shower, where they luxuriously coordinate with the golden shower head and golden shower screen mount.

The toilet cistern is hidden behind attractive marble panels and a gold rubbish slab.

Hidden LEDs highlight the custom marble sink.

The richness of wood has always formed desirable home interiors, from the traditional to the ultra-modern. Dark wood tones are particularly dramatic and lend themselves luxuriously to this collection of three contemporary home interiors. We will tour a fabulous high-end studio concept that is covered in elegant dark wood paneled walls. We will look at how to brighten dark walls in an apartment, where bright artwork and mirrored panels completely change the atmosphere for a young family. Finally, we’ll take a look at a home where wooden-clad walls meet raw gray microcement and the atmospheric golden glow of a backlit shelf around a tailored TV wall unit and a stocked storage wall.

Measuring 72 square meters, this luxury studio apartment is located in St. Petersburg, Russia. A modern sectional sofa dominates the studio layout, on a living room rug that visually and textually defines the separation of space between the sitting area and dining area.

Smooth, dark wood wall panels surround the apartment, with grating panels marking a decorative border around the base and ceiling lines. A small floor vase contains a burst of greenery that refreshes the dark dramatic wall treatment.

Floating wall shelves in the same dark wooden finish seem to protrude from the paneled room perimeter. A minimal collection of books and project objects barely covers their surface.

A thin, black floor reading lamp almost disappears against the dark surroundings, as does the black TV screen.

A door curtain surrounds the studio dormitory to hide it from the main living space. A curved curtain with a deep wooden mantle creates a pleasing sight.

Light beige sheets reveal only silhouettes of what lies inside. The light fabric allows some light to penetrate into the bedroom from the living room windows.

With the curtains drawn back, the bedroom remains clearly defined thanks to a marginally raised platform. The curved platform floor is constructed of dark wood to match the walls of the apartment, and encloses to fuse neatly with the paneled wall.

The curved platform is part of a tailored bed design. A bedroom lamp with a flat shade looks like a tiny bedside table.

Two hanging light fixtures hanging lights are paired over the length of a modern black dining table. These are the Model 2065 pendant lights designed by Gino Sarfatti for Danish brand Astep.

The lattice wood panels that line the walls are used under the dining room windows as properly perforated radiator covers.

A decorative glass fruit bowl makes an elegant, light-reflecting table centerpiece.

Beige upholstered dining chairs make a slight contrast around the edge of the black dining table, and work hard with the window sills.

The beige sheets fall neatly along the end of the kitchen run, which stops less than the wall for this purpose. A simple clear glass panel partially covers the wooden wall panels in the kitchen to form an invisible back splash.

A brass kitchen faucet warmly complements the rich wooden background. White base cabinets make a clean contrast.

A mirrored panel door leads into the bathroom.

In the bathroom, a white marble country sink adds a luxurious touch to a modern backlit vanity unit. A small round mirror adds a brass accent to complete the cabinet hardware and tap.

3D perspective drawing.

Belonging to a young family in Odessa, Ukraine, this dark wooden paneled apartment interior is brightened with mirrored sections and colorful wall art. In the lounge area, a round coffee table adds a moment of texture within the smooth surroundings.

A subtle brown chevron rug beautifully complements the text effect of the table.

An L-shaped gray sofa wraps around the edge of the living room, under a vibrant abstract artwork that burns orange and red.

A white capture wall brightens the bedroom project. A black bedside lamp makes a strong silhouette against the light wall, while a coordinating black jewel falls over the other floating bedside table. See more bedroom hanging lights here.

Chocolate sheets cover the brown padded bed.

Sliding glass doors surround a wardrobe, where open shelves and clothing rails offer organized storage.

A range of walls and shelves offer a variety of bedroom and screen options around the TV.

Unlike the rest of the home interior, the bathroom decor is happily bright in luxurious white marble.

The modern bathtub follows a fashionable racetrack sketch.

An illuminated vain mirror and an illuminated vain unit further brighten the white room.

Gray microcement walls meet with dark wood cladding in our final home interior. A modern chandelier drops skins into the center of the shady hall.

A linear TV wall joins with the dark wooden background. Illuminated shelves cut across the dark wooden mountain, adding gold glittering stripes.

More atmospheric light drips across a wall of wine storage in the dining room.

A small patio separates the food from the kitchen. The skylight above the courtyard brightly breaks the dark interior.

The L-shaped kitchen follows the same dark wood aesthetic as the wall panels to achieve one coherent surroundings.

Black marble builds the rear spout, main counter and wrap-around perimeter workbench. Pigeon kitchen bar stools gently soften the look.

Displayed by Product Design, These five modern home projects rest in their revealing neutral palette and relaxed minimalist decorative style. Every home interior is equipped with elegant custom furniture that creates simplified layout arrangements and abundant storage opportunities. Pure white paint, natural wood grain, stains of uplifting greenery and soothing beige elements make for a soothing balance of decorative tones. In these relaxing surroundings, personalized touches shape the red furniture to instill a unique character and unexpected interest. Contemporary accent chairs, wall art, textured wall panels, a lighted shelf, perimeter lighting and beautiful modern pendants are added to the mix, where they successfully form fascinating ensembles to amuse a creative eye.

This business dining room has a wall full of media. Custom cabinets build an expanse of contrasting white and wood finishes behind the TV and around to the kitchen.

A simple beige living room rug defines the free living room of an adjoining dining room. The bright decorative tones create a spacious and airy aesthetic despite the close proximity of the two different apartments. A huge window fills the room with natural sunlight.

A coal kitchen installation is in stark contrast to the rest of the light living room.

The deep window revealed is clad in wooden grain panels to form a large window seat that spans the entire length of the room. Above the round pedestal dining table, an elegant modern dining room pendant light visually anchors the open plan dining area in its place.

Wooden effective wall panels warmly frame the first bedroom, where they form the base and sheet of the floor bed, and bridge the ceiling. An Hanging light AIM descends onto a floating bedside cabinet that protrudes from the wooden paneled surrounds. A strip of LED light shines from under the unit, giving it a lightweight effect.

The third bedroom is a completely white scheme with a single color in the wall decor. Custom wardrobes and a tailored bed sheet are each highlighted under a bright ribbon of LEDs.

The last bedroom returns to the warmth of a wooden tone, with a completely wood-covered bedboard. Two modern wall lamps illuminate the grain.

In our second featured home design, a tailored bookshelf makes a lighted focus in a white living room. A glass coffee table reflects the brightness.

A modern sofa floats in the center of the layout like a white cloud.

The interlocking bookcase and storage cupboards maintain the minimalist aesthetic of the home by sorting out clutter and maintaining utmost simplicity. White marble support gives the usual bookshelves a touch of luxury.

A room breaker neatly surrounds the TV wall on one side and the dining room on the other.

Sublime shelves add atmospheric shine to the dining room.

A larger, more formal dining room is elevated with fresh green accent chairs and cheerful wall art.

Decorative vases adorn a floating shelf that protrudes from a small bank of custom wall cabinets.

This restful Japandi design is shared with sections of wooden slat panels.

A flush-fitted wall of TV cabinets and shelves builds a beautiful balance of cool white and warm wood tone.

Pierre Jeanneret’s Kangaroo Chair serves as a Zaisu floor chair next to the coffee table.

A playful monkey sculpture table contains a selection of coffee table books.

Wooden slatted doors modernize the traditional Japanese Shōji display door aesthetic.

In the minimalist bedroom, a built-in shelf along the hood wall replaces the need for bedside tables – although a few items do drop it onto the floor bed platform.

We see a complete style switch inside the second bedroom of this home, where a neoclassical bedside table is decorated with a decorative boiserie behind a modern upholstered bed.

Contemporary pendant light adds a delicate addition on one side, while a modern bedside lamp illuminates the other.

In the next bedroom, a biscuit colored platform bed and matching sheets add tonal interest to a white and pale gray decorative scheme. Modern lath panels and classic woodwork form a chic focal wall.

In the children’s room, elements of red, blue, pistachio and raspberry color a whimsical decorative pattern.

Clouds drift through a murmur painting of children, and a mass of balloon lights go to the sky.

The minimalist modern living room inside our fourth prominent home is a peaceful white and beige scene.

A tailored bookshelf is combined with a sliding lath door to create a permeable design.

Custom media devices draw attention to the TV wall, which has a backlit asymmetrical cut.

A chevron pattern runs across the beige living room rug, adding subtle interest to the neutral living room. Unique lounge chair and chair sofa design form unusual silhouettes.

A contemporary bedroom chair adds sculptural interest to the master.

A floating bed cabinet is labeled on one edge of the asymmetrical bedside installation, while a small table serves the other side.

Fully equipped bedroom furniture makes good use of wall space around this wooden grain headboard design with a niche shelf.

Our final home tour is packed with custom design and industrial style touches, including exposed concrete beams and pillars.

Tailored cabinets smooth the TV wall, mixing it with pure white paint. A shapeless shape of white marble partially covers a raw concrete pillar to create a luxurious counterweight.

A slim lounge chair lies at the end of a two-sided sofa design.

Wall cabinets are creatively fitted with curved cuts along the baseline that appear to sweep theatrically into the hallway.

A curved headboard embraces the bed.

Curved cutouts form a shelf unit and a unique room divider.

4-tips-for-buying-rental-property

4 Tips for Buying Rental Property

Buying rental property is one of the wisest financial decisions you could ever make. Owning a rental property will not only provide you with a consistent cash flow, but it can also serve as the starting point for your financial freedom. As a result, it is important that you find the right property that can produce a good return on investment. If you are planning to buy a rental property, here are some essential tips to help you secure the property that suits your financial goals.

Do your homework first

As with any investment, it is important that you are well informed about the inputs and holdings of your own real estate before jumping into this financial venture. Remember that financial gains come with related risks, so you must first research to create a concrete action plan. Do you have a specific area in your head? Are you financially ready to make this business endeavor? Will you manage the rent yourself? Who are your target customers? Make sure your goals match your goals to effectively manage your rental property.

Reduce your personal debt

Having debt shouldn’t stop you from investing in real estate, but you should minimize them at all costs. Carefully assess your financial situation so that you can determine if you are in a great position to buy a rental property. If you have a lot of expenses, loans and other financial commitments, then buying a rental may not be a good move for you right now. Remember that your financial responsibilities go beyond securing a down payment for the property. It is also important that you set aside money for unexpected expenses. Make sure you have a margin of safety and that your finances are in order before signing any ownership agreement.

Make sure you are ready to be a master

One essential thing you need to decide is whether to hire a manager or manage the rent on your own. Becoming a master is a task that requires hard work, patience and steadfast dedication. You need to be an expert on all the legal duties that come with a landlord. As a homeowner, you also need to educate yourself about the laws of landlord and tenant in your state to avoid legal complications in the future.

Secure the right place

The last thing you want is to buy a rental property that will not generate a profit. Location is one of the most essential aspects that you need to consider when buying real estate. The place of your rent will also be influenced by several factors, including its purpose. For example, if the property you are looking at is close to a business district, you can sell it to working professionals. If it is in a university zone, offering it to university students may be your best choice. If you want to better visualize the market trends in a particular area, consider checking the cap rate. This is a valuable indicator of any changes within a specific location that can help you in your decision-making process.

Real estate is a solid asset that can give long-term wealth. Owning a lease can be financially rewarding, but you need to approach this business venture with a strategic mindset to make sure your investment is worth it.

As the future home of a designer couple, this project came into the hands of LINKS architects with some very specific homeowner requirements. The couple wanted to integrate their daily work environment as a fundamental piece of the puzzle, where it merges with the regular routine at home. Because of this desire for hard work and home life, the 375-square-foot house was built on two main functions. The essential home office is located downstairs on the first half-basement floor, with a welcoming residential area located on the upper level. It is here that a tall window envelops a toned double-height room, and an impressive windscreen brings an amazing sunlight pattern.

The modern exterior of this project uses a pattern of wind blocks that perform a decorative function both inside and out. The blocks were implemented to allow a generous influx of lifting sunlight to enter the double high living space, where the playful penetration causes an aesthetic play of light.

Planters face the home exterior on two levels, which work to blend the contemporary structure with its surrounding green landscape, thus mitigating its presence on the ground.

Large black gates reveal a shady glimpse of the terraced entrance inside. Elevated planters and outdoor lighting create a magical atmosphere to welcome the owners home, and create a lasting first impression on guests.

At the back of the house, the classic gable of a roof is brightly highlighted by a strip of exterior light around its edge. Massive windows break the side of the building, exposing happy sky views to those living inside.

A tall window wraps around the sloping roof above the double-height living room, exposing the space to clear skyscrapers. The room is further brightened with light decorative pieces in the form of a soft cream carpet from a living room and a modern sofa. Modern black wheelchairs add a dark score to the layout.

The wall of decorative windbreaks provides the living room with a unique focus. The wall is raised to allow access to the concrete roof of the car park, where a dry garden is planted.

The living area is a bit proud of the kitchen dining room, where a small lighted staircase gives access. The gabled roof encompasses the entire living space, making it possible to reach the ultimate ceiling height thanks to the slope of the slope.

The kitchen appears from behind flat fronts, with no cabinet door handles.

A mezzanine platform is built over the kitchen to better utilize the vast ceiling height in this area.

Access ladders climb up and over the hidden kitchen project. A sun-heated attic net makes a tempting place for rest and relaxation under a wide roof window.

The homeowner demanded that the project put a firm focus on accessibility to welcome their elderly parents who have walking challenges. Aesthetically pleasing accessible ramps were built to connect the floors instead of large stairs. The mid-level ramp optimizes and maximizes the available area in the house.

The semi-private living space is located in front of the house, with more secluded bedrooms to the rear.

The two living volumes are separated by a dry garden, which gives additional ventilation and natural light.

A peaceful atmosphere grows out of the inner garden, which feeds on a resting pause in the separation between the walls of the two masses.

The outdoor home entrance evokes the same feeling of rest with abundant green planting and bright light. Despite its cool raw concrete exterior, the home has a warm and attractive presentation. This forecourt is also the main garden for the home, although the rooftop gardens offer sweeter views and the courtyards surrounded between living volumes give more privacy.

The master bathroom is a darkly decorated space with a black bathtub. A glass wall toilet is installed next to the shower cabin in a smooth, sharp layout.

The bathroom as a whole is a glass-walled room that allows natural light to be borrowed from the bedroom windows.

A unique bathroom basin looks through the glass wall into the bedroom and the views beyond the outside windows. A capped faucet descends onto the shallow black sink. The dark decorative plan continues through the bedroom to achieve one coherent look.

A basement floor plan, including the main garden area with a terrace, a maid’s bedroom and bathroom, a universal room and the home office, which lives next to a convenient kitchen and dining room.

First floor plan with main open living room, dining room and kitchen layout. We also see a nursery and a guest room on the opposite side of the dry garden here, as well as a pantry and a small bathroom.

Second floor plan with the master bedroom and glass wall bathroom.

A mezzanine plan with an attic network, plus another roof garden located to the rear of the house.

Roof plan.

Sectional drawing showing the distribution and layering of space along with ramp access. This drawing clearly illustrates the separation of space achieved by the dry garden within the walls of the house.

Refined Classical Interiors With A Modern Twist

New classic interiors inspire decoration of both traditional and modern interior styles, creating transitional spaces that are immaculately delicious and elegant. This refined interior aesthetic appears in our first prominent home design within a primarily white and pale gray palette, with darkened colors weaving with accented furniture and olive green bedroom decor. Color combinations deepen as we begin our second home tour, where rich jewel tones and warm wood grain form a lavish new classic decorating scheme. Panel walls, decorative woodwork and a smart crown mold frame the high-ceilinged rooms of both apartments, while fitted furniture exudes elegant contemporary lines, and metallic accents add a bright sheen.

In Novosibirsk, Russia, a small sectional sofa strikes a deep red accent in the center of an airy white and pale gray living room decor.

Layered sheets hang a striking, sophisticated frame around medium-sized windows, creating additional size. Panel molding forms a uniform wall decoration across the TV wall.

A luxurious sapphire chair and matching footstool contrast richly with the dark red sofa and its burgundy throw. Attention-grabbing artwork joins the two contrasting colors on the living wall.

Five upholstered dining chairs bring two different colored finishes to the table, making it impossible for the elegant set to appear too formal and suffocating in the classic setting.

A bank of modern warehouses is built around the doors leading to the main living space. Smooth matte white doors fuse the units into the white background of the room, with only the metal handles alerting the eye to their presence.

In contrast, the interior doors have a classic molding and are painted gray to match the gray cord.

A fluted glass closet stores coats and shoes at the home entrance. Interior lighting highlights the beautiful texture of the doors.

A mirrored wall hides the door to the powder room on the opposite side of the entrance. A deep red vanity stool injects some color.

Oak flooring goes straight from the front front door to the bedrooms.

In the main room, an olive green classic wallpaper separates a dense botanical pattern around three walls of the bedroom, pausing only for a clean white paneled TV wall.

A golden chandelier adds a luxurious touch to the master bedroom, which also serves as the nursery.

A modern, linear vanity table clearly emphasizes a traditional vanity mirror. An elegant gray toilet seat completes the ensemble.

The gray upholstered bed perfectly matches the untouched gray painted decorations of the room.

In the common nursery continues the muted green decorative palette. This time green elements combine with warm apricot accents and a contemporary arc shape.

Modern wall lamps give a green light over children’s two apricot lined beds, where arched motifs paint a fun feature wall.

A double child’s study space is equally divided to avoid sibling arguments. Chord cabinets flank each side.

The master pedestrian closet is equipped with two front walls of clothing. A wonderfully tall window floods the narrow dressing space with bright natural light.

A full-length mirror adds a bright brass accent to the pale blue-gray and white ornamental color palette.

Natural baskets keep small accessories easily accessible.

White containers store seasonal and occasional items.

In the bathroom, brass accents create warm luxurious moments against pure white canvas. Gray stone tiles cover a raised platform under the bathtub.

A floral display and candles create a spa-like atmosphere on a small brass side table.

White subway tiles line the cistern’s hidden wall and the wet zone.

The brass accent climbs a cloth rail between the bathtub and floating linen.

White units store laundry.

The locker rooms are designed to hold all household cleaning supplies and equipment.

Our next classic apartment project is located in the old town Bratislava, Slovakia. A rich emerald green sofa makes the boldest color statement in the living room, with a traditional living room rug providing intricate patterns and interest.

The curious lamp in the living room is the Moooi Perch Light Branch, which looks like a row of white cockatoos looking down from a branch. A set of wall plates presents a completely modern class on art.

A glass coffee table has set up nests in the center of the living room, where their clear glossy surface tops allow you to see through the pattern of the carpet. Classic artwork is framed by a panel of decorative woodwork.

A sapphire upholstered bench is paired with a formal entrance table, where a metal wall treatment is richly polished.

In the comfortable, red Persian rug is placed angled to the modern gray sofa. Decorative wall mirrors reflect a beautiful chandelier.

A small study area sits in the light of the window.

The simple white powder chamber is enriched with brass fixtures and a matching round vanity mirror.

Green dining chairs bring a vibrant color to a soft gray and satin gold kitchen design.

Black 4 poster bed darkly contrasts with gold decorative elements. See more 4 poster beds here.

A classic bust adorns a chic burgundy console unit in the bedroom. A tufted gray bedroom chair is decorated with a coordinating burgundy accent cushion.

Contemporary bathroom vanity lights and a huge wall mirror make a bold ensemble with a sapphire blue vanity unit and a modern matt black basin.

How do you embody interesting color accents in interiors without it becoming distractingly dazzling? Well, these three modern home interiors set the tone right with a bunch of muted color shades that add uplifting accents without causing a headache. We first look at a Russian contest entry that has a color-coded home layout to define each living block. Our second prominent interior is a home suitable for a creative mind, with a well-equipped music area and a gallery of KAW statues taking over the living room. Lastly, we look at a bold home project that delves into a geometric pattern while pushing back shades into the muted spectrum.

At 98 square meters, this home design was created in St. Petersburg, Russia, for the FUTURIST competition for young designers. In the living room, a black step shelf darkly contrasts with a soothing muted blue accent wall.

A light living room rug makes a tonal connection with the cream sofa. A range of accent cushions cheerfully access the underlying upholstery.

The apartment layout is divided into 3 sections, the community family, the parent block and a child block. Different colored accents define each section of the home to playfully mark the separation.

The sense of interior space is increased by an emphasis on the ceiling height. The seam between the walls and ceiling is blurred by a smooth cornice. Arched doorways and curved partition walls complete the curve of the crown.

Dining chairs are colored with a water nile finish to gently complement the slightly darker wall shade. Above the round dining table, a white dining room lamp connects with the paler elements in the open living space.

Wheat-colored walls set a subtle basic color for the parent bedroom, where a buttery-yellow side table brightens the space next to a pale apricot upholstered platform bed.

A black lamp contrasts sharply against the brighter nightstand.

The wardrobe lies beyond an elegant archway.

A reddish pink finish transforms a simple modern children’s bed design into a colorful focus.

Natural wood elements are woven into earthy essence.

A retro-inspired phone brings the reddish pink accent to the children’s desk.

Pink stars create a beautiful pattern across the child’s bathroom floor. A unique bathroom sink honors the fashionable bow trend, mounted on top of an equally curved yellow vanity unit.

Yellow tiles mark the splash zone around the bathtub and shower.

The powder room is a cubist-inspired space with a beautiful red and yellow palette.

The main bedroom has a completely different atmosphere with a mainly white and gray decorative scheme.

A series of three decorative vanity mirrors and a floating unit make up a contemporary vanity area.

Home layout showing the distribution of color coded rooms.

This creative home design talks about artistic appreciation. Great CAUSE a statue stands on the end of a modern sectional sofa, where it puts the ottoman out of use. The project object gives the room an immediate character and an unusually incredible factor.

The duck-blue sofa is accented by deeper blue and tan cushions. Concrete gray walls create a cool contrast to warm natural wood furniture and accent panels.

A second KAWS character hangs on the TV and modern wooden media.

A soothing shade of blue paints the kitchen cabinets that wrap around the hallway of the home to frame a glass wall bathroom project.

Black and white floor tiles form a striking first impression.

The elevated lounge area offers storage space downstairs. An abstract wine storage is mounted just above the dining room table for easy dining access.

A free wall was transformed into a music area, with a piano and several guitars.

Green refrigerator SMEG makes a colorful addition to the blue and wooden kitchen design.

The temporary piano room meets a bank of corridor storage facilities.

In the glass wall room, a unique pedestal sink features Campbell’s tomato soup, which inspired Andy Warhol’s artwork.

This muted red and blue home interior is shaped with circular and running motifs that give the project a fashionable edge. Two round coffee tables also carry the fashionable fluted finish that runs through most home projects of the moment.

A gray TV stand cools a red focus wall in the living room, where the fluttering texture is extended in a large format.

Geometric tiles form the home entrance, under an elegant competition form.

Zebra presses communicate the homeowners wild side.

The geometric entrance tiles flood the adjacent kitchen food, creating a hard, worn surface that is easy to clean. A linear chandelier strikes a bronze accent over the dining island.

The muted red and blue color palette continues into the master bedroom, covering the walls and closets. Beige upholstered bed adds a moment of light.

The bedroom rug shows a cool graphic print that complements a piece of modern wall art.

A beautiful mural adds a playful touch to the children’s room.

A race theme adorns the child’s wardrobes.

51 Piano Room Ideas With Tips And Inspiration

From serious musicians to those who casually tickle the ivory, everyone can enjoy the alluring elegance of a piano room. Piano not only makes beautiful music but creates a wonderful spectacle in a home that triggers a special luxurious look and cultural air. This collection of 51 piano ideas fills a glorious inspiration to cover almost every taste and interior artwork. We’ve collected a bunch of modern piano rooms and some with a traditional touch, modern and eclectic mid-century music venues, rustic and boho-style rooms, and serene minimalist music venues that are everywhere focused on the melody.

Vertical and upper class. This neoclassical design presents a delicate background for a vertical piano. A wide section of boiserie panels elegantly frames the instrument. Two modern wall lights add a balance of theatrical lighting.

Piano and color pop. A brightly colored accent chair makes for a fun counterattack against the formality of a piano. It also gives a grateful listener a place to stay comfortably. See more of this Taiwan apartment with simple layout and hard palette here.

This time, a designed chair maintains the elegant black and curved aesthetic of its neighboring piano.

Let the piano set the tone. This eye-catching fire brigade red piano sets the accent color for a luxurious living space, inspiring a scattering of equally bright scattering cushions along with an adjoining sofa.

Under arches. Is there any arrangement more perfect for a piano room than arch architecture? These arched windows and a matching arched wall mirror complete the curved silhouette of the piano with style and grace.

Mid-century modern music venue. Mutated colors and mid-century modern style mold a melodic setting.

Camouflaged creativity. This white upright piano blends seamlessly into an all-white interior design without fanfare. See more inspiration for modern interiors with the minimalist white decor here.

Honey, I’m home. Put the love of your life right into the entrance to your main living space. It will be the first thing you will see when you get home, and the first impression you will make on your guests.

Balance black pianos with other large dark furniture. Dark sofa color is the obvious choice in living space. Black light finishes and darkly framed bookcases also make good counterweight contributions.

Wonderful music and a window seat. Accumulate a sort of cushions and blankets to create a comfortable stay for musical appreciation.

Work hard Play hard. After a day in the office, it’s time to light up your life with good music and an inspiring king of light.

Industrial inspiration. Concrete walls and cave spaces create enough acoustics.

It’s all about the arts. Musical art meets wall art in this sober interior design. Vertical pianos are best located against an interior wall and due to direct sunlight, so this landscape also serves as an exterior view that is lacking.

Make the most of small wall spaces by double banking your musical instruments. A fresh accent color will elevate the look.

Tear off the overcoat and better use that clumsy under stair space.

Bohemian rhapsody. Indoor plants, jute rugs and rattan baskets evoke a relaxed boho atmosphere.

For the minimalist musician. This murmured keyboard looks like a floating console unit with a fashionable wooden lath finish.

Never overstated. This small upright and coordinating piano stool was thrown with a cheerful yellow paint that makes them the unparalleled focus of the room.

Family time and tunes. This unique living space combines family dining, a creative children’s play area and an attractive music area into one open air space. An indoor swing provides a place to rest and balance to the tune.

Parallel poetry. This symmetrical space creates a dramatic track to the keys. Prominent partitions effectively protect the upright piano from direct sunlight from two side windows, while the rest of the room remains bright and welcoming.

Another handling of the boho theme, this decorative moment has a wall baskets super modern keyboard.

Imagine … Inspirational entrance by John Lennon. This is not the piano on which John Lennon composed “Imagine”, but it has some similar characteristics. The real one was sold for $ 2.1 million via an online auction at the Hard Rock Cafe in London to the late British pop star George Michael. It is still owned by his estate.

Piano-loving plants. Some people believe that indoor plants grow better when you play classical music to them. This is presumably due to the pleasant vibrations created by the sound waves, which then cause movement in plant cells and stimulate more nutrient production. This one certainly seems to be thriving!

Creative and comfortable. Fake fur, a cheerful rug and some plant friends help a lot that a simple music area seems loved and vibrant.

Gold accents and gallery. If you’re looking to add serious luxury to your music hobby room, consider a gallery wall of grumpy black and white photographic prints and a rich accompaniment of gold-accented furniture.

Put together a lullaby. Bedrooms don’t just sleep; bedroom workshops are now common, so why not a songwriting station?

Elegant and streamlined. This linear black background elegantly combines the piano and TV corner into one smart, shady wall feature that allows the lighter furniture in the foreground to shine brightly.

Peaceful color palettes and panel molding. This narrow living space is extensively joined by a corridor piano area under one peaceful color palette. Chic panel molding gives the music wall a clear, classical aesthetic.

The traditional touch. Dark wood panels complement this piano and give the room a comfortable traditional feel.

Built-in benches and bookshelves. Concrete steps bleed into a custom concrete bench in this ceiling hobby space. Take a book from the stacks and go to the singing song.

This writer’s home brings the home library theme a little further … Well, much more. Oh, the hours we could spend in that room.

In this home, the music room and combined home library are transformed into an extensive staircase project with book storage in the elevators.

Candlelight concerts. Create an atmospheric glow with a collection of candles. Hey, it worked for Liberace.

Pianos and columns, plus an untouched white color scheme. Clever, simple and amazing.

Highs and lows. While being in the light is beautiful, you don’t want to be blinded by low hanging lights. This row of pendants makes an undulating formation from the sofa to the piano, hung by a set of decorative ceiling roses. The yellow piano shines all by itself.

Placed in a corner. Built-in bookshelves can be used to frame a deep alcove and make a decorative environment for a vertical piano.

Big and gray. A bright black piano looks at home in a moody charcoal gray and black room decor. Portrait painting and velvet-trimmed window dressings optional.

Music shares an opinion, and this piano shares the room.

Give an old instrument new life in a modern rustic setting.

Monochrome music room. Black and white piano keys inspire a black and white decorative scheme in this modern concept.

Play the classics in a classically decorated oak tree and warm lamplight.

Lively and focused. This amazing space has distant views that evoke emotion and allow the mind to drift and dream.

Creative yard. This heavenly courtyard keeps the piano out of direct sunlight, which will tear down a piano and will also not be useful in the end.

If you insist on a lot of windows though, this seamless wide setting option is sensational. Dense growth of trees should give abundant shade, but be sure to protect your piano with a heavy cover when the sunlight is strongest.

Your personal concert hall. Keep floors, set up seats and let the audience in.

  • 46 |
  • Display: Bjarke Ingels Group and Uribe & Schwarzkopf

Layered light show. A spectacular light installation sets the stage for stardom.

Open plan. Set up a creative core within your home that can be enjoyed from every corner.

  • 48 |
  • Designer: OgataYoshiki + SALT + IkawaAtsushi + WataseIkuma

Picturesque sound waves. This amazing wooden roof features sound waves around the perimeter of the room, and actively handles acoustics.

A grand piano and a vertical garden form a naturally inspiring space for creativity.

Cut curves. Black piano and rounded furniture cut contrasting curves against a pure white background.

A true reflection of talent. High bright floors will double the effect of a centrally placed grand and talented pianist.

Modern Japanese Interiors With A Sense of Serenity

A sense of serenity gently flows through these two modern Japanese interiors, one large and luxurious, one small and neatly shaped. A soft palette of cream, ivory, beige and light wood tone creates a calm cohesion. Isolated aspects of color shake the building one, in the form of an inviting reddish pink sofa, coral accented wall art and a projection of a ground-floor bathroom. Clusters of vivid greenery inspire beautiful sights around the luxurious cushion, evoking zen energy. Wooden clad walls and smoothly hidden storage volumes line the walls of the second, narrow property, where a wall of textured tile adds a shining focus.

This contemporary urban home is shaped by a beautiful Japanese essence that encourages peace and tranquility. The elegant interior has the spatial qualities of the Japanese style, creating a warm and relaxed atmosphere. Plenty of indoor plants ensure an invigorating link between daily home life and the effects of nature.

A soft red-pink sofa creates a gentle contrast with the green elements around the perimeter of the living room. A large living room rug embraces the width of the room to a second sofa in neutral cream upholstery. A modern round coffee table elegantly occupies the space between.

An open fireplace heats the great hall. Text design creates a pale lace pattern through the chimney and side walls. Decorative vases pile up on the dark fireplace.

An imperial bonsai tree grows inside an inner courtyard, which is accessed through traditional Japanese Shōji display doors. A second set of paper doors is located against the side of the inner garden, allowing sunlight to gently filter through.

More indoor plant beds are flooded on either side by a modern staircase project that has cantilevered wooden steps and clear glass railings.

An informal reading area was formed right next to the doors leading into the courtyard. When the Shōji screen doors are pulled back, the simple reading area acquires a spectacular scenery.

A paper bedroom lamp hangs a delicate white eye socket against an all-wood-lined background. Wooden clad walls extend under the wooden ceiling treatment, and mature indoor plants complete the natural tone. A thick bedroom rug is developed next to a Chabudai bedroom table.

A set of two floor chairs Zaisu furniture the opposite side of the table.

Floating bookshelves serve as bedside tables.

The comfortable one presents / displays a chimney treatment similar to the main room. The same dotted wall treatment covers the mantelpiece, but this time with silver of terracotta coloring each side.

Table Chabudai is located with a large picture window with views of abundant greenery.

A delightful wall art brings a coral accent.

Zabuton cushions are collected on each side of the table.

An ultra-modern computer chair furnishes the home office, where lighted wall shelves brighten up a dark, moody workspace.

A fresh white sofa and a small side table make up a comfortable reading corner by the window.

Red, yellow and blue chips dance across the terrace bathroom floors and walls, creating a joyful backdrop for a black wall-hung toilet and a matching pleasing plate.

There is a party on the terrace. A long L-shaped couch gives way to company, and an outdoor bar serves drinks long after closing.

The red pink accent used in the home translates into four modern pink stools around the outside bar.

A fun pink vase adds a matching color to the outdoor coffee table.

Located in Novosibirsk, Russia, this long and narrow home interior is warmly surrounded by smooth wooden elements, from wooden wall cladding to imposing, without handles, wooden cabinet fronts.

A bonsai tree adds a majestic silhouette against the simple beige and wood tone room palette.

Shallow wooden cupboards are mounted above the couch, with six of the cabinet doors dedicated to decorative Koi fish design.

Narrow shelf pillars are built into small corners around the room, taking advantage of every part of available storage space.

Rich, natural wood floors strip amazing wood grain along the length of the room, guiding the eye from the living room to the kitchen.

A living edge Chabudai table is pushed to one side of the room to save valuable floor space. A pair of simple beige puffs fold down.

A textured tile wall glitters in the sunshine behind the table, creating a beautiful focus for the living room.

The tile wall is also a practical wipe clean solution for the dining room.

The kitchen material palette blends subtly with the rest of the living room, achieving easy flow.

Shallow wall cabinets match up to the kitchen back splash. Deeply framed base units evoke a Shōji door effect.

The wall units are opened by a unique closing method that pulls up to the ceiling line.

A rusty entrance bench stands against a wall of mirrors that reflects natural light from the living room and bedroom.

A large wall light pours light on one side of the cushions.

A global lamp illuminates the opposite side of the bed.

Colouring Fun Vibes With Orange Accent Decor

.

Orange is not a subtle color. Orange brings warmth and vibrancy to the most colorless interior spaces and is often best used in moderation. That said, the brave and daring will reap a reward for creating larger color saturated volumes when balanced by softer surroundings. Solid orange accents add fun vibes to these three eye-catching home projects, from unique color-blocked kitchens and hallway storage rooms to a welcoming bright orange entrance and two-tone orange bedroom decor schemes. We will also find project inspiration for a colorful and creative children’s room, an orange accent music room and an elegant home workshop with an abstract shelf wall.

A whole volume of orange kitchen cabinets and color-blocked surroundings create a color-saturated feature within our first home. A creamy and blue accent rug gives a slight contrast in the adjacent dining area.

A hand-painted vase provides a colorful centerpiece under a simple silver dining lamp. The deep window sill has been reimagined as a comfortable window seat with new cushions.

A small lounge area ends from the compact living space. An interior plant makes a text addition next to a simple gray modern sofa. A small pot cactus is displayed higher on a green color-blocked corner shelf.

The orange kitchen is part of an isolated cubic module within the floor plan.

A wooden step stool allows the youngest households to help. The orange kitchen is a bright and attractive sight that attracts attention and ignites young imaginations.

Stylish without handles and cabinets hide piles of storage inside the orange “cube”.

When it rests, the orange cube is a solid compound volume.

A cracked floor treatment creates visual zoning between the main living space and the corridors to the children’s home entrance, bathroom and bedroom.

A couple of discreet concrete planters provide homes with some greenery in the orange kitchen design.

The parent bedroom is located right next to the kitchen and dining rooms. The bedroom provides extra play space for the little ones before going to bed.

A blue bedroom decorative scheme contrasts with the warm orange kitchen area, but ties in with the blue dining room rug.

The side of the orange module is an extension of the kitchen itself, with added food storage units and a smoothly integrated refrigerator-freezer.

More storage space is shifted to the opposite side of the kitchen cube.

In the blue bedroom that serves as the pattern, a unique hairy blanket looks alive. A modern wall light illuminates one incompatible bedside table, while a coordinating eye socket illuminates the other. See more inspiration for bedroom hanging lights here.

A geometric pattern makes a three-dimensional effect across the bedboard.

The bed serves as a trampoline for the kids when mom and dad aren’t watching.

In the children’s room, a high sleeper gives more room for fun. A bear-themed round rug brings a friendly face to the children’s play area, while a folding foam mat also serves as a puff.

A combination of bold colors makes a child-friendly design.

Our second orange infusion home design is a more sophisticated space with linear modern furniture and black accent pieces.

The studio apartment has a glass wall corner that lets in unobstructed natural light from the living room window. Pure white bedding is mixed with curly white walls so that the sleeping area almost disappears from plain sight.

In contrast, a solid, bright orange entrance loudly demands attention.

Opposite the living area, one walled kitchen extends a bright orange accent that fills the living room with uplifting energy. A black kitchen island and matching black bar stools give an extreme contradiction against the burst of vibrant color.

Hanging plants overflow a sublit kitchen shelf that drizzles a bright light over a luxurious white marble back splash and coordinating roof.

A black framed mirror breaks the extension of orange in the short corridor that leads to the home front door.

A small bedside table is built into the side of the sleeping book to place a glass of water and store some good books and night light.

In the bathroom the orange accent color moves to the ceiling.

A floor-to-ceiling mirror reflects the orange accents from behind a modern pedestal sink.

Our final design features an irresistible orange hanging chair that will surely be the most beloved place in the home.

Linear dining room pendant lights are grouped over the table, creating a cool square layout. Orange wall art and matching seat cushions form a colorful coordinated ensemble.

Square modern wall lamps illuminate the balcony, where orange outdoor chairs continue the fun, colorful atmosphere.

Sliding glass doors create a sense of constant connection and light.

The glass doors lead to a well-equipped music room. Orange wall fixtures heat up a gray and white decorative pattern.

In the bedroom, a slightly softened orange hue dresses the upholstered bed and paints a statement wall.

Indoor plants grow contrasting greenery.

A pure white puff joins a black console unit, where orange art steals the spotlight.

The final bedroom has a home workspace with a creative abstract shelf.

A black and white chevron rug plays a contrast with a softened orange sheet.

Fresh white walls allow the bolder accents in the room space to breathe.

Aesthetic-Living-Rooms-And-Tips-To-Help-You-Design

51 Aesthetic Living Rooms and Tips to help you design yours

Do you like Architecture and Interior Design? Follow us …

.

Living rooms are where family life develops and where friends and extended family come to visit. Of all the rooms in a house, our living room is the place where we have to push forward and show our own sense of style. Sometimes it’s hard though to predict the end result, so we’ve put together a collection of 51 aesthetic salon projects that go beyond unique ideas. In this inspiring gallery, you’ll find creative and colorful spaces that communicate fun and frivolity, airy minimalist living rooms that exude tranquility, large luxury lounges with double-high ceilings, bold mid-century modern mixes, and many more.

Fun, curiosities and color. When it comes to conveying an individual personality in a living room, nothing quite resembles a neon-green dinosaur statue and a shocking pink mural. Whites of a white gallery allow artistic room details to breathe and flourish.

Celebrate high ceilings. Tall living rooms need to be filled with an impressive lightweight feature, like this impressive, oversized sputnik chandelier.

Abstract and so colorful. Bold artwork and striking woven carpet create colorful waves, while white walls and brown leather chairs bring a calm, neutral counterattack.

Art screens and color play. A narrow cornice becomes a device on which to display art in this space. Accented furniture inspires color from the artwork, while a striped living room rug completes the linearity of the slim shelf.

Floral fun factor. This red lounge sends out cheerful summer atmospheres with a giant daisy in the shape of a coffee table and flower-shaped side tables, along with bright, inviting scattering cushions and a rainbow rug.

Open the layout. A four-sided salon arrangement feels comfortable and ideal for conversation, but consider opening up the aesthetics with a backless bench that allows the eye to travel straight. It will make the seat look much more welcome than a completely closed layout.

White and bright. When blessed with large windows and a sunny look, white walls and ceilings will enhance the ethereality. In this example, white globe pendant light blends quietly with the clean pattern, and a woven area rug puts a white accent on the darker floor.

Work with the camera. An angular sectional sofa layout draws attention to a delightful angular widget in this room.

Everyone hails the hero. Neutral decorating patterns don’t have to be simple or boring. Choosing just one heroic piece can transform an understated space from “meh” into an amazing one. This fascinating piece belongs to Frank Gehry Wobble chair.

Use a unique chair, side table and lamp to create an attractive reading corner.

Make it natural. Warm wood tone, natural woven large area rug and soft white walls make a peaceful setting. Add a mature indoor plant for a fresh sprout of abundant greenery.

Bright and botanical. Cool grays, whites and oaks are augmented by an abundance of small plants in this botanical themed room.

Create balance. This time, indoor plants are used to balance two different-sized arches. A bush shrub widens the effect of a small arched window to balance it with the larger archway.

Toes through texture. A serene neutral living room will benefit from texture changes, such as wood paneled wall sections, ceiling coverings or textured carpet.

Around and around. Wrap a curved sofa around a circular coffee table to create a fluid layout without sharp angles. A round armchair will add an extra curved style.

Comfortable courtyards. This luxury living room has a linear modern fireplace, installed in a courtyard situation. Natural light rains from a skylight on the raised fireplace and a graceful green bush.

High arches. Not everyone has a vaulted ceiling like that, but if you have the height, then show it off.

Gold brown and black. This deep color combination is a rich update on a neutral idea. Light walls and floor coverings prevent the palette from appearing dull or blurry.

Sculptural snapshots. Create amazing moments of movement through your room layout with fascinating art, sculptural furniture and creative lighting installations.

Let art rule. Massive murals adorn a room without even a single strip of wallpaper or panel. Throw in some pedestals and classic busts to complete your masterpiece. See more inspiration for interiors with art.

Carefully softened. Many tufted sofas can look a little suffocating and uninviting, but sectional sofas like this soft design couldn’t look more comfortable. Add scatter pads and throws in complementary tones for added appeal.

If you’re looking for something a little different, then take a look at this fabulous one Sofa Twist by Nina Edwards Anker.

Create a mood. Use atmospheric light to transform the atmosphere of your room with a switch. Think inserted perimeter light strips and chic modern wall applications.

Rustic and rebellious. This modern rustic scheme contrasts with a combination of ultra-durable rock walls and high-quality project furniture.

Pastels in perfection. Pink, calcareous water and pale pistachio form a soft color combination that is buoyant and bright. A black wall light interrupts the subtle palette, giving it a modern edge.

A gel of jewel tones produces rich results. Use color-blocked and luxurious fabrics to achieve an abundant scheme.

Get up and innovate. Layout missing a bit? Give your sofa its own stage with a platform floor, and cover it with a colorful rug.

Connect with nature. Thank you for the natural panorama with the comfort of a built-in window seat. Then bring in a slice of nature without losing space in the living room by installing a dense vertical garden wall that will complete the view.

White neoclassical decoration with blood-red accents creates double the drama.

Glass side sophistication. Making room for outdoor space on either side of your living room, even if it’s just a splinter, will give your living room a light and airy exterior feel without the cool breeze or annoying bugs.

A cave in the woods. Greater rural housing.

Beautiful garden rooms. If you have a well-kept garden, then roll it up for everyone to see. Install a multi-faceted floor to ceiling. lounge windows for a fully immersed experience.

Even a small concrete courtyard makes a valuable addition to a modern living room. Glass double doors facilitate a seamless connection that will instantly increase your floor space.

Tan and texture. Cinnamon wall panels add interest to cool white walls, while tan furniture upholstery adds warmth.

Such reassurance! Relief artwork makes a decorative addition to smooth micro cement walls, which proves to be particularly effective over a modern fireplace.

Complementary curves. A run-out book corner, and a round-backed seat and curved sofa project a full and flowing layout around a circular coffee table core.

Reserved and quiet. A quiet neutral plan gains fashionable interest from white clay plastered walls, without losing its resting essence.

Dressed and wild wood. Smooth wood grain panels surround a modern living room with warmth, while mature indoor plants grow a wild atmosphere.

A pile of wooden shutters installs a warm repeater against pale gray paint. See how this interior design was inspired by the original camera.

Two-purpose decoration. This double duty library serves as a warm tan decorative accent and as a visual divider between the living room and adjoining dining room.

Shade melts. A dark ceiling makes high ceilings closer and more pleasant in a spacious modern living room. Discolor the color to brighter shades as the eye moves downward, and finish with bright bursts of anchor color at ground level.

Customize an industrial atmosphere with concrete living room decoration. Smooth the aesthetics with elegant contemporary furniture.

White on white decor never meets the expectations of a quiet minimalist living room plan. This designed sofa with a low set takes simplicity a step further, looking like it has partially sunk into the milky white floor.

Industrial best living, this amazingly unique space has a glass walkway and a wall that exposes the ducts of the building.

Black and white accessories, mixed prints and friendly indoor plants show a relaxed Scandinavian salon.

Immerse yourself in relaxation with an underwater conversation cavity. This luxurious living room elevates the concept with a stunning pool position.

Tips-for-House-Flipping-as-an-Alternative-Investment-Strategy

Tips for House Flipping as an Alternative Investment Strategy

House Flipping, Investing in homes can be an incredibly lucrative business for an entrepreneur who does it right. And here’s the thing: turning a house doesn’t just mean buying real estate.

It is a full-time company that requires further planning, research and a lot of hard work. Here’s what you need to know if you are thinking of investing in a home as an alternative investment strategy.

Do the Necessary Research

If you’re one of those people who watched your fair share of HGTV, then you might think you’re fulfilling the challenge of throwing a house. We’re sorry to blow your bubble, but it takes significantly more knowledge and expertise than you assume.

Feeta.pk is a long-term company that has just started throwing houses on the market. Their goal is to turn houses within 90 days.

This creates incredible competition for first-time house fins because Feeta.pk has a team of experts working for them to make everything happen. If you’re hoping to go head-to-head with some of these larger companies, you’ll want to do your research right away.

You need to understand many different aspects of the process, including but not limited to trendy market housing, such as choosing the right property and understanding tax and zoning laws, to name just a few.

Hire the Right Contractors

One of the biggest mistakes people make when they are new at home is that they lack enough patience. Too often they will hire the first contractor who says he can do all the necessary work.

However professional house fins know enough to invite several bids from a set of contractors, as well as explore the contractors they are considering hiring. You want to make sure you hire professional and licensed contractors.

There are far too many activities through the renovation and construction process that can result in injuries. If you do not hire a professional company that offers compensation to workers, you may find yourself liable and will have to pay some sort of compromise.

However, if the prospective company has adequate insurance to cover its contractors and their employees who may be injured on the job, they may be entitled to receive pre-settlement financing. This can keep you completely out of the equation and protect you from any unforeseen problems that could create additional complications and expenses along the way.

Extra Expense Plan

We can tell you now that once you’ve set up your final budget and financial plan, you should automatically expect to pay more than you originally planned. Inevitably there will be other expenses that occur during the renovation.

You may find a fountain or electrical problem that did not initially manifest during the home inspection. Maybe you meet a termite that could bring you back a few weeks and a few thousand dollars.

Make sure you add a little wobbly room to your budget before you fix it for good.

Decide On Your Strategy for Flipping

Overturning a house does not necessarily mean that you will sell it after it has been completely renovated. Some people find that their investment can go much further if they decide to transform it into a rental property.

This could be for full-time tenants or through a third-party site like Airbnb. Weigh your options and find out if your investment is better if you become a real estate manager or a simple reseller.

Talk to the Professionals

The most important thing you can do is fully educate yourself about the process. Ask lots of questions and talk to professionals in a variety of fields who have the knowledge you may be missing.

Talk to real estate agents to find out about the apartment. Talk to a financial planner or accountant who might be able to help you build a realistic budget.

Talk to local contractors who have a solid understanding of the realities of dealing with specific home projects, especially renovations. It is a great investment of time, money and energy for turni domon. Don’t waste some of your jumpings too fast.

Interior patios add pockets of greenery to these two luxurious modern interiors, where modern staircases thread a line of luxury and elegance. The courtyards are small and arid designs, where mature cacti dominate with tall and interesting shapes. Home design number one also has a central terrarium for the family pet, fulfilling one beautiful and practical statement. The courtyard in our second prominent home offers inspiration for an indoor reflective pool that is traversed by luxurious white marble steps and flanked by striking modern art. In every home, we will discover inspiring stairs that show their full beauty with clear glass balustrades, highlighted under soft mood lighting.

In Cairo, this private residence has a large terrarium at the core of a luxury lounge. The pocket of greenery divides two vast living room areas that are flooded with natural daylight from surrounding windows.

A round Ottoman coffee table injects a black and white pattern into the center of the living room. Combined scatter cushions style the simple gray modern sofa.

Huge hanging lights drop clusters of light over the conversation seat.

A large area rug holds the living room furniture layout together. A built-in track lighting system draws a mirrored contour of the area carpet on the ceiling directly above it, creating the effect of a room within a room.

The living room space on the opposite side of the terrarium is an impressive double high room. Low relief decorative wall panel towers the entire height of the high void.

Two sculptural chairs are placed at the end of the room, where they silhouette against the bright window.

A striking modern chandelier blasts a bright brass accent into the gray and white decorative scheme.

A modern brass floor lamp elegantly matches the ceiling lamp.

The large hall stands open to a modern staircase with a clear glass balustrade. A small arid courtyard adorns the base of the staircase, adding some uplifting greenery, texture and natural interest.

A pet chameleon lazily explores the central terrarium, where he can pay attention over each side of the living space.

Abstract wall decoration enhances the staircase design, where circular panels appear to stand out from the same wall color. Some of the circular panels function as wall lamps that mysteriously glow through the glass railings.

The formal dining room is developed at the base of the open concept staircase.

Chic brass and glass pendant lights are paired along the length of the fashionable running dining table. Round-back dining chairs complete the modern curves of the table.

The modern kitchen is a pure white and textured wooden tone, accented by an elegant beige kitchen island.

Wooden kitchen accessories heat the white kitchen core and draw text connections with the housings of wooden grain appliances.

White marble kitchen countertops and roofs cover an appearance of luxury throughout the spacious layout.

A small glass kitchen table makes a light addition next to the window. A delicate white pendant light visually anchors the neat dining room in its place.

The circular modern wall lamps that illuminate the stained glass staircase in the living room also appear next to the concrete entrance staircase.

The modern home exterior is a linear white illustrated volume with huge slices that reveal the sky.

Glass balconies overlook the sparkling water.

Pure white veils filter the influx of bright sunlight.

Our second modern home interior benefits from an injection of bold color, in the form of abstract modern art over the sectional sofa. The rest of the living room’s decorative palette is peacefully gray and white, allowing the artwork to really shine.

The artistic infused seat is located in a quiet place behind the larger lounge, which makes it a great place for reading. Deeper in the center of the social space, a canal tufted sofa forms a comfortable arrangement around the TV.

A beautiful wooden cantilevered staircase project is illuminated along the steps. An arid courtyard grows cacti under the ascent of the stairs.

A mirror pool glows beautifully next to the underground stairwell, flowing a blue river to a piece of interesting photographic art. Complementary blue accent covers a Platner armchair designed by Warren Platner for Knoll.

The courtyard and pool share the kitchen from the formal dining room. White marble stepping stones provide a dry step between the two.

The kitchen occupies a high position that overlooks the surrounding living space.

Three black metal kitchen stools contrast with the white marble island. A strip of LED light illuminates the amazing marble vein.

A luxurious console table adds the white marble decorative element to the hallway of the home, under an attractive set of free-form wall mirrors.

In the first bedroom, a 4 poster bed with flowing white curtains creates a romantic look. See more inspiration for 4 poster beds here.

The second double bedroom features a uniquely designed bed design with a modern wooden tin headrest. A swing chair follows with the suspended theme at the window, where it forms an attractive reading angle.

The huge luxury bathroom has a double sink in the window, where tropical plants roll at the edges of tall bathroom mirrors and marble pedestal sinks. Colorful artwork makes an unexpected addition to the bathroom wall.

On the balcony, clean white sheets can be pulled to avoid bugs while the homeowners enjoy some TV in the fresh air. A white marble TV mount and media shelf build a luxurious interior-exterior feel. Curly white upholstered furniture arranges a dreamy ethereal aesthetic.
