The country’s largest auto tire maker, General Tyre and Rubber Company posted that net sales increased by 42% in the first quarter of 2020 as compared to the 3.2 billion of last year for the same time. The growth in sales is also partially due to the government’s efforts to curb the illegal imports of tires.

The cement industry also posted significant growth in sales in the current year as monthly sales hit a record high in October 2020. The mills shipped 5.73 tonnes to consumers. The domestic consumption also increased by 15.8 percent to 4.85 million tonnes from 8.19 million tonnes in October 2019. In terms of Export figures, a rise of 11.58 percent from 784,433 tonnes in October 2019 to 875,266 tonnes in October 2020 was observed. Cement sales reached 19.3 million tonnes in the first quarter which is 19.3 percent more than the last year for the same time.

Talking about another major industry of Pakistan’s economy i.e telecommunications, the government has announced the launch of Spectrum Strategy 2020-2023 to assist commercial telecommunications operators in their network planning investments due to a significant rise in demand. Mobile data traffic in Pakistan rose from 165 percent to 69 petabytes in 2017 to 128 petabytes in 2018. Data use increased from 0.34 Gb/user/month in 2016 to 1.75 Gb/user/month in 2018.

Exports rose by 10.5 percent in October 2020 over the last month, with a rise of US$ 196 million to US$ 2.1 billion. On the other hand, imports decreased by 15 percent to US$3.7 billion in October 2020 by US$647 million compared to the previous month.

During our search for the truth about real estate, we learned that there is a huge difference between returns in USD and PKR. While you may think you made money in PKR, this may not be true for USD. Eventually, almost every other thing in your life and your purchasing power depends on the USD and not on PKR. This means that if your wealth does not grow by the USD, then you are not actually getting richer.

USD is therefore one of the most important factors of wealth creation. This is especially true for foreigners who invest in USD and expect to take their returns in USD.

The Dollar vs. PKR and Real Estate Investments

Long Term Business

Looking at the USD chart for Phase 6, 1 Channel plot is very clear that long-term trading is almost worthless. I know a lot of people who have kept plots in these phases for over a decade and although you may have overcome inflation or PKR depreciation, you have not created significant wealth.

Most people have this idea that the longer they keep a plot or file, the more fruitful it is. Unfortunately, I hate to report this bad news, which is not the case. At least the property in Pakistan does not adhere to that law. In 2005 the plot which was at USD 150000 is only USD 244000 today. Even buying it in 2019 gives you a much better ROI instead of buying it 14 years earlier in 2005.

Actually buying the phase 6 plot in 2010, then selling it in 2016 and buying it again in 2019, and selling it again now in 2021 would be really quite lucrative.

The reason that devalues ​​a long-term business is that someone who has held the same property for 15 years earns much less money than someone who has held the same property for 10 years. This same aspect makes long-term trading riskier, which can eat away at your wealthy creative endeavors like a termite.

Wine storage is displayed under bright LED ribbons close to the kitchen run. The wine storage cabinet balances an entry-level storage unit on the opposite side of a jokingly gold-wrapped bench.

The sloping gold recess in the entrance completes an amazing curved kitchen island project with a champagne gold base.

The island is extended at one end to include a breakfast bar. Shiny gold-framed kitchen bar stools further elevate the look.

The basic kitchen cabinets are framed by a champagne gold racetrack that perfectly matches the entrance cupboards. This coherence gives the impression of a much more spacious kitchen space.

Our second interior design has a bit of an adventurous space theme, with mini-astronauts landing on the surface of a space-era inspired coffee table. A modern wall lamp sets a celestial aura against the pale gray living room wall.

Abstract, linear volumes pile up to form a distinct modern 4266 square foot home for five families in Bangalore, India. Created by Spine Architects, the unique angular shape stands out sharply against a gray, densely populated metropolis. Pure white concrete and rich wooden cladding contain a dwelling based on the ancient architectural science of Vaastu, which embraces the advantages of nature. The interior spaces are simple, spacious and projected around two landscaped courtyards, each with skylights that flood sunlight into the openly interconnected floors of the house. The natural greenery brings a valuable exterior within the introverted urban housing, with trees that draw the eye up through the impressive void.

An illusion of floating piles is realized through cracks and openings around the modern home exterior, which gives the building its name “Floating Walls”.

The visually appealing structure is defined from the densely populated site by sloping white concrete walls that protrude from the front and side. Rich wood cladding looks warm and attractive under the glare of exterior lights.

The toned wood and clear glass elements juxtapose the solid white walls.

Unconventional slices swayed throughout the building to accommodate natural light and exterior views, while maintaining ultimate privacy.

Sun-seeking plants spring from behind the hidden walls of the home, hinting at the nature-centered design that awaits interior.

An impressive front entrance gate makes a smart and lasting first impression.

A layered verandah climbs to the inner front door, surrounded by lush green lawns and full plant beds.

The front entrance is a completely clear and seamless glass box, where the only frame is around the door itself.

Upon entering the apartment, we escape from city life behind a screen of tall tropical plants that filter out sunlight and spy eyes. The “casual” living room behind the ground floor is an elegant arrangement of project furniture with raised yellow and blue accents. A unique glass coffee table is raised by a striking rug. A chic store completes an Eames-style armchair.

Wooden clad feature walls echo the exterior aesthetics of the house. Tanned chairs continue the rich earthy tone to the dining room.

A Buddha statue designates a cult area within the first landscape courtyard project on the ground floor. A temple tree appears from behind the Puja, drawing the eye up through the multi-storey void to a skylight above.

The indoor plant eats sunlight from a large skylight. A glass wall welcomes the sunlight into the neighboring bedroom.

The skylight is positioned directly above the tree-lined courtyard on the ground floor.

On the other side of the living room from the first floor, a modern home office is arranged with a minimalist floating desk.

The glass wall room is decorated with a vibrant contrast of purple red and royal blue accent pieces. Fabric panels are installed to give privacy when needed.

Each bedroom in the home gets its own unique identity.

A traditional load carrying and counterweight system was used to drastically cantilever a series of 2 ″ thick Sadahalli slabs at a screen wall at the front entrance.

These three modern home interiors are inspired by fresh Scandinavian style decorative elements while highlighting an elegant Asian distinction. In fashion, a graceful arch motif unites the aesthetics of the Japandi interior apartments, along with a warm natural wood tone and a clear white color palette. Displayed by Elemental Design, This group of inspirational homes is designed as contemporary family units with functional open plan living spaces. Practical storage ideas use small hallways and home entrances, bedrooms are multifunctional with clothing areas and home workshops. The children’s rooms are beautiful, colorful and compact, with fun ideas for children’s closets, built-in bookcases, tailored bed designs, children’s desks and adorable decor.

A warm tan accent thread is woven through the first of our three featured interior designs that perfectly complement natural wood tone elements within the plan. Color coordinated version of a Leon: The Professional print balances inserted shelf niche. The modern sofa has a tan ottoman section, while Around coffee tables designed by Thomas Bentzen for Muuto hold things purely monochrome against a geometrically designed Scandinavian rug.

On trendy arches and racetrack, motifs round out the curly contemporary interior. A unique modern chandelier drops frozen eye sockets over the living room.

Scandi’s TV style combines sleek wood grain and clean white aesthetics, while an Asian altar shelf is the main focus high above the TV screen. An attractive wooden lined arch leads to the two bedrooms.

Running screens are combined with a sideboard to build a unique and useful storage full room divider between the dining room and the door that leads into the bathroom.

The bespoke bed of the platform bed extends perfectly across the back of the makeup table to create coherence. A round mirror delicately serves the vanity, while a Matisse art print adds a bold back accent over the bed.

SCHEME 45 TAISER TOWN KARACHI

As we wrote earlier about Taiser Town, this project was started in 1986 by the Karachi Development Authority (KDA). Ten years later, in 1996, this project was handed over to the Malir Development Authority (MDA). After this project was submitted, MDA relaunched this project in 2005. Taiser Town is basically located in the northeastern part of the city. Upcoming well-known projects in this area include Gulshan-e-Maymar. Dreamworld Resort is another popular water park located in the same area. The project is planned to house about 2.5 million people with the area extending to about 21,000 acres. The housing structure was divided into two phases. Phase I will have nine sectors, and Phase II will have 30 sectors.

The Taiser Town Scheme 45 master plan was designed by The Engineering Consultants International Limited (ECIL). The design includes a wide range of facilities and amenities such as recreational avenues and parks for families. A total of 9,500 acres of the area has been earmarked for recreational facilities in the town. The housing association was planned so that it itself would be a small town. This means that the society will include all roads for commercial and recreational activities so that its residents do not have to travel far into the city to reach these facilities. One of the attractive features of the project includes the business district along Karachi North Bypass. This is one of the main routes in Karachi, which has a lot of potential for business opportunities as the route is well-connected and offers easy travel to residents.

Initially, the area was viewed slightly away from the city center. However, the city is rapidly developing and expanding which is leading Scheme 45 to fame and people are now looking to invest in this project.

SCHEME 45 TAISER CITY: STATE OF DEVELOPMENT

Taiser Town still receives NOCs from service companies. However, this should not be a critical aspect for investors, as many real estate experts have predicted that prices will rise in the coming years. Therefore, Taiser City Plan 33 will give a healthy return against medium-to-long-term investments.

Speaking of the development action, according to the official website of Scheme 45, the Taiser Town area will consist of the dedicated residential sector, commercial sector and mixed buildings. However, 10% of the total area of ​​the project will be reserved for parks, playgrounds and for other recreational activities. AVAILABLE EVAPS IN TAISER CITY

Buyers have a wide range of residential and commercial plots when it comes to investment options in Taiser Town. As we mentioned before, the project was classified into two phases. Phase I has relatively higher prices compared to Phase II. However, even phase I is quite affordable for many investors. For example, you can easily get a 120-square-foot plot in a range of PKR 6 to 8 lakh. The cost of 80 square meters is about PKR 4 to 5 lakes. In phase II, you can get plots even at a lower price.

Authorities on foot get water, electricity and other services from the housing society. All projects are leased by the government, but the MDA has put in place a proper procedure to obtain your property in the name of the buyer. This procedure should not take more than a month. Most sectors of phase I have assets available, as major development work has already ended there. However, in phase II, development work is still progressing and properties will be available in the future.

Phase I properties include residential plots of land of the following sizes:

  • 80 kv
  • 120 kv
  • 240 kv
  • 400 kv

These plots are available in old sectors. The voting of these plots took place in 2005. However, plots that were recently voted in 2019. are available only in 80 and 120 sq. M. Transfer fees for the plots in relation to size are as follows

  • Rs 6000 for 120 kv
  • Rs 12000 for 240 sq. Ft
  • Rs 16000 for 400 sq. Ft

In addition, authorities work with buyers to assist them in their respective construction plans. Every development for utilities like electricity, water and sanitation has been done. Since it is a government project, the government will provide service connections only after people settle here.

Despite the fact that ownership is available, people are not yet building here. The authorities are trying to entice buyers and investors to invest here given the fact that prices are still relatively low.

As we reported earlier, the overall demand for real estate in Karachi has almost doubled during 2018-2020. The plots saw a 49% increase in demand and demand for houses drastically increased to 103%. Meanwhile, housing demand grew by almost 120%.
